55+ Communities in Pompano Beach
Buying into an older Broward condo or co-op building, and how to read its numbers
Most 55+ buying in Pompano Beach means an older condo or co-op apartment: Census data shows 49.6% of homes are in buildings of 10 or more units, with a median build year of 1974. Zillow's typical Pompano condo is about $245,906, but in buildings this age, the monthly fee and the assessment history tell you more than the price.

Condo or co-op: two different things you can own
Pompano Beach has both condominiums and cooperatives, and they often look identical from the street.
- Condo: you own your unit as real property, with a deed, plus a share of the common areas. You pay your own property tax and can usually finance with a mortgage if the building qualifies.
- Co-op: you own shares in a corporation that owns the whole building, and those shares give you the right to occupy a unit. The property tax is usually paid by the co-op and built into your monthly fee. Financing is harder to find, and the board typically approves every buyer.
Both can be age-restricted. The Housing for Older Persons Act requires at least 80% of occupied units to have a resident 55 or older, with published and enforced age rules. Many Pompano buildings from the 1970s were built as adult communities; confirm each building's current status in its documents.
Board approval is common in both. Expect an application, a fee, a background check and sometimes an interview, and build that time into your closing date. Ask about rules on pets, vehicles, guests and how long a unit must be owned before it can be sold again. These rules shape daily life and your resale buyer pool, so read them before the inspection rather than after.

Inspections and reserves in a 1970s building
A building from 1974 is past 50 years old. Broward County has long required recertification of older buildings, and Florida's post-2022 law added a statewide milestone inspection for condo and co-op buildings of three or more habitable stories, repeated every 10 years after the first one. Many Pompano towers have already gone through it, and the repair findings are now showing up in budgets and assessments.
The Structural Integrity Reserve Study is the other big document. Since budgets adopted on or after December 31, 2024, owners cannot vote to waive or reduce SIRS reserves. A building that underfunded reserves for years may now be raising fees sharply or passing a large special assessment.
- Ask for the milestone inspection report and whether any repairs it called for are complete
- Ask for the SIRS and compare its yearly reserve number with the current budget
- Get a list of every special assessment in the last five years and any under discussion

Pompano prices and what the condo drop means
Zillow's home value index shows the typical Pompano Beach condo down 4.5% over the past year, while the typical single-family home, about $445,858, slipped only 0.8%. The overall typical home is about $350,137, up 21.6% over five years.
By size, a 1-bedroom is about $166,589 and a 2-bedroom about $295,957. In 55+ buildings, a 1-bedroom or small 2-bedroom is often priced below those figures, especially where an assessment is pending. A low price in an older tower usually means the buyer will be paying for something soon. Price the unit as purchase price plus your share of known and likely assessments.
Seasonal owners, insurance and the beach
Census data shows 13.3% of Pompano Beach homes are seasonal, and many winter residents own condos east of the Intracoastal. The 65+ share citywide is 19.3%, with a median age of 41.3, so the older population is concentrated in particular buildings and neighborhoods rather than spread evenly.
In a condo, the association insures the building structure under a master policy, and you carry an HO-6 policy for your unit's interior and your belongings. Ask the association for the master policy's hurricane deductible, since a large storm loss can turn into a special assessment. Check the FEMA flood zone; buildings near the ocean and the Intracoastal often sit in coastal zones, and flood insurance is separate from your HO-6.
Getting financing, or paying cash
Lenders review the building before they lend. Low reserves, a big special assessment, litigation or many delinquent owners can make a condo non-warrantable, limiting you to portfolio loans or cash. Co-op shares are harder still. If you need a mortgage, get the building reviewed by your lender in the first days of the contract.
Cash buyers should run the same review. The issues that worry lenders are the ones that later show up as fee increases. Resale condo buyers in Florida have 7 days after receiving the association documents to cancel, excluding weekends and legal holidays.
Pompano against nearby cities, and Broward closing customs
Deerfield Beach, just north, is about $271,903 on Zillow's all-homes index and also has a large stock of older 55+ condos. Tamarac is about $291,266 and Lauderhill about $211,924. Fort Lauderdale runs higher at about $509,743.
In Broward, the buyer customarily pays for the owner's title policy, a state-set rate. Seller pays the deed stamps of $0.70 per $100 in most contracts. Full-time residents can claim homestead on a condo, up to $51,411 off assessed value in 2026; co-op owners usually get the benefit through the co-op's tax bill, so ask how the building handles it. I put Pompano buildings side by side on fee, reserves and assessments before price when I build a shortlist.
Quick answers

Yes, many older buildings are age-restricted. Confirm each building's current age policy in its documents, since some have changed over time.
What is the difference between a condo and a co-op in Pompano Beach?
A condo is a deeded unit; a co-op is shares in a corporation that owns the building. Co-ops are harder to finance and require board approval.
Why are some Pompano Beach 55+ condos so cheap?
Often because of rising fees, pending repairs or special assessments in older buildings. Read the reserve study and board minutes before you buy.
Can I get homestead on a co-op in Pompano Beach?
Co-op residents can usually receive a homestead benefit through the co-op's property tax. Ask the association how it applies the exemption.
