Moving to Palm Coast, FL

A planned city of newer single-family homes, with an older population and a slower market than most of Florida.

Palm Coast is a good fit for buyers who want a newer single-family house in a quiet, spread-out city: Zillow's typical home is about $343,894, essentially flat over the past year at minus 0.1%. It has also been one of the slower Florida markets, up only 6.2% over five years, which helps buyers today and is worth understanding before you plan to sell.

A city built on a developer's plan

Palm Coast in Flagler County began as a planned community laid out by ITT's development arm starting around 1970, and it incorporated as a city in 1999. The developer platted tens of thousands of lots, ran a network of canals through parts of it, and sold lots to buyers across the country long before houses were built on many of them.

That history explains a lot of what you see today. Streets curve through subdivisions where houses sit next to empty lots, and many street names within a section start with the same letter, which is why locals talk about areas like the P Section or the W Section. Newer master-planned communities have been added since. The Intracoastal Waterway runs along the east side, with Flagler Beach and the ocean just beyond, and I-95 runs through the city.

What housing costs here

Zillow's typical values by size: about $257,115 for two bedrooms, $331,448 for three, $376,167 for four and $480,943 for five or more. The lower third of homes sits below roughly $279,386 and the upper third starts near $505,327.

Two things stand out. The spread between three and four bedrooms is only about $44,700, much narrower than in most Florida cities, because so much of the housing is similar-age single-family construction. And the typical condo, about $352,336, sits slightly above the typical house at $343,449, since Palm Coast's limited condo supply is mostly near the water.

Nearby, Bunnell, the county seat, runs about $294,176, and Flagler Beach about $457,541.

Newer housing, mostly houses

Census data shows a median year built of 2003, far newer than most Florida cities. Single-family detached homes are 86.6% of housing, buildings of ten or more units only 4.3%, and mobile homes 0.3%. The city has about 98,258 residents.

Newer houses mean fewer 4-point inspection problems, newer electrical and plumbing, and often better wind mitigation credits than a 1970s home. Roof age still matters, because many homes built in the 2000s building boom are reaching the age when insurers start asking about the roof. Check the permit date on every listing.

Because so many lots were platted decades ago, there is still infill building. A quiet street can get a new house next door, and buyers who value an empty lot beside them should check who owns it.

Who lives in Palm Coast

Palm Coast is an older city. The median age is 50.4, and 29.5% of residents are 65 or older. Seasonal homes are 5.8% of housing, so most residents live here full-time.

The age profile shapes daily life. Neighborhoods are quiet during the day, and many neighbors are retired. AdventHealth Palm Coast is the local hospital system. For working-age buyers, the local job market is smaller than in Jacksonville to the north or Daytona Beach to the south, and many people drive to those areas or work remotely. Check your commute before you commit.

Canals, flood zones and insurance

Palm Coast's canals are a draw for boaters and a reason to check carefully.

Taxes and the homestead reset

Florida has no state income tax, and for many retirees that is the main financial draw. Property tax is the recurring cost. If Palm Coast will be your permanent home, file for homestead with the Flagler County property appraiser: up to $51,411 off assessed value in 2026, and future increases capped at 3% a year or inflation. Your assessment starts from your purchase price, so don't plan your budget on the seller's tax bill. Some newer communities carry CDD assessments on the tax bill, so ask on every listing.

What newcomers get wrong, and the pros and cons

Pros: newer houses, single-family streets, stable prices, an established retiree community, and I-95 access between Jacksonville and Daytona Beach. Cons: slower appreciation, a car-dependent layout, a smaller local job market, and canal and storm exposure in parts of the city. If Palm Coast is on your list, a shortlist sorted by roof age and flood zone is the quickest way to see what's worth a visit.
