Moving to Palm Bay, FL

Brevard's biggest city by population, and one of its cheapest to buy in

Palm Bay is a good place to live for buyers who want a newer, affordable single-family house on the Space Coast: Zillow's typical home is about $303,347, roughly $54,500 below Melbourne next door. What you give up is closeness to the beach and the river, and you take on some homework about lots, utilities and new supply.

What kind of city Palm Bay is

With about 130,132 residents, Palm Bay has the largest population in Brevard County. It is spread out: most of the city was laid out decades ago as a grid of residential lots, and houses went up one by one. That is why Census data shows 83.5% of homes as single-family detached and only 4.7% in buildings of 10 or more units.

The median home was built in 1993, younger than most of the Space Coast. Houses from the 1980s sit next to houses finished last year, and new homes keep appearing on remaining lots and in newer subdivisions on the west side of the city.

Palm Bay borders Melbourne to the north, and I-95 runs through the city. Melbourne Orlando International Airport is a short drive north. Ocean beaches are on the barrier island, reached by crossing the Indian River through Melbourne or further south.

What a house costs and where prices are heading

Zillow's home value index puts the typical Palm Bay single-family house at about $305,470. By size:

The middle of the market is tight. The lower third ends around $237,626 and the upper third starts around $367,927, so most houses sell within roughly $130,000 of each other. A move from three to four bedrooms costs only about $64,000 here.

Prices have been easing. The index peaked in September 2022 at about $332,276 and is about 8.7% lower now. It is down 1.2% over the past year and up 15.1% over five years. The data describes a flat to slightly soft market, which gives buyers some room to negotiate on price and repairs.

Who lives in Palm Bay

Palm Bay is younger than most of Brevard. The median age is 41.0, and 19.0% of residents are 65 or older, a low share for coastal Florida. Only 3.7% of homes are seasonal, so the city is a year-round, working community, and streets stay just as busy in August as in February.

That shapes the housing. Sellers are often families moving up or relocating for work, not estates or snowbirds, and houses tend to be ordinary 3- and 4-bedroom homes with garages and yards. Few listings come with the golf, clubhouse or waterfront amenities common in Brevard's retiree markets.

Many residents commute to aerospace, defense, healthcare and other employers around Melbourne and the wider Space Coast. That is part of why buyers moving for a job at the Cape or in Melbourne so often end up looking here.

Pros and cons for a buyer

Pros

Cons

Storms, flood zones and insurance

Palm Bay is inland from the barrier island, which helps with storm surge, but it is not free of flood risk. Parts of the city near Turkey Creek, drainage canals and wetland areas are mapped in FEMA flood zones, and heavy rain can flood low streets. Check the flood zone for the exact address and ask the seller whether the house has taken water.

For the homeowner's policy, a house built after Florida's 2002 statewide building code usually quotes better than an older one, and a wind mitigation report can earn discounts on either. Get quotes during your inspection period, and set aside cash for a hurricane deductible of 2% to 10% of dwelling coverage.

Hurricane prep is mostly practical for a Palm Bay homeowner: shutters or impact windows, a plan for trees near the roof, and a generator if you work from home. Inland Palm Bay is rarely the first area ordered to evacuate, but power outages after a storm can last days.

Taxes and what newcomers get wrong

Florida has no state income tax, and homestead takes up to $51,411 off the assessed value of a permanent residence in 2026, with future increases capped at 3% or CPI. Your assessment resets to your purchase price after the sale, so a seller who has owned since 2015 may show a much lower tax bill than you will get.

What people relocating to Palm Bay most often miss:

A shortlist that puts a resale house and a new build side by side at your budget is usually the clearest place to start.

Quick answers

Is Palm Bay, FL a good place to live?

For buyers who want an affordable, newer single-family house on the Space Coast, it often is. The trade-offs are a longer drive to the beach, a car-dependent layout and uneven utilities in older sections.

How much does a house cost in Palm Bay?

Zillow's typical Palm Bay single-family home is about $305,470. A typical 3-bedroom is about $283,771 and a 4-bedroom about $348,063.

Are home prices in Palm Bay going down?

Slightly. Zillow shows the typical home down 1.2% over the past year and about 8.7% below its September 2022 peak, but up 15.1% over five years.

How far is Palm Bay from the beach?

The ocean beaches are on the barrier island across the Indian River. From most of Palm Bay, that means driving through Melbourne or south to a causeway, so plan on a drive rather than a short hop.
