What and where Avondale is

Avondale is the southwestern part of the Riverside Avondale historic district, along the St. Johns River. It was developed mostly in the 1920s, a decade after much of Riverside, and the houses show it: Mediterranean Revival, Tudor Revival and Colonial Revival homes, many on larger lots than the bungalow streets closer to downtown.

The Shoppes of Avondale on St. Johns Avenue is the neighborhood's main strip of restaurants and shops. Boone Park, with its tennis courts and playground, is the main green space inside the neighborhood. The largest homes sit along the river and on the streets that run toward it.

Getting around is easy by Jacksonville standards. Downtown is a short drive northeast, and Roosevelt Boulevard (US-17) and I-10 are close for trips south and west.

Prices next to the neighbors

Avondale's $421,736 compares with $367,157 for Riverside, $366,960 for San Marco and $673,145 for Ortega. That puts it above the other in-town historic neighborhoods except Ortega, which is mostly large homes on a peninsula.

Inside Zillow's citywide neighborhood list, only a few suburban areas come close: Beach Haven at $423,541, Greenland and Sans Pareil both near $403,600, and Golden Glades - The Woods at $467,208. So Avondale costs about what a newer house in one of the better-priced suburbs costs, for an older house in a central location.

The trend is moderate. Avondale gained 13.5% over five years, slightly behind the 15.6% citywide figure, and slipped 0.6% over the last year. Prices are holding, without the kind of momentum that pressures buyers to rush.

Buying a 1920s house in 2026

A house built around 1925 can be in excellent shape or can be hiding decades of deferred work, and the listing photos rarely tell you which. The items that cost the most when they surprise you:

On the plus side, many Avondale houses were built with solid materials and have been renovated more than once. A good inspection, plus the permit history from the city, will usually tell you which kind you have.

Historic review and what it covers

Avondale is inside the locally designated historic district, so the city reviews exterior changes. Additions, demolitions, new windows and doors, porches and some fences need approval, called a Certificate of Appropriateness. The goal is to keep the street's character. Interior renovation is not reviewed.

For a buyer planning a big addition or a rebuild, check what has been approved on similar houses nearby before you sign. Plans that would be routine in a suburb can take longer here.

Water, flood zones and insurance

The river side of Avondale and the area near Fishweir Creek are lower than the streets farther inland. During Irma in 2017, the St. Johns reached record levels and water came into some riverfront and creekside homes in the area. Elevation varies a lot block by block.

For every house, look up the FEMA flood zone and ask for an elevation certificate if the seller has one. Ask whether the house has ever taken water. A lender will require flood insurance in an A zone. On a house this age, plan on a 4-point inspection, a wind mitigation report and a quote from more than one insurer before your inspection period ends.

Property taxes after the sale

Long-time owners in Avondale often pay taxes on a capped assessment far below market value. When you buy, the assessment resets to the purchase price. If it is your permanent home, the homestead exemption takes up to $51,411 off the assessed value in 2026 and the Save Our Homes cap limits later increases to 3% or CPI. Estimate your own bill from the purchase price, not from the seller's last bill.

Getting more house for the same budget

Avondale's typical value hides a wide spread. Smaller cottages and houses that need a kitchen, a roof or new systems can list well below the riverfront and fully restored homes. For a buyer with a fixed budget, the trade is usually between a finished house on a less central street and an unfinished one closer to St. Johns Avenue or the river.

If you take the second route, get contractor estimates during the inspection period, and remember that historic review can add time to exterior work. Renovation loans exist for this kind of purchase, but they need a detailed scope of work and bids before closing, so plan for a longer timeline than a standard loan.

Who Avondale fits

Avondale fits buyers who want a large older house with real architecture, close to downtown and the river, and who have the budget and patience for historic homes. It is less suited to buyers who want a low-maintenance house or the lowest price per square foot. If you are weighing it against Riverside or San Marco, compare the same size house in each; that is usually where the price difference becomes clear.

What buyers ask me

Is Avondale Jacksonville a good place to live?

For buyers who want historic homes, trees and a central location, yes. The typical home is $421,736, about 48% above the city, and older-house upkeep is part of the deal.

Is Avondale more expensive than Riverside?

Yes. Zillow's index puts Avondale at $421,736 and Riverside at $367,157. Avondale has more 1920s houses on larger lots.

Are Avondale home prices going up?

Gradually. The index rose 13.5% over five years and slipped 0.6% over the past year.

Is Avondale in a flood zone?

Parts near the river and Fishweir Creek are lower and some sit in flood zones. Check the FEMA zone for the exact address and get a flood quote.
