Which Lake Nona the numbers describe

Zillow tracks this area as Lake Nona South. Locals and builders use Lake Nona for a much larger master-planned territory in southeast Orlando, spread across several villages and subdivisions, and Zillow splits that territory into more than one area. The $719,244 figure covers Zillow's boundary, so a listing marketed as Lake Nona may fall in a different Zillow area with a different typical value.

The area sits south of Orlando International Airport, with SR 417 running along its west side and Narcoossee Road on the east. The airport is close, which many buyers like and a few dislike once they hear the flight paths. Ask about aircraft noise for the specific street.

What the medical city brings

Lake Nona was planned around a health and research campus often called Medical City. It includes the UCF College of Medicine, Nemours Children's Hospital and the Orlando VA Medical Center. The USTA National Campus, a large tennis complex, is also here, and a town center with shops, restaurants and offices has grown alongside the housing.

For buyers, the campus matters in two ways. It brings a steady base of medical and research jobs within a short drive, and it gives the area a clear identity that supports demand. It also means construction continues, both commercial and residential, so the area around any house you buy will keep changing for years.

The commute picture is mixed. Jobs on the campus and at the airport are close. Downtown Orlando, the attractions to the southwest and most of the north side are a toll-road drive away, usually on SR 417 or SR 528. If you work across town, drive the route at rush hour before you choose a phase.

Newer homes, higher price tiers

Nearly everything in Lake Nona was built in the last two decades, and new phases keep opening. That shapes the price. The city's typical four-bedroom is about $480,255 and a five-bedroom about $680,788. Lake Nona South's typical value sits above both, which fits a stock of large, newer single-family homes with a smaller share of townhomes and condos.

Inside Orlando, only Baldwin Park ranks higher on Zillow at about $769,645. Other southern areas cost much less: Hunters Creek is about $467,247 and Meadow Woods about $397,367. Lake Nona buyers are paying a premium of roughly $250,000 over Hunters Creek for newer construction, the master plan and the location near the medical campus and airport.

Over the past year the figure was flat at 0.0%, while the city fell 1.1%. Five-year growth of 25.0% beat the city's 22.3%. In a new-build area, resale homes also compete with builder inventory, which can cap what a resale seller gets. Compare any resale listing with what a builder is offering nearby, including incentives.

CDD assessments and HOA dues

This is where Lake Nona's real cost differs most from its price. Most neighborhoods here sit inside a Community Development District, a special taxing district that borrowed money to build roads, water lines and amenities. Owners repay it through a CDD assessment on the annual property tax bill, on top of regular HOA dues.

Two houses at the same price can differ by thousands of dollars a year in assessments, depending on the phase.

Buying new construction here

If you buy from a builder, bring your own agent. The on-site sales team represents the builder. Incentives are often tied to the builder's preferred lender, so compare the full loan cost against an outside lender rather than looking at the rate alone.

Hire an independent inspector before drywall and again before closing, even on a brand-new house. Read the warranty, which usually follows a 1-2-10 structure: one year for workmanship, two for systems and ten for structure. Confirm what the base price includes and what lot premiums and options add.

Insurance, flood and the tax bill

Newer homes built to current code usually earn better wind mitigation credits, which helps the premium. The area is laced with lakes, wetlands and stormwater ponds, so look up the FEMA flood zone of the exact lot and check its elevation if it backs onto water.

Your property tax starts from your purchase price, plus the CDD. A permanent resident who files for homestead can remove up to $51,411 of assessed value in 2026 and limit future assessment growth to 3% a year. Census data shows Orlando's median age is 35.1, and Lake Nona's buyers lean toward working families and professionals tied to the medical campus.

Lake Nona fits buyers who want a newer house, planned amenities and a quick trip to the airport, and who accept CDD and HOA costs as part of the deal. Buyers who prefer older trees, no assessments and a settled street will find more of that in central Orlando. I can pull resale and builder pricing for the same floor plan so you can see which one is the better buy.
