Living in Bonaventure, Weston
Weston's older east-side community of condos, townhouses and golf, at about half the city's typical price
The typical home in Bonaventure is worth about $349,143 on Zillow's home value index, down 3.6% over the past year, which is less than half of Weston's citywide figure of $718,627. Bonaventure is the most affordable way into a Weston address, and the reason is simple: much of it is condos and townhouses rather than the large single-family homes that set prices in the rest of the city.

Where Bonaventure fits in Weston
Bonaventure is on Weston's east side and has a different history from the rest of the city. Most of Weston was built by Arvida as a master-planned community starting in the 1980s. Bonaventure was developed separately, and it has its own special district, the Bonaventure Development District. When Weston formed, Bonaventure residents had the choice of joining Weston or Sunrise, and in 1997 they voted roughly two to one for Weston.
The Bonaventure Golf Club is one of Weston's two country clubs, and much of the housing is arranged around its courses and lakes. Streets like Golf Club Road, Racquet Club Road and Blatt Boulevard are lined with condo and townhouse communities. There are single-family sections too, but the overall stock is denser and generally older than in the Arvida neighborhoods to the west.
How Bonaventure prices compare with the rest of Weston
Bonaventure is the lowest-priced neighborhood on Zillow's Weston list by a wide margin. The next lowest are Country Isles at about $554,389, Bermuda Springs at $660,294 and Patio Homes at $661,492. At the top, Palm Island is about $1,578,013 and Windmill Ranch Estates about $3,867,582. Weston's typical condo is about $305,838, so Bonaventure's all-homes figure sits a little above the city's condo number and well below its single-family figure of $802,363.
The one-year change, down 3.6%, is weaker than the city's 1.3% decline and closer to the 4.8% drop in Weston condos. That fits a neighborhood where condos are a large share of sales. Zillow doesn't publish a five-year figure for Weston's neighborhoods, so the only long-run trend available is the city's: up 29.5% over five years across all homes.

What a Bonaventure budget buys
At the citywide level, a one-bedroom in Weston runs about $224,039 and a two-bedroom about $340,506. In Bonaventure, those sizes are mostly condos and townhouses. A three-bedroom in Weston is about $619,867 on Zillow's index, which is roughly the price where single-family houses in Bonaventure start to compete with the cheaper Arvida neighborhoods.
For a buyer, this creates two clear uses for Bonaventure. One is a lower-cost condo or townhouse with a Weston address, Weston's road access and the golf club next door. The other is a step into Weston for a household that plans to move up to a larger house in the same city later. Both work, but the due diligence for each is different.
Condo and townhouse checks specific to Bonaventure
Older condo buildings in Bonaventure fall under the same Florida rules as condos elsewhere. Buildings of three or more habitable stories need milestone inspections and a Structural Integrity Reserve Study, and owners can't waive structural reserves in budgets adopted on or after Dec 31, 2024. Ask which applies to your building.
- Request the budget, reserve study, milestone report if applicable, and 12 to 24 months of board minutes.
- Ask about any adopted or planned special assessment, and who pays it under your contract.
- Get the master insurance policy, its renewal history and its hurricane deductible.
- Ask how fees are layered: the building or townhouse association, any master association, and any assessment from the development district that shows on the tax bill.
- Check whether golf club membership is optional or tied to the property, and its cost.
Lenders review condo buildings before approving a loan, and a building with pending structural work or litigation can be non-warrantable. Ask your lender to check early. Florida resale condo buyers can cancel within 7 days of receiving the association documents, not counting weekends and legal holidays.
Who lives in Bonaventure and how it differs from Weston overall
Weston as a whole is a young-skewing, family-oriented city: Census puts its median age at 42.3, with only 11.9% of residents 65 or older, and 63.3% of homes are single-family detached. Bonaventure is the part of Weston where that picture is most mixed. Its condos and golf course setting attract retirees and downsizers alongside first-time buyers, so the neighborhood tends to feel older and quieter than the gated family subdivisions to the west.
Seasonal homes are only 3.8% of Weston's stock, so most Bonaventure owners are year-round residents rather than snowbirds. That usually means active associations and owners who show up for budget meetings.
Insurance, taxes and the move-in budget
Ask for the HO-6 quote on a condo, or a full homeowner quote with a wind mitigation report on a townhouse or house. In older units, check the A/C, water heater and windows, which are usually the owner's cost. Look up the FEMA flood zone for the building, since Bonaventure's layout includes lakes and golf course drainage.
If you live there full time, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes caps later increases at 3% or CPI. The assessment resets after your purchase, so estimate taxes from your price. If Bonaventure is your entry into Weston, a shortlist that lists each community's fees and assessment status beside its price will separate the good values from the expensive ones.
