Where Palm Coast values are after the 2022 peak
Palm Coast prices rose sharply in 2021 and 2022, then gave back part of the gain. The all-homes index fell from $396,947 in September 2022 to a low of about $342,100 in December 2025 and has held close to that level since. Over five years values are up 6.2%, and they are about 2.6 times their 2012 level.
For a seller, two things follow. First, a price based on what a neighbor got in 2022 will not hold; buyers and appraisers will use 2026 sales. Second, the market has stopped falling for now, which makes realistic pricing easier to defend.

Narrow price bands mean small details move buyers
Zillow's bedroom values in Palm Coast are bunched together: about $257,115 for a 2-bedroom, $331,448 for a 3-bedroom, $376,167 for a 4-bedroom and $480,943 for 5 or more. The gap between a 3- and a 4-bedroom is only about $44,700. The lower third of the market sits under roughly $279,386 and the upper third starts around $505,327.
When many houses are similar in age, size and layout, buyers compare on the details: roof age, AC age, whether there is a pool, lot location (canal, preserve or street-to-street), and how much updating the house needs. A 2003 house with its original roof and AC competes poorly against one where both have been replaced, and buyers' insurers notice too. I tell Palm Coast sellers to spend money only on what a buyer's inspector or insurer will flag, and to price the rest honestly.

Competing with new construction in Flagler County
Palm Coast was laid out by ITT in the early 1970s in lettered sections, and many lots stayed empty for decades. Builders are still filling them, so a resale seller often has a new house for sale on the same street. New homes come with builder warranties, a new roof and current code, and builders often add incentives tied to their own lender.
A resale house wins on different ground: an established lot, landscaping, a pool or screen enclosure already built, window coverings and appliances in place, and no wait for construction. Make those points obvious in the listing. Have the roof permit date, the wind mitigation report and, if the house is older, a 4-point inspection ready so buyers can compare insurance costs on equal terms. If your house is on a saltwater canal, gather seawall and dock permits; buyers will ask.
Condos are a small niche here. Only 4.3% of homes are in buildings with 10 or more units, and the condo index ($352,336) is slightly above the house index. Condo sellers should have the association's budget, reserve study and any milestone inspection report ready, since buyers can cancel within a short window after receiving them.
How Palm Coast compares nearby
On Zillow, Bunnell's typical value is about $294,176 and Flagler Beach's about $457,541. Palm Coast sits between them, which is roughly where buyers expect it: cheaper than the beach town, a bit pricier than inland Bunnell. A buyer weighing Flagler Beach against Palm Coast is often trading proximity to the ocean for a newer, larger house, and your listing should make the size and age comparison easy.
The buyer pool skews older. Census data shows a median age of 50.4 and 29.5% of residents aged 65 or over. Many buyers are relocating retirees who want a single-story layout, low maintenance and clear numbers on insurance, HOA dues and taxes. Those three numbers, written down, can matter more than staging.
Timing helps a little. Relocating buyers often visit in the cooler months and make decisions on a short trip, so a listing that is photographed, documented and priced before winter catches them on their first visit. Have a floor plan, the utility costs and the year of the roof and AC in the listing materials. A buyer flying in from out of state wants to rule a house in or out from their phone before booking a showing.
Closing costs, disclosures and taxes for Palm Coast sellers
You will normally pay the deed doc stamps at $0.70 per $100, about $2,410 on a sale at $343,894. Who buys the owner's title policy depends on Flagler County custom and what your contract says. Florida property taxes are paid in arrears, so the buyer gets a credit for your share of this year's bill at closing. If your house is in an HOA, you will also pay for the estoppel letter in most contracts.
Florida requires sellers to disclose known material defects that a buyer can't easily see, and since October 1, 2025 to complete a flood disclosure about flood damage, flood insurance claims and federal flood aid during ownership.
Commissions are negotiable. Since August 2024 sellers decide whether to offer buyer-agent compensation or a concession, and that offer is no longer on the MLS. On taxes, Florida has no state income tax, and the federal exclusion covers up to $250,000 of gain ($500,000 married filing jointly) on a main home lived in two of the last five years. If you are buying your next Florida homestead within three years, portability can carry up to $500,000 of your Save Our Homes benefit. Talk to a CPA; this isn't legal or tax advice.
