Moving to Cocoa, FL
A mainland river town with older houses and some of the lowest prices in central Brevard
Cocoa is a reasonable place to live for buyers who want a detached house near the Space Coast without beach prices: Zillow's typical home here is $297,053, about $159,000 less than Cocoa Beach. It is a separate mainland city on the Indian River, mostly year-round residents and older single-family homes, so the questions are about the house's age and the street rather than the ocean.

Cocoa and Cocoa Beach are two different places
This is the most common mix-up among newcomers. Cocoa sits on the mainland, on the west shore of the Indian River Lagoon. Cocoa Beach is on the barrier island, across the Indian River, Merritt Island and the Banana River. The two are connected by SR 520, and the drive takes a while in season traffic.
The housing is different too. Census data shows 61.9% of Cocoa's homes are single-family detached and only 19.4% are in large buildings, while Cocoa Beach is mostly condos. Only 2.7% of Cocoa's homes are seasonal, against roughly a quarter on the island. Cocoa is where people live all year and drive to the beach.

What housing costs and how prices moved
Zillow's home value index puts the typical single-family house at $305,002, up 0.6% over the year, and the typical condo at $183,461, down 0.3%. All homes rose 18.5% over five years and that is a faster climb than Melbourne's 17.1% over the same period.
- Two-bedroom homes: about $176,745
- Three-bedroom homes: about $292,754
- Four-bedroom homes: about $379,148
- Five-bedroom homes: about $489,143
The lower third of the market tops out near $198,271 and the upper third starts near $416,008. Waterfront and river-view homes, plus larger houses in established neighborhoods, sit at the top. Older two-bedroom houses and condos make up the bottom.
Condos are a smaller part of the market here, and at $183,461 the typical unit costs about 40% less than a typical house. Most are older low-rise and mid-rise complexes. For buildings of three or more stories, Florida now requires milestone inspections and a funded Structural Integrity Reserve Study, which has pushed association fees up in many older complexes. Ask for the budget, the reserve study and the last year of board minutes, and read them inside your 7-day review window. A cheap unit with a large assessment coming is not cheap.

An older housing stock: what that means for you
Census puts the median year built at 1975, so half of Cocoa's homes are around 50 years old or older. Many are concrete block ranch houses on their own lots, with no HOA. That brings freedom and lower monthly costs, and also the systems that come with age.
- Insurers usually want a 4-point inspection covering roof, electrical, plumbing and HVAC.
- A wind mitigation report can lower the premium if the roof has straps or clips and the openings are protected.
- Ask about cast iron drain lines, older electrical panels and the date of the last roof permit.
- Look up the FEMA flood zone. Streets near the river and low areas can be in high-risk zones; higher ground inland often is not.
A renovated house with a new roof and updated systems often costs less to insure than an original one at a similar price. Price that gap into your offer.
Getting around from Cocoa
Cocoa's location is one of its strongest points. I-95 runs along the west side of the city, US 1 runs along the river, SR 520 heads east to the beaches and SR 528, the Beachline, connects to Orlando and Orlando International Airport. Kennedy Space Center and Port Canaveral are a short drive northeast, which makes Cocoa practical for people working in the space industry or at the port.
Historic Cocoa Village, the older downtown on the river, has shops, restaurants and a riverfront park. Daily errands are spread along US 1 and SR 520. Like most of Brevard, you will want a car.
Pros and cons of living in Cocoa
What works:
- Detached houses at prices below most nearby cities, including Rockledge ($397,116), Merritt Island ($430,278) and Melbourne ($357,832).
- A year-round community with a median age of 44.9 and 21.8% of residents 65 or older.
- Quick access to I-95, the Beachline and the Cape.
- Many homes with no HOA.
What to weigh:
- Older homes that need inspection and insurance homework.
- Quality and condition vary a lot from street to street, so see a neighborhood at different times of day before you commit.
- The beach is a drive, not a walk.
- Riverfront and low-lying areas carry flood exposure.
Taxes and the first-year surprises
Florida has no state income tax. If the house is your permanent home, file for homestead by March 1 of the year after you buy. It cuts assessed value by up to $51,411 in 2026, and Save Our Homes then caps annual increases at 3% or CPI. Your assessment resets to market value after the sale, so the seller's tax bill is not yours. With prices up 18.5% in five years, a long-time owner's bill can be far below what you will pay.
The other first-year surprise is insurance. Get homeowners and, if needed, flood quotes during the inspection period, and plan for a hurricane deductible, usually 2% or 5% of dwelling coverage. On a $305,002 house, 2% is about $6,100. Titusville ($271,676) and Palm Bay ($303,347) are the other lower-priced mainland options if Cocoa doesn't fit. A shortlist that mixes Cocoa with one of those shows the trade-offs quickly.
