Is The Villages a Good Place to Retire?

Built for retirement from the ground up, with costs that go beyond the price tag

The Villages is a good place to retire if you want a structured, social, amenity-heavy retirement among people your age: Census data shows 85.2% of residents are 65 or older, and Zillow's home value index puts a typical 2-bedroom home at $279,594. It is a poor fit if you want a mix of generations, a walkable older town, or low monthly fees, because every home carries an amenity fee and many carry a bond.

The straight answer in numbers

The median resident age is 74.1. Population is about 83,498. Only 11.6% of homes are seasonal, so most residents live here full time, which keeps clubs, restaurants and activities running all year. Homes are newer than in most Florida retirement areas, with a median year built of 2007, and 94.8% are detached houses or villas.

Retirees choose The Villages for what is already built: recreation centers, pools, golf, town squares and a network of golf-cart paths. You are paying for that infrastructure in your purchase price and your monthly fees, so the real question is whether you will use enough of it to justify the cost.

What retirees buy and what it costs

The lower third of the market sits below about $300,858 and the upper third above $591,916. Values are down 0.8% over the year and up 16.2% over five years, so the market is steady, not rising.

For retirees on a budget, the nearby towns are much cheaper: Lake Panasoffkee at $202,838, Coleman at $173,358, Center Hill at $254,502 and Wildwood at $295,266. Living there means no access to The Villages' amenities, which is the reason most people come.

Fees on a fixed income

Think of the monthly amenity fee as a permanent line in your retirement budget. It funds recreation and executive golf, and it can rise over time under the terms of your deed. On top of it, many homes carry a CDD infrastructure bond that appears on the tax bill as an annual assessment, plus a maintenance assessment. Some owners pay the bond off at purchase to lower their fixed monthly costs.

Before you buy, write out a full annual cost: mortgage if any, amenity fee, bond and maintenance assessments, property tax after homestead, homeowners insurance, golf cart purchase and insurance, and any club golf memberships if you plan to play championship courses. That total is the number to compare with other retirement options, not the price alone. A retiree who plays golf four days a week and eats at the squares will get far more from the same fees than one who mostly stays home, so be honest with yourself about how you will spend a typical week.

Taxes and homestead for retirees

Moving here from a state with an income tax, your pension, Social Security and IRA withdrawals stop being taxed at the state level, since Florida has none. The Villages home you buy gets reassessed at its new market value, so the seller's tax bill is a poor guide. File for homestead by March 1 of the year after you buy to get up to $51,411 off assessed value in 2026; Save Our Homes then caps annual assessment increases at 3% or CPI, whichever is less. That cap matters most for retirees who plan to stay many years. Some local governments also offer an additional exemption for low-income seniors 65 and over. None of this is tax advice, and a tax professional should confirm how it applies to your own retirement income.

Healthcare access

Healthcare is a fair question in any retirement area. The Villages has medical offices, clinics and specialists spread through the community, and hospital care in the surrounding area. In July 2026 AdventHealth announced plans to build a new hospital in The Villages region, with opening projected around 2030. Before you buy, check drive times to the hospital and the specialists you expect to need, and confirm your Medicare plan includes them. Plan networks vary across Sumter, Lake and Marion counties.

Insurance and hurricane prep when you are older

Central Florida is inland and out of storm surge reach. Wind and heavy rain are the risks. Ask for the roof's age and a wind mitigation report on any home. Many early-2000s homes have reached roof replacement age, and insurers price that in. A house with a newer roof, hip roof shape and protected openings costs less to insure.

For retirees, preparation is also practical: a generator or battery backup for medical devices, shutters you can install without a ladder, and a list of neighbors who check on each other. Sumter County runs a special-needs registry for residents who may need help in an evacuation.

Who it fits and who it doesn't

It fits retirees who are social, enjoy golf or organized activities, want a newer low-maintenance home, and are comfortable with fees in exchange for amenities. It also fits couples who want to keep busy without driving far, and single retirees who want an easy way to meet people, since clubs and recreation centers make that simpler than in a typical suburb.

It fits less well if you want grandchildren to live with you, prefer a quiet neighborhood with fewer events, want to walk to a beach, or need the lowest possible monthly costs. If you are undecided, a shortlist that shows several homes with full annual costs side by side, including a couple just outside the community, will settle the question faster than a tour.
