New Construction Homes in Homestead
Miami-Dade's main supply of new single-family homes, competing with resales that are barely 20 years old.
Resale single-family homes in Homestead have a typical value of about $455,008 on Zillow's home value index, down 2.7% over the past year, and that is what every new-construction price in town competes against. Homestead still has land for new subdivisions, which is rare in Miami-Dade, so it is one of the few places in the county where a buyer can choose between several new single-family communities at once.

New versus resale when resale is already young
Census data puts Homestead's median year built at 2001. Much of the resale inventory comes from the 2000s building wave, so the choice here is often a brand-new house against one that is 15 to 25 years old. That narrows the gap between them. A 2005 house built to current Miami-Dade wind code doesn't carry the plumbing and wiring questions of a 1970s home, though its roof, AC and water heater may be near replacement.
Zillow's resale benchmarks by size:
- Three bedrooms: about $415,236
- Four bedrooms: about $516,386
- Five or more: about $629,547
When a new four-bedroom is priced well above $516,386, ask what the extra buys: a new roof and systems, a warranty, energy efficiency and lower insurance. Some of that has real dollar value. Some of it doesn't hold at resale once the house is a few years old.

Why the soft market matters to builders
Homestead's all-homes value rose 32.1% over five years, then fell 3.0% over the past year. When resale prices slip, builders compete harder for the same buyers. That usually shows up as larger incentives instead of lower list prices, because builders protect their base prices to keep appraisals in their communities up.
Incentives commonly cover part of the closing costs, pay for a mortgage rate buydown, or include upgrades at no charge. Most of them require using the builder's affiliated lender and title company. You are free to finance elsewhere, but you may give up the incentive, so get a full loan estimate from the builder's lender and from at least one outside lender and compare the cash you'd bring to closing and the monthly payment over the years you expect to own.

The price on the sign and the price at closing
New-home pricing in Homestead starts with a base price for the floor plan. On top of that come lot premiums for lake, corner or larger lots, structural options like an extra bedroom or a covered lanai, and design selections for flooring, cabinets and counters. Buyers often spend more in the design center than they planned.
Decide on your options before you sign the contract, and get the full price in writing. Upgrades that tend to matter to the next buyer are impact windows if they aren't standard, a covered outdoor area, and a better kitchen. Decor-level upgrades usually don't come back at resale.
CDDs and HOAs in Homestead's new communities
Many new South Dade subdivisions are financed through a Community Development District. The developer uses CDD bonds to pay for roads, drainage and utilities, and homeowners repay them through an annual assessment on the property tax bill, often for 20 to 30 years. On a lower-priced house, a CDD assessment can be a large share of the yearly carrying cost.
Ask for the annual CDD amount, whether it includes a debt portion and an operations portion, and when the bonds pay off. Then add the HOA dues. Comparing a new house with a CDD and HOA against an older resale with neither, on price alone, is the most common mistake I see buyers make in Homestead.
Florida has no state income tax. A buyer who lives in the house full time can file for homestead, up to $51,411 off assessed value in 2026. Expect the first full tax bill after construction to be much higher than any bill shown while the lot was vacant.
Deposits, timelines and your own representation
New construction contracts in Homestead usually require a deposit, often in stages as the build moves forward. Ask whether deposits are held in escrow or can be spent on construction, and read the contract's terms on delays and what happens if the builder misses its estimated completion date. Build times vary by community and by how many homes the builder has underway.
The person in the sales office represents the builder and the builder's contract. A buyer's agent is typically paid by the builder in new construction and can compare the deal against resale and other communities. Bring your agent, or register them, on the very first visit, since many builders refuse to add an agent afterward.
Warranty and independent inspections
Builders typically provide a three-tier warranty: one year for workmanship and materials, two years for systems like plumbing, electrical and HVAC, and ten years for structural defects. Ask for the written warranty before signing, not after.
A new house still needs your own inspector. Schedule one before the drywall goes up, when framing, straps and wiring are visible, and another before closing to build the punch list. A check at month 11, before the first-year coverage runs out, catches problems that only show up once you've lived in the house.
Flood zone matters on new lots too. South Dade is low and flat, so check the FEMA zone and the elevation certificate for your lot, and get a homeowners and flood quote before closing. If you want a side-by-side shortlist of new communities and comparable resales in Homestead, I can put one together.
Common questions
Are there new construction homes in Homestead, FL?
Yes. Homestead is one of the few parts of Miami-Dade with land for new single-family subdivisions, so several communities are usually selling at once.
Is new construction cheaper than resale in Homestead?
Usually not on price, once lot premiums and options are added. Compare against Zillow's resale figures, such as about $516,386 for a typical four-bedroom, and add CDD and HOA costs.
What incentives do Homestead builders offer?
Common ones are closing cost credits, rate buydowns and included upgrades, typically tied to the builder's affiliated lender. Compare the total cost with an outside lender.
Do new homes in Homestead have CDD fees?
Many do. Ask for the annual CDD amount and when the bonds are paid off, since it appears on the property tax bill every year.
