Price by bedrooms, and what each budget buys
House prices in Navarre move in big steps with size:
- 3 bedrooms: about $359,208, the most common entry point for a detached house.
- 4 bedrooms: about $475,083, roughly $116,000 more.
- 5 or more bedrooms: about $634,166, often larger lots or sound-side locations.
The lower third of all Navarre homes tops out near $322,595, and the upper third starts around $618,625. Ignore the 2-bedroom figure of $449,366 if you want a house. It mostly reflects beach condos, which pull the overall average up. Of all homes in Navarre, 8.0% are mobile homes, and some of the lowest-priced listings will be manufactured homes; they finance and insure differently, so confirm what you are looking at before you write an offer.
Roof age and wind mitigation
The median Navarre house was built in 2003, which means many of them are on their second roof or due for one. Roof age is the first question insurers ask. A shingle roof near the end of its life can mean a higher premium, a policy limited to actual cash value on the roof, or no offer at all from some carriers.
Ask the seller for the roof permit date and an existing wind mitigation report. If there is no report, order one during the inspection period. It documents roof shape, roof-to-wall connections, deck attachment and opening protection, and each item can lower the windstorm portion of the premium. On a 2003 or later house, built under the statewide code adopted after Hurricane Andrew, there is usually something to credit.

Flood zone and elevation in a sound-side town
Navarre runs along Santa Rosa Sound, and the land rises as you move north from the water. Houses close to the sound and in low drainage areas sit in higher-risk flood zones; many subdivisions north of US-98 do not. Check the FEMA zone for the specific address, not the neighborhood, and ask for an elevation certificate.
If the house is in an A or V zone and you are financing, the lender will require flood insurance. Ask the seller whether they have an NFIP policy, since some buyers can take over an existing policy. Get the flood quote in writing during your inspection period, because a high premium changes what a house is really worth to you.
HOA, CDD and the tax bill after you close
Many Navarre subdivisions have an HOA, usually with modest dues for common areas and retention ponds. Newer communities may also carry a CDD assessment, which shows on the county tax bill. Ask for both numbers, plus any pending special assessments, before you sign.
Plan your taxes on the price you pay. The seller's assessment, which may be capped well below market value, resets after the sale. If the house will be your permanent residence, file for homestead with the Santa Rosa County Property Appraiser. In 2026 it can reduce assessed value by up to $51,411, and Save Our Homes limits future increases to 3% or CPI. If the Navarre house is a second home, there is no homestead exemption, and only the 10% non-homestead cap on non-school levies limits increases.
How Navarre compares with nearby towns
Navarre is mid-priced for this stretch of coast. Gulf Breeze runs higher, near $478,942. Pace is about $325,892, Milton about $286,472 and Jay about $278,628. The same budget that buys a 3-bedroom in Navarre can buy a 4-bedroom inland, but with a longer drive to the beach and, often, an older house.
Five-year growth in Navarre was 17.6%. Over the last year the gain was small, and that tends to show up as longer days on market and more seller concessions. In this kind of market, an inspection-based credit for a roof or HVAC system is a reasonable ask.
What the inspection should cover on a 2000s house
Most Navarre houses are young by Florida standards, which tempts buyers to treat the inspection as a formality. A house built around 2003 is now past twenty years old, and that is when several big systems come due at once.
- HVAC. Air conditioners in this climate work hard; ask the age of the condenser and air handler and get a service history if one exists.
- Water heater and plumbing. Check the water heater date and look for past leaks around fixtures and under sinks.
- Roof and attic. Look at the decking, ventilation and signs of past water intrusion, not only the shingles.
- Drainage and grading. Flat lots near the sound can hold water after heavy rain; look at how the yard drains away from the slab.
- Septic, if any. Some older or outlying lots are on septic; order a separate septic inspection.
Insurers sometimes want a 4-point inspection once a house reaches a certain age. Ask your agent and insurance agent early whether the house you like will need one.
A short checklist before you offer
- FEMA flood zone and elevation certificate for the address.
- Roof permit date and a wind mitigation report.
- A homeowners quote and a flood quote in hand before the inspection period ends.
- HOA dues, CDD amount and any special assessment.
- Water and sewer provider, and whether the house is on septic.
- Estimated tax on your purchase price, with and without homestead.
