Buying a House in Jacksonville
A large, flat market with room to negotiate, and the costs that vary from one subdivision to the next
A typical single-family home in Jacksonville is worth about $296,696 on Zillow's home value index, down 0.2% over the past year, and a 4-bedroom runs about $380,757. That is well under most Florida metros of this size, and a flat year means sellers are negotiating. The real cost differences come from things the list price does not show: CDD assessments, flood zone, insurance and the tax reset after you buy.

Is it a good time to buy a house in Jacksonville
Jacksonville's all-homes index rose 15.6% over five years and slipped 0.4% in the last one. Houses have essentially held their value while condos fell. That combination usually produces a market where buyers can ask for repairs, closing cost credits or a rate buydown without competing against multiple offers on every listing.
I don't make price forecasts. What the data shows is a large city of about 977,670 people where 59.2% of homes are detached houses, so the supply of houses is broad. With that much choice, the deciding factor is usually monthly cost, and that is where the subdivision you pick matters more than the price.

What each bedroom count costs
- 3 bedrooms: about $269,826
- 4 bedrooms: about $380,757
- 5 or more bedrooms: about $555,051
A fourth bedroom adds about $110,900 over a typical three-bedroom, and five bedrooms add another $174,300. Four-bedroom houses are often newer construction in planned subdivisions, which partly explains the jump. Zillow's upper third of the Jacksonville market starts around $443,938, so a typical four-bedroom still sits in the middle of the market.
Families who need four bedrooms on a budget under $400,000 have more options here than in most of Florida's larger cities.

HOA and CDD fees in newer Jacksonville subdivisions
Many master-planned communities built in and around Duval County in the last 20 years were financed through a Community Development District (CDD). The CDD pays for roads, drainage and amenities with bonds, and owners repay them through an assessment on the property tax bill. It is separate from HOA dues.
Two houses at the same price can therefore have very different monthly costs. Before an offer:
- Ask for the CDD assessment amount and how many years remain on the bond.
- Ask whether the bond portion can be paid off early, and at what cost.
- Get the HOA dues, what they cover, and any planned increases.
- Look up the full tax bill, including every non-ad valorem line.
In practice I see buyers compare a newer house with a CDD against an older resale house without one, and the older house often wins on monthly cost even after budgeting for a new roof or air conditioner. The reverse can also be true when the bond is close to paid off. Run both numbers.
Older neighborhoods closer to the urban core usually have no CDD and low or no HOA dues, but the houses are older and need more inspection work.
Flood risk along the river and creeks
The St. Johns River runs through the middle of Jacksonville, with many creeks and marsh areas feeding into it. Hurricane Irma in 2017 caused serious flooding along parts of the river in the city. Distance from the ocean does not settle the flood question here.
Check the FEMA zone of the exact address. If it is in an A or V zone and you have a mortgage, flood insurance will be required. Ask the seller for an elevation certificate and any history of water in the house or garage. Even outside a required zone, a flood quote during the inspection period is cheap information.
Roof, wind mitigation and 4-point inspections
The median year built for Jacksonville housing is 1987. Many houses in established neighborhoods are older, and insurers want specific documents before they quote:
- 4-point inspection on older homes: roof, electrical, plumbing and HVAC.
- Wind mitigation inspection: roof shape, roof-to-wall attachment and opening protection. Credits from this report can lower the premium.
- Roof age: an older roof can raise the premium or limit which carriers will write the policy.
Get a real quote for the address before the inspection period ends. Your hurricane deductible will be set as 2%, 5% or 10% of the dwelling limit, charged once per calendar year; on a $300,000 dwelling limit, 2% is $6,000. Citizens Property Insurance is the state-backed insurer of last resort if private carriers decline.
Cash to close, homestead and nearby price points
On a $296,696 house with 20% down, the loan is about $237,357. Florida note stamps at $0.35 per $100 are about $831, and intangible tax at 0.2% of the loan is about $475. Deed stamps of $0.70 per $100 are usually the seller's. Add title, lender fees, inspections and prepaid insurance.
A sale resets the assessed value to market. If the house is your permanent Florida residence, homestead takes up to $51,411 off the assessed value in 2026, about 17% of a typical house here, and limits future assessment increases to 3% or CPI. Voters decide Amendment 3, which touches both homestead and non-homestead rules, on November 3, 2026, and it needs 60% to pass. This isn't legal or tax advice.
Nearby, Baldwin's typical value is about $209,242, while the beach cities run far higher: about $636,883 in Jacksonville Beach and $790,947 in Neptune Beach. If you send me your budget and bedroom count, I can shortlist subdivisions with the CDD and flood details already checked.
What buyers ask me
How much does it cost to buy a house in Jacksonville, FL?
Zillow's typical single-family value is about $296,696. A 3-bedroom averages about $269,826 and a 4-bedroom about $380,757. Budget separately for closing costs, insurance, and any CDD or HOA fees.
Is it a good time to buy a house in Jacksonville?
Single-family values were flat over the last year, down 0.2% per Zillow, which tends to give buyers more room to negotiate. I don't predict prices; I compare each house against recent nearby sales.
What is a CDD fee in Jacksonville?
It is an assessment on the property tax bill in communities financed by a Community Development District, used to repay bonds for roads, drainage and amenities. It is separate from HOA dues and can be a large part of the monthly cost.
Do I need flood insurance in Jacksonville?
If the house is in a FEMA A or V zone and you have a mortgage, yes. Areas near the St. Johns River and its creeks can carry flood risk well inland, so check the zone for every address.
