How Century Village is organized

Century Village Pembroke Pines is a large age-restricted condominium community with many separate condo associations, shared recreation facilities and a busy activity calendar. When you buy, you buy a unit in one association, in one building. That association sets your fee, keeps its own reserves, insures its own building and makes its own rules, inside the larger community framework.

Federal law lets a community limit itself to older residents under the Housing for Older Persons Act, which requires at least 80% of occupied units to have at least one resident 55 or older and published age policies that are actually verified. Associations often add their own limits on younger occupants, overnight guests and how long a guest can stay. Read those rules before you plan for visiting family.

Zillow uses the name Century Village for its neighborhood boundary. It should line up closely with the community itself, but always confirm the condo association name on the property record.

Why prices fell while the city held

The citywide condo figure is about $187,128, down 6.4% in a year, so Century Village at about $172,655 is about 8% below the typical Pembroke Pines condo and falling at about the same speed. Hollybrook, another condo-heavy area in the city, fell further, 16.5%.

The main driver is cost, not location. Since the 2022 condo safety law, older associations have had to commission structural studies, fund reserves they once waived and pay much higher building insurance premiums. For budgets adopted on or after December 31, 2024, owners can no longer vote to waive or reduce Structural Integrity Reserve Study reserves. In many older communities, that means higher monthly fees, special assessments, or both. Buyers price those costs in, and values drop.

For a buyer, lower prices are only good news if you know what the building still owes. Two units at the same price can be very different purchases if one association has finished its repairs and the other has not started.

Documents to read before you commit

Once the association documents reach you, Florida law gives you 7 days to cancel a resale condo contract, not counting weekends and legal holidays. Spend those days reading. Ask for:

Also ask how many owners are delinquent. When owners stop paying, the rest cover the shortfall.

Cash, financing and buyer approval

Many Century Village purchases are cash. Lenders review the condo project as well as the borrower, and a building with low reserves, a large pending assessment, litigation or high delinquency can be non-warrantable, which rules out most conventional loans. If you need a mortgage, have your lender review the specific association in the first days of the contract.

Most associations also approve each buyer, often with an application, a fee, an interview or a background check, and a waiting period. Build that time into your closing date. Your closing agent will also order an estoppel certificate from each association, which states the dues owed, any unpaid assessments and the next scheduled payments; read it as soon as it arrives, because it sometimes reveals an assessment the listing did not mention.

Homestead, insurance and daily costs on a fixed income

Homestead does a lot of work on a low-priced condo. If the unit is your permanent home, the 2026 exemption takes up to $51,411 off assessed value, which on a unit near $172,655 can shield about 30% of its assessed value from most levies. Save Our Homes then caps yearly increases in assessed value at 3% or inflation.

You insure the interior with an HO-6 policy; the association insures the building. Ask for a quote that includes loss assessment coverage, which can help pay your share if a storm loss or deductible becomes a special assessment. Check the FEMA flood zone for the building as well.

For a fixed-income budget, add the condo fee, the master fee, the HO-6 premium, property tax after homestead and a cushion for assessments. That total, more than the price, decides whether a unit is affordable. Memorial Hospital West is in Pembroke Pines, which matters to many buyers in this community.

Closing costs and comparing units

In Broward, the buyer customarily pays for the owner's title policy and the seller pays the deed doc stamps. On a cash purchase there are no note stamps or intangible tax. If you finance $138,124 on a $172,655 unit, those two loan taxes add about $760.

Lower-priced condo options exist in other parts of the city; Zillow puts Hollybrook at about $133,121. Above that, the price jumps to houses and townhomes in the $380,000-plus range. When I compare Century Village units, I start with the association, not the floor plan, and a shortlist that shows fee, reserves and assessment history for each building is the most useful starting point.

Questions buyers ask

How much does a condo in Century Village Pembroke Pines cost?

Zillow's typical value is about $172,655. Prices vary by building, floor, view, size and especially by each association's fees and assessment history.

Is Century Village Pembroke Pines 55+?

Yes, it is an age-restricted community operating under the federal Housing for Older Persons Act. Confirm the specific association's age and occupancy rules in its documents.

Why are Century Village prices dropping?

Higher reserve requirements, insurance premiums and special assessments under Florida's post-2022 condo rules have raised ownership costs in older communities, and buyers pay less as a result.

Can I get a mortgage in Century Village?

Sometimes. It depends on whether the specific association meets lender requirements. Many buyers pay cash, and anyone financing should have the lender review the project early.
