An Orlando address in unincorporated Orange County
Hunters Creek is a master-planned community in south Orange County, north of the Osceola County line. Mail goes to Orlando, and Zillow lists it among Orlando's neighborhoods, but the community is in unincorporated Orange County, outside the City of Orlando.
That has practical effects. County services, including the sheriff and county fire rescue, cover it instead of city departments. Your property tax bill uses the county's unincorporated millage. Zoning and permits go through Orange County. The status itself is neutral. What matters is that you compare tax estimates correctly against any house you are weighing inside city limits.
How the community is laid out
Development began in the 1980s and continued for years, so the houses span roughly three decades. John Young Parkway and Orange Blossom Trail run along the area, and Town Center Boulevard serves as its internal spine with shopping, offices and services. Florida's Turnpike and SR 417 are both nearby, which makes the airport, the attractions to the west and Kissimmee to the south easy to reach.
Hunters Creek is divided into many villages and subdivisions. Some are gated, some are not, and they include detached houses, townhomes and condos. Lakes, ponds and walking paths run between them. The result is a community where two homes a mile apart can differ a lot in age, size, gate status and fees.
Day to day, most errands stay inside the community or along John Young Parkway. The roads that carry Hunters Creek traffic out to the highways get crowded at rush hour, so a short distance on the map can still be a slow drive. Commuters headed downtown usually choose between John Young, Orange Blossom Trail and the toll roads depending on the hour.

Where Hunters Creek fits on Orlando's price ladder
At $467,247, Hunters Creek sits in the middle-upper part of Zillow's Orlando list. It costs more than Meadow Woods at about $397,367 and less than Lake Nona South at about $719,244, the two other large planned areas in the south of the metro. Alafaya on the east side is close in price at $451,027, as are Florida Center ($468,425) and Colonialtown North ($467,853).
The city's typical four-bedroom home is about $480,255 and three-bedroom about $357,392, which brackets Hunters Creek's figure. That fits a community where much of the stock is three- and four-bedroom single-family homes, with condos and townhomes pulling the typical value down a bit.
Over five years Hunters Creek gained 24.0%, slightly ahead of the city's 22.3%. The past year's 1.0% dip matches Orlando's 1.1%. The community has tracked the broader market closely, with no sharp swings of its own.
Inside the community, the gated villages with larger houses sit at the top of the range, and the condo sections at the bottom.
HOA layers and what they cover
Owners pay into a master community association, and many villages have their own sub-association on top, especially gated ones and those with condos or townhomes. Before you write an offer, ask for:
- The master association dues and what they include.
- Any village or sub-association dues, plus gate and road maintenance costs in gated sections.
- Architectural rules for paint, roofs, fences and pools. Expect an approval process.
- Recent or planned special assessments at both levels.
- For condos, the reserve study, the SIRS if the building is three or more stories, and any milestone inspection report.
When I compare two Hunters Creek homes for a buyer, the combined association cost often changes which one is the better deal.
Roofs, insurance and the inspection period
Many of the earliest Hunters Creek houses are now 30 to 40 years old, and that matters for insurance. Some will be on a second roof, some may need a third. Ask for the roof permit date on every listing. Older homes in the community may also need a 4-point inspection, and the original water heaters, AC systems and plumbing may be near the end of their life.
Get a wind mitigation report and a homeowners quote on the address before your inspection period ends. Homes built in the later phases, after building codes tightened in the early 2000s, usually show better wind features and lower premiums.
The community is full of retention ponds and small lakes. Check the FEMA flood zone for the specific lot, particularly on homes that back onto water, and consider flood coverage even where a lender does not require it.
Taxes and who Hunters Creek suits
Your property tax assessment resets to the purchase price, so a long-time owner's bill will understate yours. A permanent resident can file for homestead, which removes up to $51,411 from assessed value in 2026 and caps yearly increases at 3%. Amendment 3 on the November 3, 2026 ballot may change parts of this; check the result before you set a budget.
Hunters Creek suits buyers who want an established planned community with mature landscaping, a range of home sizes and quick access to the airport, the Turnpike and the attractions, at a price well below Lake Nona. Buyers who want brand-new construction will find more of it farther south and east. If you share your size needs and whether you want a gated section, I can pull the villages that fit and their full fee picture.
