Moving to Melbourne, FL
A year-round Space Coast city built around aerospace jobs, with the beach a causeway away
Melbourne is one of the more practical places to move to on Florida's Atlantic coast: Zillow's typical home is $357,832, values are up 17.1% over five years, and the city has its own airport, a regional hospital and a large aerospace employment base. It is a mainland working city rather than a beach town, so newcomers trade an ocean view for lower prices, more houses and a calendar that does not empty out in summer.

Is Melbourne a good place to live
For most buyers who need a job or a reliable year-round community, yes. Census data counts about 86,576 residents with a median age of 42.5, and only 3.7% of homes are seasonal. That is a city where the neighbors are home in August, the schools and youth sports fill up in fall, and businesses do not depend on winter visitors.
The economy leans on aerospace, defense and technology. L3Harris has its headquarters in Melbourne, Northrop Grumman has a large operation at the airport, and Florida Institute of Technology sits in the city. Kennedy Space Center and the Cape are within commuting distance to the north. Buyers moving for one of those employers usually find the commute is the deciding factor in where they buy.

What housing costs and what you get
Zillow's home value index puts the typical single-family house at $376,169 and the typical condo at $174,557. Over the past year houses slipped 0.4% and condos 4.0%, so buyers have more negotiating room now than in 2021 and 2022.
- Two-bedroom homes: about $211,575
- Three-bedroom homes: about $340,659
- Four-bedroom homes: about $533,450
Census shows 57.2% of homes are detached houses, 17.3% are in large buildings and 4.1% are mobile homes. The median year built is 1985. In practice that means a lot of 1970s to 1990s block homes on their own lots, plenty of condos and townhomes in older low-rise complexes, and newer subdivisions mostly on the western side of the metro area.
The lower third of the market tops out near $229,494 and the upper third starts near $588,916. At the low end you will mostly see older condos, two-bedroom houses and manufactured homes; ask whether a manufactured home's land is owned or leased, because that changes financing, insurance and monthly cost. At the high end are riverfront homes, larger houses on big lots and newer construction. The middle third, between those two figures, is where most three-bedroom block homes trade, and it is also where competition is steadiest.

Melbourne is part of a cluster of separate cities
Newcomers often treat everything with a Melbourne mailing address as one place. It is several. West Melbourne ($372,498 on Zillow's all-homes index) is its own city west of the core. Palm Bay ($303,347) is a large separate city to the south. Viera, to the north, is a large planned community, mostly in unincorporated Brevard County. Across the lagoon, Indialantic, Indian Harbour Beach ($454,478), Satellite Beach ($515,720) and Melbourne Beach ($616,177) are independent beach towns.
Each has its own taxes, rules and character. When a listing says Melbourne, check which city or unincorporated area the address is actually in, since that affects the millage on your tax bill, utilities and permitting.
Getting around
I-95 runs north-south along the western edge of the city, and US 1 follows the Indian River Lagoon on the east side. US 192 heads east over the causeway to the beaches and west toward Kissimmee. Melbourne Orlando International Airport is inside the city, and Orlando International is reachable by I-95 and SR 528. The older districts of downtown Melbourne and Eau Gallie, both on the river, have restaurants, galleries and waterfront parks. Most daily life still needs a car.
The weather sets the rhythm of the year. Summers are hot and humid with afternoon storms, and hurricane season runs from June through November. Most long-time residents keep shutters or impact windows, a generator or battery backup, and a plan for where to go if an evacuation is ordered.
Pros and cons for a buyer
Pros:
- Lower prices than the beach towns across the lagoon.
- A real local job market, an airport and a hospital in the city.
- A wide mix of housing, from inexpensive condos to large houses.
- Florida has no state income tax.
Cons:
- The ocean is a drive, not a walk.
- Older homes need insurance-driven inspections and sometimes a new roof.
- Hurricane exposure is real, even on the mainland.
- Condo values have been soft, which matters if you plan to sell within a few years.
What newcomers get wrong
Budgeting insurance last. With a 1985 median home, a 4-point inspection and a wind mitigation report decide much of your premium. A house with a 20-year-old roof may be hard to insure at a good price. Get a quote before the inspection period ends, and ask for the roof permit date.
Assuming the mainland means no flood risk. Areas near the lagoon, the Eau Gallie River, creeks and low ground can be in FEMA high-risk zones. Check the flood zone for the exact address and ask for an elevation certificate.
Using the seller's tax bill. The assessed value resets to market value after the sale. A full-time resident can claim homestead, which takes up to $51,411 off assessed value in 2026 and caps future increases at 3% or CPI. File by March 1 of the year after you buy.
Overlooking HOA and CDD charges. Many older Melbourne neighborhoods have no HOA. Newer subdivisions nearby often do, and some add CDD assessments on the property tax bill. Read the disclosures and the tax history.
If you are moving for a job, start with the commute and work outward. A shortlist built around a 20-minute drive to work usually narrows the city to a few neighborhoods quickly.
