Waterfront Homes in Pompano Beach

Canal lots, the Intracoastal and an inlet to the ocean, with the costs that come with them

Pompano Beach's typical single-family house is worth about $445,858 on Zillow's home value index, and waterfront houses usually sell well above that figure. Zillow doesn't publish a separate waterfront index, so the city numbers here are a baseline: the useful work is figuring out what kind of water a house sits on and what it will cost to keep.

The kinds of water in Pompano Beach

Pompano has three broad types of waterfront. Ocean access canals connect to the Intracoastal Waterway, and from there boats reach the Atlantic through the Hillsboro Inlet at the north end of the city or through other inlets to the south. Intracoastal frontage itself gives wide water and the most direct route out, with more boat traffic and wake. And there are lake and freshwater canal lots, mostly west of the Intracoastal, which give a water view and sometimes a small boat or kayak but no route to the ocean.

For a boat owner, the first question is the route from the dock to open water. Measure it in bridges and in minutes. A short canal run to the Intracoastal near the inlet is a different property from a long canal with several turns and a low bridge along the way, even if the houses look alike on paper.

Bridges, depth and the boat you own

Sailboat owners need a route with no fixed bridges, or bridges that open. Powerboat owners need to know the lowest fixed clearance on the route and compare it with their boat's height including any tower, top or antennas. Ask the seller, a local marine surveyor or a dockmaster about clearance and about water depth at low tide in the canal and at the dock. A canal that is fine at high tide can be tight for a deeper hull at low tide.

Seawall age and condition

On most Pompano canal lots the seawall is the single most expensive part of the house that buyers don't look at. Many walls date from when the neighborhoods were dug, decades ago. Signs of trouble are cracks in the cap, soil sinking behind the wall, leaning panels and rust stains at tie-backs. A marine contractor can tell you whether the wall needs a new cap, repairs or full replacement, and roughly what each costs.

Broward County adopted minimum seawall height standards, and they come into play when a wall is replaced or substantially repaired. An older, low wall may have to be built higher than it is now when it is replaced. Ask the city's permit office for the wall's permit history, and get the contractor's estimate before your inspection period ends.

Elevation, flood zones and the certificate

Waterfront lots in Pompano generally sit low, and many are in FEMA high-risk zones. In A and AE zones, flood risk is from rising water. Lots directly exposed to the ocean can fall in VE zones, where wave action adds to the risk and to the premium. Lenders require flood insurance in these zones. Even outside them, a buyer of a waterfront house should carry it.

The elevation certificate shows how high the lowest floor sits relative to the base flood elevation, and it has a large effect on the premium. Ask the seller for it, ask for the current flood declarations page, and get both NFIP and private flood quotes. Older homes built below today's required elevation are where flood costs surprise people. If a house was substantially improved, check that the work was permitted, because that can trigger elevation requirements.

Wind coverage and salt air wear

Wind insurance is a separate line from flood. A wind mitigation inspection documents roof-to-wall connections, roof shape, roof covering and opening protection, and each item can lower the premium. On older Pompano houses a 4-point inspection is usually required too. On a canal house insured for a high rebuild cost, a 5% hurricane deductible is real money, and Florida applies it once per calendar year.

Salt air shortens the life of things that are metal or exposed. On a waterfront inspection, look closely at A/C condensers, window frames, exterior lights, pool equipment, garage doors and the boat lift motor. Budget for replacing them sooner than you would inland.

Where waterfront sits in Pompano's price range

Zillow's upper third of the Pompano market starts near $652,221, and five-bedroom homes average about $1,067,013. Most canal and Intracoastal houses fall in that upper band. The top of Zillow's neighborhood list, led by Santa Barbara Shores at about $1,225,809, Santa Barbara Estates at $704,178, Garden Isles at $648,583 and Harbor Village at $597,003, is where much of the city's boating property is concentrated. For comparison, Fort Lauderdale's all-homes figure is $509,743 against Pompano's $350,137, so Pompano waterfront often costs less than similar water farther south.

Closing costs follow the Broward pattern: the seller usually pays deed stamps, the buyer often pays for the owner's title policy, and a financed buyer pays note stamps and intangible tax. After the sale the assessment resets to market value. A permanent resident can claim homestead, worth up to $51,411 in 2026. A seasonal owner gets no exemption. A shortlist sorted by bridge clearance and seawall age, in that order, saves a boat owner most of the wasted showings.
