City limits versus St. Johns County
The St. Augustine figures cover the city itself: the historic downtown, its surrounding neighborhoods and nearby areas within city limits. Many buyers who search for St. Augustine end up looking across St. Johns County, including Anastasia Island, the beaches and the large planned communities in the northern part of the county such as Nocatee. Those areas have different prices and much newer housing than the city data shows.
Jacksonville is the opposite case. The city consolidated with Duval County in 1968, so its city data covers urban neighborhoods, suburbs and rural land together. Jacksonville's beaches communities, Atlantic Beach, Neptune Beach and Jacksonville Beach, are separate cities with their own prices.
So when you compare, compare specific areas. A Jacksonville suburb on the south side and a St. Johns County community a few miles away may be closer in price than the city averages suggest.
Living in the oldest city
St. Augustine, founded in 1565, is the oldest continuously occupied European-founded city in the continental United States. Its historic district draws visitors year-round, which brings restaurants and activity and also traffic and crowds on weekends and holidays.
Census data shows the city's median age is 49.9 and 27.4% of residents are 65 or older. Seasonal homes make up 15.1% of the housing. The median home was built in 1980, and 56.1% of homes are detached houses.
Buying in or near the historic district comes with extra questions. Older homes may fall under historic preservation review for exterior changes, and some have wood frame construction, older wiring and plumbing. A 4-point inspection and a wind mitigation report are standard for insurance. Ask the city about any design review rules before you plan renovations.
Living in Jacksonville
Jacksonville is a young, year-round city. Median age is 36.5, with 14.9% of residents 65 or older, and only 0.7% of homes are seasonal. About 59.2% of its housing is detached single-family, and the median year built is 1987.
The city's size means wide variety: older neighborhoods near the St. Johns River, newer suburbs to the south and west, and rural areas to the north. Jacksonville has a large port, a major Navy presence and banking, healthcare and logistics employers. Jacksonville International Airport serves both cities, and the drive from St. Augustine is roughly 40 to 50 minutes depending on traffic.
Water, marsh and insurance
Both areas have rivers, marsh and coastline. St. Augustine sits on the Matanzas River and the Intracoastal, and low streets in the historic area flood in heavy storms and high tides. Parts of Jacksonville along the St. Johns River and its creeks also sit in flood zones.
For every address, check the FEMA zone, ask about past flooding and get a flood quote. Collect homeowners quotes during the inspection period, since older roofs and systems can raise premiums or limit carrier choice.
HOA and CDD in the newer areas
Much of the new building in Northeast Florida is in planned communities in St. Johns County and on Jacksonville's south side. Many have HOAs, and many also carry CDD assessments that appear on the property tax bill. Ask for the most recent tax bill and the HOA budget before you compare a newer house against an older one in the city.
The trade usually looks like this. An older house inside either city has no CDD and often no HOA, but needs more money for the roof, plumbing or windows over the next few years. A newer house in a planned community costs less to maintain and insure at first, but adds a fixed monthly and yearly charge that stays with the property. Put both on the same spreadsheet over five years before you decide.
Who each place fits
St. Augustine fits buyers who want a small historic town with walkable streets, retirees and part-time owners, and anyone willing to pay a premium and deal with older-home inspections and visitor traffic.
Jacksonville fits buyers who want the most house for the money, families and working buyers who need access to jobs, and anyone who wants a wide choice of neighborhoods and price points.
