Buying a House in Orlando

A typical single-family house in Orlando is worth about $399,788 on Zillow's home value index, down 1.1% over the past year and up about 22% over five years. The cost of buying depends heavily on location, because suburbs a few miles away range from about $251,418 in Eatonville to $709,948 in Windermere.

An Orlando address is not always the City of Orlando

Many homes with an Orlando mailing address sit in unincorporated Orange County, outside city limits. Census data shows only 31.6% of the housing inside the city is single-family detached, so a lot of the house inventory buyers see under Orlando is actually in county areas or nearby towns.

This matters for three reasons. Property tax rates differ between the city and unincorporated county. Utility providers differ, which changes water and electric bills. And zoning, permitting and code enforcement come from different offices. When you compare two houses, check which jurisdiction each one sits in before you compare the tax estimates.

The four-bedroom jump

Zillow's bedroom numbers for Orlando show where the budget breaks:

Going from three to four bedrooms adds about $123,000, and from four to five about $200,000. Those are big steps. Four- and five-bedroom houses are concentrated in newer suburbs with larger lots, while older in-town neighborhoods have more two- and three-bedroom homes. If your family can work with three bedrooms and a flex room, that choice opens up much more of the market. The lower third of the overall market sits below about $237,095 and the upper third starts near $560,637.

Suburb by suburb: where the money goes further

Zillow's typical all-homes values around Orlando fall into rough groups:

West Orange County, including Winter Garden, Windermere and Gotha, has a lot of newer construction and large lots, and prices reflect it. Winter Park and Maitland are older, established towns north of downtown with higher prices per square foot. Apopka and Ocoee give you newer houses near the city's price level, with a longer drive to downtown.

Commute is the other half of the suburb decision. Orlando's main routes are I-4 and the toll roads, including SR 408, SR 417 and SR 429. Tolls add up for a daily drive, so a cheaper house farther out can cost more per month once you count them. Drive the route at rush hour before you commit, and price a toll transponder into the monthly budget the same way you would an HOA fee.

HOA and CDD costs in newer subdivisions

Most houses built in the Orlando area in the last 25 years sit inside an HOA, and many larger developments, including much of Lake Nona and parts of the southeast and west, also have a Community Development District. The CDD charge appears on the property tax bill and repays bonds for roads, drainage and amenities. Ask for the annual CDD amount and the number of years left on the bonds.

Older neighborhoods closer to downtown often have no HOA, or a small voluntary one. That saves money each month but puts more of the maintenance and insurance risk on you. Census data puts the median home in the city at 1992 construction, so a lot of in-town houses are 30 to 70 years old.

New construction is a big part of the suburban market. Builders often offer closing-cost help or a rate buydown through their own lender, and resale sellers in the same subdivision have to compete with that. Compare a resale house against the builder's current price for a similar plan, and read the builder's contract carefully, since it is written to protect the builder on delays, deposits and finishes.

Insurance, roofs and inland flooding

Orlando sits well inland, so storm surge is not a factor. Wind and rain still are. Hurricane Ian in 2022 caused flooding in parts of the metro area, including some neighborhoods outside high-risk FEMA zones, and many Orlando streets are built around lakes and retention ponds.

During the inspection period:

Remember the hurricane deductible is a percentage of dwelling coverage. At 2% on a house insured for $400,000, that is $8,000 out of pocket.

Your tax bill after closing

Florida resets a home's assessed value to market value after a sale, so ignore the seller's current tax bill. Buyers moving here full time should apply for the homestead exemption after closing. In 2026 it takes up to $51,411 off assessed value, and Save Our Homes caps future increases at 3% or CPI. Second homes get no homestead exemption and a 10% cap on non-school levies. Amendment 3 on the November 3, 2026 ballot may change some of these rules; the outcome is unknown at the time of writing. Florida also has no state income tax, which matters to buyers relocating from high-tax states. This isn't legal or tax advice.

With these numbers in hand, the next step is a shortlist of neighborhoods that match your commute, bedroom count and monthly budget.

Common questions

How much does a house cost in Orlando right now?

A typical single-family house is about $399,788 on Zillow. Three-bedroom homes run about $357,392 and four-bedrooms about $480,255.

Is it a good time to buy a house in Orlando?

Values are down 1.1% over the past year after strong gains through 2022, so buyers have more room to negotiate than a few years ago. I don't forecast prices; focus on a payment you can carry, including insurance and HOA or CDD costs.

What are the cheapest areas to buy a house near Orlando?

Among nearby areas, Eatonville (about $251,418) and Pine Hills (about $272,067) have the lowest typical values. Apopka and Ocoee are close to Orlando's own price level.

Buyers with a mortgage pay note stamps of $0.35 per $100 of the loan and a 0.2% intangible tax, plus lender fees, title charges, prepaid insurance and taxes. The seller usually pays the deed stamps.
