Living in Old Northeast, St. Petersburg
Brick streets, early bungalows and the bay a few blocks away, at close to a million dollars
Old Northeast is one of St. Petersburg's most expensive neighborhoods: Zillow's home value index puts the typical home at about $985,743, against $351,862 for the city as a whole. Values were flat over the past year (down 0.2%) after an 18.8% gain over five years, so buyers are paying a long-established premium rather than chasing a hot run.

Where Old Northeast is and what it looks like
Old Northeast sits just north of downtown, between the downtown core and Coffee Pot Bayou, with Tampa Bay along its eastern edge. North Shore Park and the waterfront parks along the bay run down that side. The street grid is old and regular, many streets are still paved in brick, and alleys run behind a lot of the blocks.
Most of the houses date from the early 20th century land boom: Craftsman bungalows, Mediterranean Revival and Colonial Revival houses, and two-story foursquares, with later infill mixed in. Lots are narrow by suburban standards, and many houses sit close to the street with front porches. Zillow lists the area as Historic Old Northeast, and its boundary may not match exactly what residents or the neighborhood association call Old Northeast.
What the numbers say
At about $985,743, Old Northeast's typical value is roughly 2.8 times the citywide figure and well above the city's four-bedroom value of $631,702. On Zillow's St. Petersburg list, only Snell Isle is higher, at about $1,302,991. Downtown is close behind at about $926,086.
Nearby areas give the price ladder. North East Park sits at about $469,194, Historic Uptown at about $535,152 and Euclid-St Pauls at about $617,498. A buyer priced out of Old Northeast often looks at those next, trading the bay and the brick streets for roughly $370,000 to $520,000 less.
The trend is steady. An 18.8% five-year gain beats the city's 13.0%, while the past year was close to flat for both. Zillow's neighborhood figure covers all homes, including the condos and townhomes on the edges near downtown, so detached houses on the best blocks often trade above it.
Compared with the city's single-family typical value of $375,475, the premium here is about $610,000. That gap pays for three things the index cannot separate: the location between downtown and the bay, the architecture, and the scarcity of lots. Very few houses come up for sale in any given month, and the ones with original details intact and updated systems tend to set the top of the range.

Buying an old house in a historic neighborhood
A 1920s house in Florida needs a different inspection than a 1990s one. Ask your inspector to look closely at:
- Foundation and wood framing. Raised wood floors, piers and sill plates can hide termite damage and rot.
- Plumbing. Original galvanized supply lines and cast iron drains are common; a camera scope of the sewer line is cheap compared with replacing one.
- Electrical. Look for knob-and-tube remnants, undersized panels or ungrounded circuits. Insurers ask about all three.
- Roof and windows. A wind mitigation report on an older house often shows few credits, which raises the premium. Impact windows and a newer roof can change that.
Expect insurers to require a 4-point inspection. Parts of the area also carry historic designation. If a house sits in a local historic district, exterior changes such as windows, additions or demolition may need city review, so ask before you plan a renovation.
Renovated houses carry a clear premium over unrenovated ones on the same street. When comparing, ask for permits on the major work. Unpermitted additions, porch enclosures and garage conversions are common in neighborhoods this old, and they can complicate insurance, appraisal and resale.
Flood exposure close to the bay and the bayou
The blocks nearest Tampa Bay and Coffee Pot Bayou sit low, and the 2024 hurricane season pushed water into parts of northeast St. Petersburg. Blocks further from the water generally sit higher. The difference of a few blocks can mean a different FEMA zone, a different flood premium and a different evacuation zone.
For any house here, get the FEMA zone, the elevation certificate if one exists, and the flood history. Ask the seller directly whether the house took on water in 2024 and whether a claim was paid. If the house is in a flood zone and the seller made major repairs, ask whether the city made a substantial damage determination, because that affects what you can rebuild or renovate later.
Taxes at Old Northeast prices
Property tax is the line that surprises most buyers here. Many Old Northeast owners have held their homes for years under homestead, with assessments growing no more than 3% a year. Once the house changes hands, the county reassesses it at roughly what you paid. On a house near $1 million, that can mean a first-year bill several times the seller's.
Homestead still helps: up to $51,411 off assessed value in 2026 for a permanent Florida residence, and the 3% cap from then on. Second-home buyers do not get it, and their non-school assessments can grow up to 10% a year.
Who Old Northeast suits
It suits buyers who want to walk to downtown restaurants and the waterfront parks, who like older architecture and are prepared to maintain it, and whose budget starts around the neighborhood's typical value. It suits less well buyers who want a large lot, a new house with a low insurance premium, or no flood questions at all. If Old Northeast is on your list, a shortlist that includes the higher inland blocks and a couple of comparable houses in Historic Uptown and North East Park gives you a fair read on what the location premium buys.
What buyers ask me
How much is a house in Old Northeast, St. Petersburg?
Zillow's typical value for the neighborhood is about $985,743. Detached houses on the most sought-after blocks often sell above that, and smaller condos near downtown below it.
Is Old Northeast a good place to live?
For buyers who want a walkable, older neighborhood next to downtown and the bay, yes. The trade-offs are older houses that need care, high prices and flood exposure on the lowest blocks.
Does Old Northeast flood?
Low blocks near Tampa Bay and Coffee Pot Bayou can. Higher blocks further inland generally carry less risk. Check the FEMA zone and the flood history of each house.
Is Old Northeast a historic district?
Parts of the area carry historic designation. Check with the City of St. Petersburg whether a specific house is in a local historic district before planning exterior changes.
