Buying a House in The Villages

What a resale house really costs once the fees are on the table

A typical single-family house in The Villages is worth about $392,769 on Zillow's home value index, down 0.8% over the past year, so buyers are not chasing prices upward right now. The real cost of a house here is the price plus a set of recurring charges most first-time Villages buyers underestimate: the bond, the maintenance assessment, the amenity fee and an insurance premium tied closely to roof age.

Who can buy and live here

The Villages operates as an age-restricted community under the federal Housing for Older Persons Act, and Census data shows how fully that plays out: a median resident age of 74.1, with 85.2% of residents 65 or older. Anyone can technically buy, but the deed restrictions control who can live in the home and how long younger family members can stay. If grandchildren will spend summers with you, read those rules before you make an offer.

It is also a very uniform housing stock. About 94.8% of homes are single-family detached, only 3.6% of units sit in buildings with 10 or more units, and the median year built is 2007. Most of what you will tour is a one-story house on a slab, often with a golf cart garage.

Where your budget lands by bedroom count

Zillow's bedroom figures give a clean way to set a budget:

The step from two bedrooms to three is about $135,754. That gap is the main decision most couples face: a 2-bedroom villa or patio-style home keeps costs down, while a 3-bedroom gives room for a guest suite or an office. The 4-bedroom number reflects a small number of large, high-end homes and is a poor guide for typical shopping. The lower third of the market sits below roughly $300,858 and the upper third starts near $591,916.

The charges that come with every house

Each home sits inside a community development district. The tax bill carries a bond payment for infrastructure debt and a separate maintenance assessment, and the home also pays a monthly amenity fee for recreation. None of this shows in Zillow's value, and it varies by section and by age of the home.

When I run monthly numbers for a buyer here, the bond and amenity fee together can move a home's real cost enough to change which house wins.

Roof age, the 4-point inspection and the insurance quote

A home built around 2007 is now old enough that insurers look closely at the roof, plumbing, electrical panel and HVAC. Many will ask for a 4-point inspection on older homes and a wind mitigation report on any home. A shingle roof near the end of its life can raise the premium or force a replacement before the policy is written.

Cash to close and the Florida transfer taxes

Many buyers here pay cash, which removes the mortgage-related taxes. If you finance, Florida charges documentary stamp tax on the note at $0.35 per $100 and intangible tax of 0.2% of the mortgage. On a house at the typical value of $392,769 with 20% down, the loan is about $314,215, so note stamps run about $1,100 and intangible tax about $628. The deed stamp of $0.70 per $100 is usually the seller's cost. Who pays the owner's title policy depends on local custom and the contract, so settle it in the offer.

Add the inspections, the appraisal if financed, prepaid insurance and an escrow cushion for taxes. Budget the bond as part of the yearly cost even if it is paid through the tax bill.

Homestead and the reset after you buy

A Florida buyer's tax bill resets to market value after the sale, so the seller's old bill is a poor guide. If the house is your permanent residence, the homestead exemption takes up to $51,411 off assessed value in 2026 and Save Our Homes caps future increases at 3% or CPI. Part-year residents who keep their main home elsewhere get no exemption and a 10% cap on non-school levies. Amendment 3 on the November 3, 2026 ballot could change parts of this. This isn't legal or tax advice.

Is The Villages a good place to buy a house

For a retiree who wants golf, clubs, activities and short golf cart trips to shopping, the data shows a stable market with prices roughly flat over the past year and up 16.2% over five years. If you want a younger, mixed-age neighborhood, or want family to stay for long stretches, it fits poorly. Buyers priced out often look at Wildwood at about $295,266 or Oxford at about $351,716, giving up The Villages' amenities in exchange for a lower price.

Quick answers

Do you have to be 55 to buy a house in The Villages?

The community follows federal rules for housing for older persons, so at least one resident of each home is generally expected to be 55 or older, and the deed restrictions limit long stays by younger people. Read the restrictions for the specific home before you sign.

What is the average home price in The Villages?

Zillow's index puts the typical home at about $392,424 and the typical single-family house at about $392,769, with a 2-bedroom around $279,594.

What is the bond on a house in The Villages?

It is each home's share of community development district debt, billed annually on the property tax bill. Resale homes may have it partly or fully paid off, so ask for the balance on the exact address.

Are homes in The Villages hard to insure?

Newer homes with newer roofs are usually straightforward. Older roofs and older systems can raise premiums, so get a wind mitigation report, a 4-point inspection if requested, and a quote during your inspection period.
