Lake Mary vs Sanford: Where to Buy

Two neighbors on I-4, separated by about $126,000 and a very different feel

Sanford costs about $126,000 less than Lake Mary for a typical home: Zillow's home value index shows $339,925 in Sanford and $466,012 in Lake Mary. Over the past year Lake Mary edged up 0.4% while Sanford slipped 1.7%, and that difference in direction matters as much as the price gap when deciding where to buy.

Price by size: where the gap widens

For a small condo or 2-bedroom, the two cities cost about the same. The difference is almost entirely in family-size houses. A typical Sanford 4-bedroom costs less than Lake Mary's citywide typical home. Single-family houses overall run $495,265 in Lake Mary and $348,050 in Sanford.

Price trends over one and five years

Lake Mary rose 21.8% over five years and Sanford 18.3%. Over the last year, Lake Mary houses were up 0.9% while Sanford houses fell 1.5%. On the price chart, Sanford's values peaked around mid-2024 and have drifted down since; Lake Mary has held closer to its high.

In practice, Sanford buyers currently have more negotiating room, especially on homes that have been listed for a while and in newer subdivisions where builders are still selling nearby. Lake Mary sellers, with less inventory and steadier prices, have less reason to cut.

The spread of each market tells a similar story. Sanford's lower third tops out around $234,481 and its upper third begins near $529,971. In Lake Mary, the lower third reaches about $316,348 and the upper third begins around $765,046. So a budget of $530,000 already buys into the top of Sanford's market, while in Lake Mary the same money lands in the middle. For a buyer moving up from a starter home, that is often the deciding number. For a first-time buyer under $250,000, Sanford has far more to choose from, and Lake Mary's options at that level are mostly condos and smaller townhomes.

Housing stock and population

Both cities are newer than much of central Seminole County. Census data shows a median year built of 1997 in Lake Mary and 1994 in Sanford. The mix is similar: single-family detached is 55.8% of Lake Mary's housing and 51.6% of Sanford's, and buildings with 10 or more units are about 23% in each.

The difference is inside those averages. Sanford combines one of the region's oldest downtowns, with historic houses near Lake Monroe, and large tracts of new and recent construction toward SR 417 and the east and west edges of the city. Lake Mary is mostly planned subdivisions from the 1980s to the 2000s, with fewer very old and fewer brand-new homes.

Sanford is the much larger city, with 63,730 residents against 16,860. It's also younger, with a median age of 37.1 and 13.3% of residents 65 or older, compared with 43.8 and 19.6% in Lake Mary. Both are full-time communities, with seasonal homes under 2% in each.

Location, commute and daily life

The cities share a border along I-4 north of Orlando, and both have SunRail stations. Lake Mary's draw is its office corridor along I-4 and Lake Mary Boulevard and its organized, HOA-run communities. Sanford's are its historic downtown and riverwalk on Lake Monroe, the St. Johns River, Orlando Sanford International Airport, and the Amtrak Auto Train terminal.

For a commute to downtown Orlando, Lake Mary is a little closer down I-4. For frequent flyers using Orlando Sanford, Sanford is closer. SR 417 gives Sanford a second north-south route that skips the worst of I-4. For the Atlantic beaches, both are inland and roughly equally placed.

Costs that shift the comparison

Who each city fits

Condo buyers will find the two nearly the same on price and should decide on association quality and location. For house buyers, the honest approach is to see three or four homes in each city at the same budget. A shortlist that mixes both is the quickest way to do that.
