Buying a Condo in West Melbourne
A small, mostly low-rise condo market inside a city built around houses
The typical West Melbourne condo is worth about $176,417 on Zillow's home value index, down 3.1% over the past year. That is less than half the typical single-family house at about $385,972, so a condo is the lowest-cost way to own here, as long as you read the association's finances as closely as the unit.

A condo market that is small by design
West Melbourne is a city of houses. Census data shows 68.7% of homes are single-family detached and only 13.6% of units sit in buildings with 10 or more units. The median home was built in 2003, which is young for the Space Coast, but the condo stock tends to be a mix of low-rise complexes and villas of varied ages rather than towers. There are no oceanfront high-rises here; those sit across the lagoon on the barrier island.
A thin market cuts both ways. You face less competition from other condo buyers, and you have fewer comparable sales to support a price. When I price a West Melbourne condo, I often have to use sales from the same complex over a longer period, adjusted for condition, because the neighboring buildings are too different to compare.

Prices: condos versus everything else
Zillow's index puts a typical 2-bedroom West Melbourne home at about $191,212; Zillow does not report a 1-bedroom figure for the city, which tells you how few small units there are. The lower third of the whole market sits near $245,930, so most condos fall below the price of the cheapest houses.
Condos lost 3.1% in a year while houses lost 0.7%. That is a milder drop than in many Florida condo markets with older high-rises. Partly that reflects building type: many low-rise complexes face lower structural repair costs than concrete towers on the coast. It does not mean fees are low. Roofs, paving, painting and insurance still have to be paid for by the owners.

Which condo safety rules apply to a low-rise
Florida's condo safety rules turn on building height. Milestone structural inspections and the Structural Integrity Reserve Study apply to buildings of three or more habitable stories. A building of that height needs its milestone inspection by December 31 of the year it turns 30, then every 10 years, and a SIRS every 10 years. For budgets adopted on or after December 31, 2024, owners cannot waive or reduce the SIRS reserves.
Many West Melbourne complexes are one or two stories, so those two requirements may not apply. That is not a free pass. A two-story complex with a 20-year-old roof and thin reserves still faces the bill. Ask for the reserve schedule and compare the funded balance with the remaining life of the roofs, paving and exterior paint.
The association packet: what to look for
A resale condo buyer can cancel within 7 days (excluding weekends and legal holidays) after receiving the association documents, under the rule in effect since July 1, 2025. In those days, read:
- The budget: how much goes to insurance, reserves, management and landscaping, and how fees changed over the past three years.
- Reserve balances compared with the reserve schedule, and whether any reserves were waived in past years.
- Special assessments passed or under discussion, and who pays them if a vote happens before closing. Negotiate that in the contract.
- Board minutes: roof leaks, drainage complaints, insurance renewals and delinquent owners.
- Rules: pets, vehicles, exterior changes and leasing limits. Leasing limits affect how many future buyers can use a loan on the unit, so they matter at resale.
Also confirm whether the property is a condominium at all. Some West Melbourne villas and townhomes are fee-simple homes under an HOA, where you own the land and roof under your unit and insure them yourself. The documents, insurance and responsibilities are very different.
Insurance and financing
In a condominium, the association's master policy covers the building and you carry an HO-6 policy for the interior, contents and liability. Ask for the master policy's hurricane deductible, which is set as a percentage of the insured value, and add loss assessment coverage to your HO-6 so that an assessment after a storm does not land fully on you. Ground-floor units near ponds or drainage areas deserve a flood zone check and a flood quote.
For a mortgage, the lender reviews the project. A condo is warrantable when delinquencies, single-owner concentration, litigation and deferred maintenance stay within guidelines; otherwise the loan gets harder and usually needs more down. On a $176,417 condo with 20% down, the down payment is about $35,283. On the $141,134 loan, note stamps at $0.35 per $100 are about $494 and the intangible tax at 0.2% is about $282.
When a condo here makes sense, and when a house does
A West Melbourne condo fits a buyer who wants a low price, less yard work and a mainland location near Melbourne-area jobs and the airport. It fits less well if you want water views or beach access, which are on the barrier island and priced higher. If you will live in it full-time, file for homestead: in 2026 the exemption can take up to $51,411 off assessed value, with Save Our Homes capping later yearly increases at 3% or CPI.
Run the full monthly cost, including the association fee and HO-6 premium, against a small house. At these price levels a modest 3-bedroom can come surprisingly close once fees are counted. A shortlist that shows both side by side, with fees included, settles that question quickly.
What buyers ask me
How much is a condo in West Melbourne, FL?

No. West Melbourne is on the mainland. Ocean beaches and beachfront condos are on the barrier island across the Indian River Lagoon.
