New Construction Homes in Wildwood
Half the town is already new, which makes resale the real competition
New construction is the normal way to buy in Wildwood: Census data puts the median year built at 2017, and a typical single-family house is valued at about $299,905 on Zillow's home value index, down 1.0% over the past year. That combination means a new-build buyer here is competing against resale homes only a few years old, and soft prices give buyers more leverage with builders than they had in 2022.

Inside The Villages or outside it
New homes in Wildwood come from two very different sources. Parts of The Villages' expansion fall inside the city limits, where the community's own developer builds and sells the homes, and the buyer pays a bond, a maintenance assessment and a monthly amenity fee in exchange for the recreation system. Outside The Villages, production builders put up subdivisions with their own HOA and, in many cases, a community development district.
The Villages homes are age-restricted. Most of the other new subdivisions are open to all ages. Sort listings into those two groups first, because the price, the fees and the buyer pool for an eventual resale all differ.

How builder incentives usually work here
With prices flat to slightly down, builders compete for buyers with closing-cost credits, rate buydowns, upgraded options or a lower price on finished inventory homes. Most of those incentives are tied to the builder's preferred lender or title company. You are free to use any lender, but you may give up the incentive if you do.
- Ask for the incentive in dollars, then get a loan estimate from an outside lender and compare the full cost.
- Inventory homes that are already finished are usually where the biggest concessions sit.
- Base price is the start. Lot premiums for ponds, preserves or corner lots and design-center options can add tens of thousands.

New versus near-new resale
Zillow's bedroom figures for Wildwood are a good benchmark for any builder quote:
- 2-bedroom: about $186,083
- 3-bedroom: about $300,613
- 4-bedroom: about $343,488
The 3-to-4-bedroom step is only about $42,875, so families often find a fourth bedroom affordable here. When a builder's 3-bedroom is priced well above $300,613, ask what you are getting for the difference: a newer roof and appliances, a warranty, energy code improvements, a lower insurance premium. A 2019 resale house already has landscaping, window coverings and a fence, items that add up quickly on a new build.
The index peaked near $308,531 in mid-2024 and has eased about 4% since. That is the backdrop for every negotiation.
Who buys new in Wildwood
Census data shows a town split between retirees and working households: a median age of 64.2, with 47.0% of residents 65 or older. Age-restricted buyers mostly choose Villages sections, while younger buyers and families look at the all-ages subdivisions, often because I-75 and the Turnpike make commutes toward Ocala, Leesburg or the Orlando side workable. Only 9.9% of homes are seasonal, so most new-build neighbors will be full-time residents.
If you plan to sell within five to seven years, think about who will buy from you. An all-ages subdivision competes with every new phase the builder opens next door, which can hold resale prices down while lots are still available. A Villages home competes with the developer's own new inventory in the same way. Ask how many phases remain in the community and how long the builder expects to keep selling.
CDD assessments and the first tax bills
Many newer Florida subdivisions finance roads, drainage and utilities through a community development district. The cost shows up as a non-ad valorem assessment on the Sumter County tax bill, often a debt portion that runs for a set number of years plus an operating portion that continues. Ask the builder for the exact annual amount on your lot and whether the debt portion can be prepaid.
Timing matters too. Property is assessed as of January 1, so if your house was unfinished on that date, the first bill may reflect mostly the land. The following year's bill on the completed house will be higher. If the home is your permanent residence, file for homestead, which takes up to $51,411 off assessed value in 2026 and caps future increases at 3% or CPI.
Inspections, warranty and deposits
Hire your own inspector even on a brand-new house. A pre-drywall inspection catches framing, strapping and plumbing issues while they are still visible, and a final inspection before closing gives you a punch list. Most builders use a tiered warranty, typically one year for workmanship, two years for major systems and ten years for structural items. Put a reminder in your calendar for an inspection at month eleven.
- Ask how your deposit is held and when it becomes non-refundable.
- Get the construction timeline in writing and what happens if it slips.
- Check the FEMA flood zone and the lot grading plan, especially next to retention ponds.
Insurance and having your own agent
New construction to current Florida code usually insures for less than older homes, thanks to newer roofs, stronger roof-to-wall connections and a clean wind mitigation report. Still get a quote before you sign, since central Florida is exposed to hurricane winds and deductibles are a percentage of dwelling coverage.
In Wildwood's model homes, the friendly person at the desk is paid by the builder. Most builders require your own agent to be registered at your first visit, so bring one or call ahead. I usually compare two builders and one near-new resale for a buyer here; seeing those three side by side on a shortlist tends to make the price differences obvious.
Quick answers
Who builds new homes in Wildwood, FL?
Inside The Villages' sections of Wildwood, the community's developer builds and sells the homes. Outside it, production builders build subdivisions; check current communities and builders before you shop, since they change as phases sell out.
Are there builder incentives in Wildwood right now?
With prices down about 1% over the past year, many builders offer closing-cost help, rate buydowns or discounts on finished homes, usually tied to their preferred lender.
Is new construction cheaper than resale in Wildwood?
Usually not on price. A typical 3-bedroom resale is about $300,613 on Zillow's index, and much of the resale stock is less than ten years old, so compare total cost including CDD, HOA and insurance.
Do new homes in Wildwood have CDD fees?
Many do, and homes inside The Villages also carry a bond, maintenance assessment and amenity fee. Ask for the exact annual amount on the specific lot.
