Where San Marco is
San Marco sits on the south bank of the St. Johns River, directly across from downtown. It was laid out in the 1920s, and the center is San Marco Square, with its fountain and lion statues, surrounded by restaurants, shops and the San Marco Theatre. Balis Park is part of the square.
The streets around the square hold 1920s and 1930s Mediterranean Revival and Tudor houses, smaller cottages and newer townhomes built on infill lots. The riverfront streets have the largest homes. Hendricks Avenue and San Jose Boulevard are the main roads through, and the Acosta and Main Street bridges put downtown a few minutes away.
I-95 is a few minutes from most streets, which makes the Southside and the airport an easier drive than from the west bank neighborhoods.
Price and trend against the city
At $366,960, San Marco is about $82,000 or 29% above Jacksonville's typical home value of $284,832. That makes it almost exactly the price of Riverside ($367,157) across the river, and below Avondale ($421,736).
The trend is what sets San Marco apart. Over five years it gained 18.3%, ahead of the city's 15.6% and well ahead of Riverside's 7.2%. Over the last year it rose 3.0%. Most of Zillow's Jacksonville neighborhoods were flat or down over the same period, and the citywide condo index fell 6.4%.
A stronger trend means less room to negotiate on the best houses. It does not mean every listing is priced right. Older houses with deferred work still sit, and those are often where a buyer gets the most for the money.

Houses, townhomes and the Southbank towers
Buyers in San Marco usually choose between three kinds of property.
- Older single-family homes from the 1920s to the 1950s. Expect a 4-point inspection for insurance, questions about wiring and plumbing age, and a sewer scope.
- Newer townhomes and infill houses. These are easier to insure and maintain. Check whether there is an HOA, what it covers and how the property drains, since new construction on old lots can change water flow.
- Condos in the Southbank towers just north of the neighborhood along the river. Ask for the milestone inspection status, the structural integrity reserve study, the budget, the master insurance policy and any special assessment.
Since 2025, a resale condo buyer can cancel within 7 days of receiving the association documents, excluding weekends and holidays. Use that week to read the reserve study and the last year of board minutes.
Flood risk on the Southbank
San Marco's riverfront and low streets flooded during Hurricane Irma in 2017, when the St. Johns rose to a record level and pushed water into homes along the shore. Streets a few blocks inland were largely fine. This is the single most important block-by-block difference in the neighborhood.
Get the FEMA flood zone and the elevation certificate for any house you are serious about. Ask the seller about past water, and check whether the home was raised or repaired with permits. In an A zone, a mortgage lender will require flood coverage. Elsewhere, buy it if the quote is reasonable, because flood damage isn't covered by homeowners insurance.
What daily life looks like
The square is the reason many buyers pick San Marco. You can walk to dinner, coffee and a grocery store from many streets. The neighborhood is close to downtown offices and the medical buildings on the Southbank, and the riverwalk on the Southbank is a short walk or bike ride for many homes.
Traffic on San Jose Boulevard and Hendricks Avenue picks up at rush hour, and the bridges become the bottleneck. If you work on the west bank, drive the route at commute time before you buy.
San Marco or a newer suburb
Many buyers who look at San Marco also look at suburban areas on the Southside. Zillow's figures show what that trade costs. East Arlington is at $388,345, Greenland and Sans Pareil both near $403,600, and Mandarin Station - Losco at $348,941. For about the same money as a typical San Marco home, a buyer can get a newer, larger house with a garage and a yard in those areas.
What San Marco gives in return is time. A short drive to downtown, the square within walking distance, and established trees on every street. The suburban houses usually win on insurance and maintenance cost. San Marco wins on location. Decide which of those matters more before you start touring.
Taxes for a new owner
Florida has no state income tax, and your property tax is set by the assessed value, which resets to market value when you buy. If San Marco is your permanent home, file for homestead with the Duval County Property Appraiser. It takes up to $51,411 off the assessed value in 2026, and the Save Our Homes cap limits annual increases to 3% or CPI. A seller who has owned for twenty years may pay a fraction of what you will.
Who San Marco fits
San Marco fits buyers who want a walkable center, a short trip downtown and easy access to I-95, and who are comfortable with older homes or willing to pay more for newer infill. It is a weaker fit for buyers who want a large lot for the price or who need the lowest flood risk in the city. A shortlist that marks flood zone and build year on each listing makes the trade-off visible quickly.
