Buying a House in Palm Bay
Most house per dollar in central Brevard, with a few local checks
Buying a house in Palm Bay costs about $305,470 for a typical single-family home on Zillow's home value index, down 1.2% over the past year. A typical 4-bedroom is about $348,063, which is less than a 3-bedroom in Rockledge, so the city is where Brevard buyers stretch a budget furthest.

Prices by bedrooms and how tight the market is
Zillow's figures by size:
- 2 bedrooms: about $186,567
- 3 bedrooms: about $283,771
- 4 bedrooms: about $348,063
- 5+ bedrooms: about $423,251
The steps between sizes are small compared with nearby cities. In Palm Bay, going from three to four bedrooms adds only about 23% to the price, and a fifth bedroom adds about 22% more. Larger families get the most out of Palm Bay's pricing.
Over five years, Zillow shows Palm Bay houses up 15.1%. The index has been easing since its 2022 high, and the last year brought a 1.2% decline. For a buyer, a flat market means you can ask for repairs, a credit toward closing costs or a lower price without competing against five other offers, as long as the house has been listed for a while.
The range is narrow too. A third of homes are worth less than about $237,626, and a third more than about $367,927. Below that lower line you will see older, smaller houses and homes needing work; above the upper line, newer and larger houses, plus some on bigger lots or near water.

Roof, wind mitigation and the insurance quote
Census data puts Palm Bay's median build year at 1993. A good share of houses predate the 2002 Florida Building Code, and many were built after it. That split shows up in insurance quotes.
- Roof age: the first question every insurer asks. Ask for the permit date, not the seller's memory.
- Wind mitigation report: a hip roof, roof-to-wall clips or straps, a secondary water barrier and impact-rated windows or shutters can each lower the premium.
- 4-point inspection: usually required for older houses, covering roof, electrical, plumbing and HVAC.
Get at least two quotes during your inspection period. If no private insurer will write the house, Citizens Property Insurance is the state-backed option of last resort, which also tells you something about the house.
Flood zone, drainage and lot checks
Palm Bay sits on the mainland, but low areas near creeks, drainage canals and wetlands are mapped in FEMA flood zones. Check the zone for the exact address. A lender will require flood insurance in an A zone on a federally backed loan; outside one, a flood policy is often inexpensive and worth pricing.
Look at the lot itself, too:
- Which way does water drain during a heavy rain, and does the street have swales or storm drains
- Is the house on city water and sewer, or on a well and septic system
- Are vacant lots next door likely to be built on, and how will that change drainage and views
On septic, order a septic inspection. On a well, test the water. Both are cheap compared with fixing them after closing.
HOAs, CDDs and new homes nearby
Many houses in the older parts of Palm Bay have no HOA at all. Newer subdivisions usually have one, and some planned communities also carry a community development district (CDD) assessment that appears on the property tax bill. Ask for the HOA budget and the CDD amount before you compare two houses, because a CDD can add a meaningful sum every year.
New construction competes directly with resale here. When a builder offers closing cost help or a rate buydown nearby, resale sellers often have to match it on price. Use that when you negotiate.
For cash to close on a typical Palm Bay house with a mortgage, plan for the down payment plus the lender's charges, the lender's title policy, doc stamps on the note at $0.35 per $100 of the loan, intangible tax at 0.2% of the loan amount, prepaid taxes and insurance, and inspections. Sellers in Brevard customarily pay the deed doc stamps. The cash-to-close table on this page shows a worked example.
Homestead and the tax reset after you buy
If the house becomes your permanent Florida residence, homestead takes up to $51,411 off the assessed value in 2026: $25,000 on all levies and up to $26,411 more on non-school levies. After the first year, assessment increases are capped at 3% or CPI, whichever is lower.
The assessment resets to market value after a sale. A long-time owner's tax bill can be far below what yours will be, so estimate taxes from your purchase price. Buyers keeping a primary home elsewhere get no homestead exemption and a 10% cap on non-school levies. Amendment 3 on the November 3, 2026 ballot could change these rules; the outcome is unknown as I write. This isn't tax advice.
If you want to see what your budget buys across older and newer parts of the city, a shortlist is the easiest way to compare.
