Buying a House in Royal Palm Beach
Mid-priced family houses from the 1980s and 1990s, a short drive from Wellington and West Palm Beach
A typical single-family house in Royal Palm Beach is worth about $522,843 on Zillow's home value index, up 2.4% over the past year. A three-bedroom runs about $483,259 and a four-bedroom about $597,958, so most family buyers here are shopping between $450,000 and $650,000. The village is a good buy for a house when you value a yard and an inland location over beach access, and when the roof and insurance numbers on the specific house work.

Royal Palm Beach house prices by size and tier
Houses are the core of this market. Census data shows 65.0% of homes are single-family detached, so the all-homes value of $488,691 is close to a house number, and it rose 27.3% over five years.
- 3 bedrooms: about $483,259
- 4 bedrooms: about $597,958
- 5 bedrooms and up: about $703,847
The steps between sizes are small, about $115,000 from three to four bedrooms and $106,000 from four to five. That makes upsizing cheaper here than in Wellington, where the same steps are about $180,000 and $282,000. The lower third of the village's market is near $284,880, mostly villas, townhomes and condos, and the upper third begins near $621,723, where the larger lake-lot and newer houses sit. Royal Palm Beach has few homes far above that level.

Royal Palm Beach vs Wellington, Greenacres and West Palm
The village is priced in the middle of central Palm Beach County:
- Wellington: about $661,404 all homes, $680,688 for houses
- Palm Beach Gardens: about $696,122
- Royal Palm Beach: about $488,691
- West Palm Beach: about $404,711
- Greenacres: about $280,329
- Palm Springs: about $268,845
The typical Royal Palm Beach house costs about $158,000 less than a Wellington house. You give up Wellington's equestrian areas and larger estate lots, and you keep a similar inland suburban setting with similar access to Southern Boulevard and State Road 7. Against West Palm Beach and Greenacres, you pay more, and in return you usually get a newer house in a planned subdivision. The village's median year built is 1990, newer than Riviera Beach's 1981.

The 1990 roof problem and what to inspect
A house built around 1990 has usually had one roof replacement, and some are due for the next. Shingle roofs from the 2000s and early 2010s are now at the age where insurers start asking hard questions. On every house I want:
- The roof permit date from the village's records, not the seller's memory
- A wind mitigation report showing roof shape, roof-to-wall connections and impact-rated openings
- A 4-point inspection if the insurer asks for one on a house of this age
- AC age, since a 10 to 15-year-old system in this climate is near the end
- Pool and screen enclosure condition, and permits for both
- Water heater and plumbing supply lines, which some carriers check
A house with a two-year-old roof and impact windows can be worth paying more for, because the insurance premium and near-term repair budget both drop.
HOAs and lake lots
Most Royal Palm Beach subdivisions have a homeowners association, and some are gated. Fees vary with what's included: gate staff, lake maintenance, common landscaping, a clubhouse or pool. Ask for the budget, the reserve balance and any planned special assessment, and read the architectural rules on fences, paint colors, boats and work vehicles before you buy. Some associations also review new buyers, which can add time before closing.
Many neighborhoods are built around lakes and canals that are part of the area's drainage system. A lake lot usually costs more than a dry lot in the same community. Ask who maintains the lake bank and whether there is any erosion. Swimming and boating rules vary.
Corner lots, lots backing onto a main road and lots near commercial strips along Southern Boulevard or State Road 7 tend to trade below interior lake lots. Compare a candidate house with recent sales on the same type of lot inside the same subdivision, since the citywide figure hides those differences.
Flood zones and drainage inland
Royal Palm Beach is inland, so storm surge is not the concern it is on the coast. The local risk is heavy rain on flat ground. Look up the FEMA flood zone for the parcel, ask the seller about any past water intrusion, and ask your inspector to note grading around the house and how the yard drains toward the street or the lake. Lenders require flood insurance in A zones, but a flood quote is worth getting even in an X zone, where premiums are generally lower. Get the homeowners and flood quotes during your inspection period.
Taxes and closing costs on a Royal Palm Beach house
Your tax bill will be calculated on your purchase price, because the assessment resets after the sale. On a $522,843 house, the homestead exemption of up to $51,411 for a permanent Florida home brings assessed value to about $471,432, and Save Our Homes holds future yearly increases to 3% or CPI. Seasonal homes are only 2.1% of the village's stock, so most owners are full-time residents who qualify. Second-home owners don't get the exemption. Florida has no state income tax, which matters to buyers relocating from states that have one.
The buyer usually pays mortgage doc stamps of $0.35 per $100 and the intangible tax at 0.2% of the loan, plus title, lender and prepaid items. Deed doc stamps at $0.70 per $100 are usually the seller's cost in Palm Beach County. This isn't legal or tax advice. Bring the bedroom count you need and a monthly ceiling that includes HOA and insurance, and the shortlist gets clear fast.
