Two Miramars: the older east and the planned west
The city grew from east to west. The eastern part is older, with smaller concrete-block houses on grid streets. Going west, the housing turns into 1990s and 2000s master-planned communities with lakes, gates, HOAs and larger homes, and the western edge runs up against conservation land on the way to the Everglades.
Census data reflects that newer profile. The median year built is 1996, 62.3% of homes are detached single-family and only 15.3% of units sit in buildings with 10 or more units. Mobile homes are 1.7%. Compared with coastal Broward, there are far fewer high-rises and far more houses with yards and two-car garages.
Zillow's neighborhood list for Miramar shows the spread clearly. University Park sits around $356,844, while Harbor Lake is around $1,156,677 and Sunset Lakes around $1,020,404. Silver Lakes, one of the city's best-known planned communities, is around $689,477.

Who lives in Miramar
About 138,600 people live in Miramar, with a median age of 39.3. Only 13.0% of residents are 65 or older and just 0.7% of homes are seasonal. That last number is striking for South Florida: almost nobody here is a part-time snowbird, so neighborhoods stay full year-round and schools, parks and youth sports drive much of local life.
For a retiree, that profile can be a plus or a minus. You will have neighbors of all ages, but fewer 55+ communities and less of the social structure built around retirees than you find farther north in Broward or in Palm Beach County.
Getting around from Miramar
Miramar sits on the Broward-Miami-Dade line, with Pembroke Pines to the north. Interstate 75 and Florida's Turnpike both run through the city, and I-95 is reachable to the east. That puts both Fort Lauderdale-Hollywood International and Miami International within a reasonable drive, which matters for people who travel for work or fly family in often.
The flip side is that Miramar is car-dependent and traffic at rush hour is real, especially for anyone commuting south into Miami-Dade. Before you choose between the east and west sides, drive your commute at the hour you would actually make it. The beach is a drive east in either case.
Inside the city, distances add up. Driving from the eastern neighborhoods near the Turnpike to the far western communities can take a while on surface roads, so a house that looks close to I-75 on a map may still add time to an eastbound commute. Shopping, gyms and groceries are spread along the main east-west roads, and most errands mean a short drive.
Taxes, insurance and storm exposure
Florida has no state income tax, and for families moving from high-tax states that is often the main financial reason to come. Homestead, for a permanent Florida residence, can take up to $51,411 off your assessed value in 2026, with yearly increases capped at 3% or CPI after that. Your assessment resets to market value when you buy, so look past the seller's current tax bill.
Being inland reduces storm-surge risk, but western Broward is low and flat, and many Miramar neighborhoods are built around lakes. Some addresses sit in FEMA flood zones. Check the zone for each house you like, ask about roof age and wind mitigation features such as impact windows, and get a real insurance quote during the inspection period. Newer houses built to post-Andrew building standards usually price better than older ones.
What newcomers to Miramar get wrong
The first mistake is treating the HOA as a footnote. In western Miramar most houses sit inside an HOA, sometimes two layers of it (a master association and a sub-association), and the combined fee and rules shape daily life: parking, fences, paint colors, guest access. Read them before you offer.
The second is comparing Miramar only with Miami. Pembroke Pines next door averages $486,731 on an all-homes basis and has a similar housing stock, while Weston to the northwest averages $718,627 and Davie $515,457. Looking across all four often turns up a better match than looking at one city.
The third is assuming a 1990s house is new. Plenty of Miramar homes are now 25 to 30 years old and on their second roof, second AC and original plumbing. If you want help sorting the east-west split into a short list, start with your commute and your budget, and the map narrows fast.
