55+ Communities in Hernando
Golf and country club communities, a gated 55+ enclave and many manufactured homes
Hernando in Citrus County has 55+ options at two very different price levels: the typical home is valued at about $350,295 on Zillow's home value index, while Census data shows 43.7% of homes are mobile or manufactured, which is where most of the lower-cost retiree housing sits. With 38.5% of residents 65 or older, Hernando is one of Citrus County's retirement centers.

Age-restricted versus age-targeted
The distinction matters a lot here. Under the federal Housing for Older Persons Act, a truly age-restricted community needs at least one resident 55 or older in at least 80% of occupied homes, published policies and age verification. Age-targeted communities market to retirees and are full of them, but anyone can buy.
In Hernando:
- The Villages of Citrus Hills and Terra Vista are large golf and country club communities that draw many retirees. They are generally age-targeted, not age-restricted, so check the rules for the exact section.
- Arbor Lakes is a gated, age-restricted 55+ community of single-family homes.
- Manufactured-home communities in and around Hernando include both 55+ parks and all-age parks.
Always confirm age rules in the recorded documents for the specific property. The difference shows up when you sell. An age-restricted home can only go to a buyer household that meets the rules, which narrows demand, while an age-targeted home in a golf community can be sold to a younger family or a remote worker as easily as to a retiree.

Manufactured homes: land lease or owned lot
With 43.7% of Hernando's homes counted as mobile homes, this is the biggest housing category for many retirees. The key question is who owns the land.
- Land-lease communities: you buy the home, but pay monthly lot rent to the park owner. The purchase price is low, but lot rent can rise each year, and it reduces what a future buyer will pay. Florida's Mobile Home Act gives residents certain protections; read the prospectus and lot rent history.
- Owned-lot communities: you own the home and the land, often with an HOA. Prices are higher, but there is no lot rent and the home is easier to finance and sell.
On any manufactured home, check the year built. Homes built after mid-1994 were built to stronger federal wind standards, and many insurers treat older units very differently. Ask for the HUD labels and tie-down information.

Prices across home types
Zillow's figures for Hernando:
- Typical single-family house: about $360,903, down 0.7% over the year.
- Condo: about $139,120, down 10.2%.
- 2-bedroom: about $225,962.
- 3-bedroom: about $379,086.
- 4-bedroom: about $498,608.
The lower third of the market ends around $221,255, and much of that tier is manufactured housing and older homes. Over five years, the typical home is up 15.5%. Compared with nearby towns, Hernando is the most expensive in this part of Citrus County, ahead of Lecanto at about $333,494 and well above Beverly Hills at about $232,684 and Inverness at about $236,583. That is driven by the golf communities and larger newer houses.
Golf, clubhouse and HOA costs
In the golf and country club communities, the cost of living includes more than the HOA fee. Ask for:
- The HOA fee and what it covers (common areas, gate, lawn care in villa sections).
- Club membership requirements: whether membership is mandatory, the tiers, the initiation fee and recent dues increases.
- Any CDD or special assessment.
- Rules on pets, guests, vehicles and exterior changes.
A retiree on a fixed income should model the dues rising over time. In a club community, the club's finances are part of your financial picture, so ask how it has handled increases in recent years.
Who lives in Hernando
Census figures show about 9,299 residents, a median age of 59.9 and 38.5% aged 65 or older. About 10.3% of homes are seasonal, so some neighbors are part-year residents from up north. Only 53.3% of homes are single-family detached and none are in buildings of 10 or more units, so condo towers are not part of the picture. The median home was built in 1986.
The area is rural-feeling, with lakes, woods and the Withlacoochee State Trail, a paved rail trail popular with cyclists and walkers, nearby. Lake Hernando and the Tsala Apopka chain of lakes are close by.
Healthcare, roads and storms
U.S. 41 runs through Hernando north to Dunnellon and south to Inverness, where HCA Florida Citrus Hospital is located. Larger specialty care and major airports are farther away, mainly toward Ocala, Gainesville or Tampa.
Hernando is inland, so surge is not a concern, but hurricanes bring wind and rain. For manufactured homes, wind is the bigger risk; for site-built homes, get a wind mitigation report and, on older homes, a 4-point inspection. Lots near lakes and wetlands should be checked for flood zone. Hurricane deductibles in Florida apply once per calendar year, and choosing a deductible you can cover matters on a fixed income.
Homestead and taxes for retirees
Florida has no state income tax. If Hernando is your permanent residence, the homestead exemption can reduce assessed value by up to $51,411 in 2026, and Save Our Homes caps yearly increases at 3% or inflation. A manufactured home titled as real property with land you own can qualify. In a land-lease park, the property tax on the land is the park owner's, and you may pay a smaller tax on the home itself. Ask the Citrus County Property Appraiser how it works for the home you are considering. If you tell me your budget and whether you want golf, a gated 55+ or a manufactured home with low fees, I can line up options in each category with their real monthly cost.
