Is Ocala a Good Place to Retire?
A straight answer for retirees weighing inland Florida
Ocala is a good place to retire if you want inland Florida prices, major hospitals in town and a choice of large 55+ communities: Zillow values a typical two-bedroom home at $190,237 and a single-family home at $266,339. It is a weaker choice if you want the beach, a short trip to a major airport or a town built around retirees, since only 19.8% of city residents are 65 or older.

Who retires to Ocala, according to Census data
Inside city limits, Ocala's median age is 39.2, its 65+ share is 19.8%, and seasonal homes are just 2.1% of housing. Those are the numbers of a working city, not a retirement town. Most of Ocala's retirees live in age-restricted communities outside the city, in unincorporated Marion County, where the age profile looks very different.
That split is useful. You can live in a 55+ community with its own clubs and calendar and still be ten or twenty minutes from a full-size city with hospitals, specialists, big-box stores and a regular workforce of contractors and service people. With so few seasonal homes, businesses do not close for the summer either.

- Condos: valued around $120,270, down 6.5% over the past year, mostly older low-rise complexes.
- One- and two-bedroom homes: around $112,226 and $190,237.

Healthcare access in Ocala
Ocala has two full hospitals, AdventHealth Ocala and HCA Florida Ocala Hospital, along with a broad base of specialists and outpatient clinics serving Marion County. For retirees with ongoing care needs, that local depth matters more than almost anything else on this page. Before you buy, check that your doctors' networks and your Medicare plan options cover the providers you would use, and drive from the community you are considering to the hospital you would use at a busy time of day.
Distance matters more as years pass. A home ten minutes from your doctors is easier to live in at 80 than one forty minutes out on rural roads, even if the second one costs less today. If you expect to stop driving at some point, ask what transportation services the community or county offers, and whether grocery delivery, pharmacies and home health agencies serve that address. In the larger 55+ communities those services are usually well established; on a few acres at the edge of the county they may not be.
55+ community options around the city
The Ocala area's large age-restricted communities sit mostly in the southwest part of Marion County. On Top of the World and Del Webb Stone Creek are the best-known names, and current builder listings also show 55+ sections at Ocala Preserve (Shea Homes) and newer 55+ communities such as Falls of Ocala and Cherrywood Preserve. The Villages is about a half-hour south for buyers who want something larger.
Under federal rules, a 55+ community needs at least 80% of occupied homes to have a resident 55 or older. Each community sets its own policies on younger spouses, guests and visiting grandchildren, so read the rules before you sign. Compare activity calendars, golf arrangements and how far each community is from your doctors.
HOA, CDD and insurance on a fixed income
Low purchase prices can hide high monthly costs. Many 55+ communities charge monthly or quarterly fees for clubhouses, pools, security and activities. Some include lawn care or exterior maintenance; golf may be extra. Newer developments may also carry a Community Development District assessment on the tax bill. Ask how fees have changed over the past five years and whether any special assessments are planned.
Insurance is the other variable. Ocala is inland, so storm surge is not the issue, but wind is, and Marion County has known sinkhole exposure. Florida policies must cover catastrophic ground cover collapse; broader sinkhole coverage costs extra. Get a quote that includes the hurricane deductible, which is a percentage of dwelling coverage applied once per calendar year, before you commit to a home.
Taxes, and who Ocala fits
Florida has no state income tax, which matters for pensions, IRA withdrawals and investment income. If Ocala is your permanent home, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes limits future increases to 3% or CPI. The assessment resets after you buy. Amendment 3 on the Nov 3, 2026 ballot may change some property tax rules. This isn't legal or tax advice.
Hurricane preparation is simpler inland, but it still takes planning. Know whether your community has a backup generator for its clubhouse, whether your home can run a portable or standby generator safely, and who checks on residents after a storm. Keep copies of your insurance policy, medication lists and important documents in one place, and decide in advance whether you would ride out a storm at home or go to family.
Ocala fits retirees who want good value, nearby hospitals, a year-round town and a choice of 55+ communities. It fits less well if you want the coast, short flights to see family or a place where you can manage without a car. If you send me your budget and whether you want new construction or resale, I will build a shortlist across the main communities with full monthly costs.
