Why the overall gap is misleading

The all-homes index blends every home type, and the two cities have very different housing mixes. In Census data, half of Miami Lakes' housing, 50.0%, is single-family detached, against 22.2% in Doral. Doral has 43.2% of its units in buildings of ten or more, compared with 22.8% in Miami Lakes. A city with more houses will show a higher all-homes figure even if houses there cost about the same.

Compare like with like:

So a house costs a bit more in Miami Lakes, and a condo costs noticeably more in Doral.

Bedroom by bedroom

Zillow's bedroom figures make the trade clearer:

For three- and four-bedroom homes, Miami Lakes runs $73,000 to $108,000 higher. That is the core family-house range, and it's where Miami Lakes' larger stock of detached homes on established lots shows up in price. At five bedrooms and up, Doral's top end is pricier, pulled by its high-end gated neighborhoods.

The thirds tell the same story. Miami Lakes' lower third runs to about $400,875 and its upper third starts near $972,411. Doral's figures are about $368,673 and $811,958.

Price trends over one and five years

Over five years, the two moved at similar speeds: Miami Lakes up 36.6% and Doral up 34.4%. The past year separated them slightly. Miami Lakes' all-homes value rose 1.1% and its houses 2.1%, while Doral's all-homes value slipped 0.7% and its houses rose 0.3%.

Condos fell in both, 3.3% in Doral and 2.2% in Miami Lakes, in line with condo softness across Florida as fees, insurance and reserve requirements rose. Neither city's numbers point to a sharp move. A buyer in either place is negotiating in a flat-to-firm market for houses and a softer one for condos.

Housing age and what it means for inspections

The biggest practical difference is age. Doral's median year built is 2006. Miami Lakes' is 1989. The Graham family began developing Miami Lakes as a planned town in the 1960s, organized around lakes, and much of it filled in through the 1970s and 1980s.

For a buyer, an older Miami Lakes house often means:

A Doral house from the 2000s more often means a roof at replacement age and AC units near the end of their life, plus a newer HOA structure, sometimes with a CDD on the tax bill. In both cities, a wind mitigation report and a flood zone check for the specific address come first.

Who lives in each city

Census figures show two different populations. Doral has about 79,216 residents with a median age of 37.1, and 8.9% are 65 or older. Miami Lakes has about 31,553 residents, a median age of 41.3, and 15.1% aged 65 or older. Seasonal homes are rare in both, 2.5% in Doral and 0.1% in Miami Lakes, which means most buyers and sellers in either place are year-round residents.

That affects resale. In Doral, demand comes heavily from people working near Miami International Airport and the city's office and logistics districts. Miami Lakes draws buyers who want an established single-family neighborhood and are willing to pay more for it. Both cities sit along the Palmetto Expressway, Doral at its southern stretch and Miami Lakes at its northern end near I-75.

Costs that apply in both

Both cities are in Miami-Dade County, so closing costs follow the same rules. The deed stamp rate is $0.60 per $100, plus a $0.45 surtax on condos and other non-single-family property, usually paid by the seller. The buyer usually pays for the owner's title policy. Florida has no state income tax, and a full-time resident can claim homestead, up to $51,411 off assessed value in 2026, with later increases capped at 3% or inflation. The assessment resets to market value after any sale, in either city.

Insurance is where the two can diverge on the same budget. An older Miami Lakes house without impact windows or a recent roof may cost more to insure than a 2000s Doral house, while a Doral condo's monthly fee carries its share of a large master policy. Get quotes on both before you decide which city is cheaper for you.

Who each city fits

Doral fits buyers who want a newer home, a condo or townhome in a building from the 2000s or later, a short drive to the airport, or a high-end gated house. Its condos cost more than Miami Lakes' but tend to be younger.

Miami Lakes fits buyers who want a detached house in an older planned town and accept paying more for three and four bedrooms. It also suits buyers hunting for an entry-level condo, with a typical value near $303,130.
