Buying a Condo in Rockledge

Mostly low-rise and townhouse-style condos, many reaching their 30s

A typical Rockledge condo costs about $213,995 on Zillow's home value index, down 3.0% over the past year and about half the price of a typical single-family house in the city ($418,816). Rockledge condos have held value better than most in Brevard, but the buildings are now old enough that reserves and inspections decide whether a unit is a good buy.

Rockledge condo prices in context

Zillow's condo index for Rockledge peaked in September 2022 at about $237,608 and has eased about 9.9% since. Over five years it is still up 14.8%. Houses in the city are down just 0.4% over the past year.

That condo decline is milder than much of the county. Across Brevard, condo prices have fallen faster than house prices since 2022, as buyers priced in higher fees, insurance and the cost of the state's new reserve rules. Rockledge's newer average building age is one reason its condos have held up.

By size, Zillow shows a typical 2-bedroom (condo or house) at about $238,689. There isn't enough 1-bedroom data for a city figure, which tells you most condos here are 2-bedroom units or larger.

What Rockledge condos look like

Census data puts the city's median build year at 1990, and 12.5% of homes are in buildings of 10 or more units. Most condos here are garden-style buildings of two or three stories, townhouse-style units and villas, along with some condo communities near the river. High-rise towers are not a big part of the market.

A building from 1990 turns 30 in 2020; one from 1996 turns 30 in 2026. Many Rockledge condo associations are going through their first round of Florida's milestone inspection and reserve requirements right now, which is the most important thing to ask about.

Age matters for the inside of the unit too. In a 1980s or 1990s condo, check the age of the AC system, the water heater and any polybutylene plumbing, which some insurers won't cover. Ask whether windows and sliding doors are original, since the association's rules may make owners responsible for replacing them.

Milestone inspection, SIRS and reserves

Florida's post-2022 condo laws apply to any condo building with three or more habitable stories:

Ask for the reports themselves. If an association is just now funding reserves it used to waive, expect the monthly fee to rise. If the inspection found repairs, ask how they will be paid: from reserves, a loan or a special assessment.

Two-story buildings and townhouses don't fall under the milestone rule, but their roofs and plumbing age just the same. Ask what the reserve schedule says about each.

Condo or HOA townhouse: what you own and insure

In Rockledge, two buildings that look alike can be legally different. In a condominium, you own your unit's interior plus a share of the common elements, and the association's master policy covers the structure. You buy an HO-6 policy for your interior and contents. In a townhouse under an HOA, you often own the land and the whole structure, and you need a full homeowner's policy, roof and all.

That changes the monthly math. A condo fee may look higher because it includes building insurance; a townhouse HOA fee may look low because you pay that insurance yourself. Compare the total of fee plus your own insurance, not the fee alone.

On an HO-6 policy, ask about loss assessment coverage. If a hurricane triggers the master policy's deductible, the association can split that cost among owners, and loss assessment coverage can pay your share. For a ground-floor unit, check the FEMA flood zone and whether the association carries flood insurance on the building; if it doesn't, and the building is in a high-risk zone, your lender may object.

Fees, assessments and the 7-day review

Before writing an offer, ask the listing agent or manager for:

Florida gives resale condo buyers 7 days, excluding weekends and legal holidays, after they receive the association documents to cancel the contract. In my experience, the board minutes are where upcoming roof replacements and assessments show up first.

Getting a loan on a Rockledge condo

Lenders review the association before approving a condo loan. A warrantable building meets Fannie Mae and Freddie Mac guidelines and opens up the widest range of loans. A non-warrantable building, for example one with low reserves, open critical repairs, litigation or many owners behind on fees, limits you to portfolio loans with larger down payments, or cash.

Townhouses under an HOA usually avoid the condo review. Ask your lender to start the condo questionnaire as soon as your offer is accepted.

Rockledge condos suit downsizers, first-time buyers and part-year residents who want to be close to the river, I-95 and the hospital without the price of a house. Compared with the typical home in Cocoa (about $297,053) or Merritt Island (about $430,278), a Rockledge condo is a lower-cost way into central Brevard. A shortlist built from associations with current reports is the best place to start.

What buyers ask me

How much is a condo in Rockledge, FL?

Zillow's typical Rockledge condo is about $213,995, down 3.0% over the past year and up 14.8% over five years.

Is Rockledge a good place to buy a condo?

Rockledge condos have held value better than many in Brevard and the buildings are generally newer. Check each building's milestone inspection, reserve study and planned assessments.

Do Rockledge condos need milestone inspections?

Buildings with three or more habitable stories do, by the end of the year they turn 30, then every 10 years. Many Rockledge buildings are reaching that age now.

Is a townhouse in Rockledge the same as a condo?

Not always. Some are condos, where the association insures the building; others are HOA townhouses, where you own and insure the structure. Check the declaration.
