Buying a Condo in Pembroke Pines
Low prices, older buildings and a large gap to the next rung
Buying a condo in Pembroke Pines costs far less than buying a house there: Zillow's home value index puts the typical condo at about $187,128, against about $590,377 for a typical single-family home. Condo values fell 6.4% over the past year, so buyers have room to negotiate, as long as they understand why the prices are falling.

What $134,000 to $234,000 buys
Zillow values a typical 1-bedroom in Pembroke Pines at about $134,396 and a 2-bedroom at about $234,109. Those are mostly condos. The lower third of all homes in the city tops out around $224,888, which is essentially the condo market.
Census data shows 29.7% of the city's homes are in buildings of 10 or more units, and the citywide median build year is 1992. Many condo communities are older than that median, often low- and mid-rise buildings from the 1970s and 1980s in large complexes with pools and clubhouses. Some are 55+ and some are open to all ages, which matters a great deal if you are under 55 or plan to have family living with you.
The first filter for any search is simple: confirm whether the community is age-restricted. Listings do not always make it obvious.
The second filter is the type of ownership. Most units are condominiums, but some complexes are townhome or villa associations governed as HOAs rather than condos, with different rules on who insures the roof and walls. A villa where you insure your own roof is a different budget from a condo where the association does. Ask which statute governs the community, because condo law and HOA law give owners different rights and different document packages.

Why condo values dropped 6.4% while houses held
Single-family values in Pembroke Pines slipped only 0.6% in the past year. Condos fell ten times as fast. The difference comes from the cost of owning an older condo, which went up sharply after Florida's 2022 condo safety law.
- Milestone inspections: required for condo buildings of three or more habitable stories, by December 31 of the year the building turns 30 (or 25 where the local building official requires it), then every 10 years.
- SIRS: a Structural Integrity Reserve Study every 10 years. For budgets adopted on or after December 31, 2024, owners cannot waive or cut those reserves.
- Insurance: master policy premiums for older South Florida buildings rose steeply, and they flow straight into monthly fees.
Many associations raised fees, passed special assessments, or both. A building that has already done the work and funded its reserves can be a better buy at a higher price than a cheap unit in a building that hasn't started.

Reading a Pembroke Pines condo's numbers
A resale condo buyer in Florida can cancel within 7 days after receiving the association documents, excluding weekends and legal holidays. Before that clock runs out, I go through four numbers with buyers:
- Monthly fee and what it covers: water, cable, building insurance, landscaping, recreation.
- Reserve contribution in the budget against what the SIRS recommends.
- Assessments: anything passed, its per-unit amount and schedule, and anything discussed in board minutes.
- Delinquency: the share of owners behind on dues.
Add a master or recreation association fee if the complex has one. Then compare the total monthly cost of each unit, including HO-6 insurance and property tax, instead of comparing list prices.
Getting a loan on an older condo
Lenders approve buildings as well as buyers. Fannie Mae, Freddie Mac and FHA all have project rules covering reserves, delinquency, litigation, insurance, commercial space and critical repairs. A building that fails is non-warrantable, which usually means a larger down payment through a portfolio lender, or cash.
FHA loans require the condo project to be approved, and many older complexes are not on the list. If you plan to use FHA or a low-down-payment loan, check approval status before you tour. If you are financing a $187,128 condo with 20% down, the note stamps and intangible tax total about $823. In Broward, the buyer also customarily pays for the owner's title policy.
Insurance, flood and the building itself
The association insures the structure; your HO-6 covers the interior, your belongings and liability. Ask for loss assessment coverage, which can pay your share of a building deductible after a storm. Hurricane deductibles on master policies are a percentage of the building's insured value and apply once per calendar year.
Check the FEMA flood zone for the building and ask whether the association carries flood coverage on the structure. Ground-floor units have more flood and humidity exposure; top-floor units sit under a roof that someone will pay to replace. Ask the roof age for your specific building, since large complexes often replace roofs one building at a time.
Condo now, house later: the math in Pembroke Pines
The jump from a 2-bedroom condo at about $234,109 to a 3-bedroom at about $546,375 is roughly $312,000. That gap is why many local buyers start with a condo and move up later. A homestead exemption helps here: on a full-time residence, the 2026 exemption is worth up to $51,411 off assessed value, which is a large share of a low-priced condo's value.
Neighboring cities offer similar condo stock at different overall price levels. On Zillow's all-homes index, Sunrise is about $360,778, Tamarac about $291,266 and Lauderhill about $211,924, while Miramar is about $519,502. If you want the Pembroke Pines location, compare a few buildings side by side on fees, reserves and assessment history; a shortlist built that way shows quickly which low prices are real bargains.
