$400,000 and up
- Preston Hollow, about $410,060: up 14.7% over five years, down 4.6% in a year.
- Barony Woods, about $413,970: up 25.5%, down 0.7%.

- Lake in the Woods, about $476,707: the highest typical value, but the smallest five-year gain on the list at 12.6% and down 3.5% in a year.
Spring Hill's upper third starts around $388,858, so every neighborhood here sits at the top of the local market. At these prices, buyers also compare Weeki Wachee Gardens (about $349,249) and Hernando Beach (about $484,089) closer to the Gulf.
What the trends say
Two patterns stand out in the Zillow data. First, the lower- and middle-priced neighborhoods gained the most over five years: Weeki Wachee Acres, Rainbow Woods, Barony Woods, Quail Meadows, Regency Oaks and Springwood Estates are all above 24%. Several of the slowest five-year gains came from opposite ends: Lake in the Woods at the top of the price range, Villages at Avalon and Seven Hills in the middle.
Second, nearly everything is down over the last year, from -0.1% to -4.8%. The neighborhoods that slipped most (Timber Pines, Preston Hollow, Lake in the Woods, Seven Hills, Orchard Park) are the ones where buyers have the most room to negotiate right now. That describes the past year, not where prices go next.
Matching a budget to a type of buyer
A few rough pairings from the numbers. A first-time buyer or a cash buyer trying to stay near $300,000 will spend most of their time in Weeki Wachee Acres, Seven Hills, Silver Ridge and the cluster around $317,000 to $319,000. A retiree who wants a gated, managed community with golf and activities looks at Timber Pines, where the lower price is offset by monthly fees. A family that needs four bedrooms and a larger lot usually lands in the $370,000 to $400,000 group, where Oakridge Estates, River Country Estates, Springwood Estates, The Oaks and Rainbow Woods sit close together in price. Buyers above $400,000 should weigh whether a Spring Hill neighborhood at the top of the local market makes more sense than a house closer to the water in Weeki Wachee Gardens or Hernando Beach.
How to pick between similar neighborhoods
Zillow's neighborhood boundaries don't always match what a subdivision sign or a local calls the area, and some of these names cover a mix of streets with different ages and lot sizes. Once you narrow the price band, compare these items for each listing:
- HOA or no HOA, and what the dues cover. Gated and 55+ areas cost more each month.
- CDD on the tax bill in newer sections.
- Sewer or septic, since parts of Spring Hill use septic systems.
- Roof age and permits, which drive insurance more than location does.
- Sinkhole history: ask about past claims and repairs, and price sinkhole coverage.
- FEMA flood zone of the exact address, especially near ponds and retention areas.
- Commute to US-19 or the Suncoast Parkway, depending on where you work.
I don't rank neighborhoods by schools or safety; check school assignments and county data yourself for any address you're serious about. Price, trend, house condition and monthly costs are what this page is built on, and once you have a budget and two or three neighborhoods in mind, a shortlist of current homes is the quickest way to compare them.
