Best Neighborhoods to Buy a Home in Plantation

Seven Zillow neighborhoods, four budgets, one city built over 70 years

The best neighborhood to buy in Plantation comes down to which of four budgets you are in, because Zillow's neighborhood values run from about $268,351 in Lauderdale West to about $1,074,493 in Plantation Acres. The higher-priced neighborhoods also held up best over the past year, while the lower-priced, condo-heavier ones fell.

What the Zillow neighborhood figures cover

Each number below is Zillow's typical value for all home types inside its boundary for that neighborhood. Where condos and villas dominate, the figure reflects them; where houses dominate, it reflects houses. Zillow only tracks seven Plantation neighborhoods, and many subdivisions buyers will hear about are not on the list, so treat these as reference points rather than a complete map.

For context, Plantation's citywide typical home is about $492,003 (down 1.6% in a year, up 23.3% over five), its typical condo about $203,988 and its typical single-family house about $614,499. Census data puts the median build year at 1984.

Under $350,000: Lauderdale West and Mirror Lake

Lauderdale West is an established 55+ community with attached villas and condo-style homes, so its value reflects older-adult housing and association costs. Buyers there should read the association's budget, reserves, insurance and age rules with the same care as any condo purchase. The 7.1% drop is the steepest on the Plantation list, in line with the pressure on older associations across Broward.

Mirror Lake sits at a price level that, citywide, matches neither a typical 2-bedroom ($256,953) nor a typical 3-bedroom ($521,673), which suggests a mix of attached and smaller detached homes. Look at recent sales by property type before comparing it with the rest of the city.

Around the city average: Plantation Park East

Plantation Park East is about $472,826, down 0.9% in a year and up 31.6% over five years, the strongest five-year gain on the list after Plantation Acres. Its value sits just under the city's all-homes figure and below the typical 3-bedroom price.

A neighborhood at this level usually means older single-family houses, some updated and many not. That is where the inspection does most of the work. Check the roof permit date, the electrical panel, the drain lines under the slab and permits for any enclosed garage or addition. Updated houses here can sell well above the neighborhood's typical figure, and original ones below it.

$675,000 to $830,000: Country Club Estates, Plantation Gardens and Plantation Isles

All three gained value over the past year while the city as a whole dipped. They sit above the citywide single-family figure, between the typical 3-bedroom and the upper-third threshold of about $807,139, with Plantation Isles just above it. These are established single-family areas where buyers pay for lot size, trees, location and, on canal lots, water.

For a waterfront lot, ask about seawall condition and age, dock permits and the elevation certificate, and price flood insurance separately. For any older house in this tier, a full set of inspections and an insurance quote before the inspection period ends are what protect you.

The top: Plantation Acres

Plantation Acres is about $1,074,493, up 3.7% in a year and 34.5% over five, the best figures on both counts in the city. It lies in the western part of Plantation and is known for large lots, commonly an acre or more, with some properties keeping horses. That is why the city's 5-bedroom figure reaches about $1,270,875.

Large-lot purchases bring their own checks: septic systems on some properties, well water on some, drainage across the lot, the condition of barns, fences and outbuildings, and what the zoning allows if you plan to add a guest house or keep animals. Confirm utilities on the specific lot, since they vary.

What the one-year split between tiers tells a buyer

Over the past year, every Plantation neighborhood above $675,000 gained value and every one below $475,000 lost it. The pattern follows housing type more than geography. The lower tiers carry more attached homes, villas and condos, where rising association fees, reserves and building insurance have pushed values down. The upper tiers are detached houses on larger lots, where demand from move-up buyers stayed steady.

For a buyer, that means more negotiating room at the low end and less at the top. It also means the cheapest homes need the most document review, because the cause of the price drop is usually in the association's budget and minutes.

Comparing these tiers with nearby cities

Plantation's all-homes value of about $492,003 sits between Sunrise ($360,778) and Davie ($515,457) on Zillow's index, and well below Weston ($718,627). A buyer priced out of Country Club Estates or Plantation Gardens may find newer houses for similar money in parts of Davie or Pembroke Pines, at the cost of a longer drive east. A buyer looking at Lauderdale West can compare 55+ options in Tamarac ($291,266) and Lauderhill ($211,924).

Across every tier, two numbers decide the monthly cost as much as the price: insurance and taxes. The assessment resets after you buy, and a full-time resident's 2026 homestead exemption is worth up to $51,411 off assessed value. I usually give buyers a shortlist with two Plantation neighborhoods and one alternative city side by side, with insurance quotes attached, because older homes can quote very differently from newer ones.
