Where Venetian Isles sits and what you buy there
Venetian Isles is in northeast St. Petersburg, ZIP code 33703, in the same waterfront part of the city as Shore Acres and Snell Isle. The neighborhood is built around canals that connect to Tampa Bay, and most of the housing is detached single-family homes on canal lots. A large share of the homes have private docks, and many buyers come here specifically for water access by boat.
The housing mix is very different from the city average. Census data for St. Petersburg shows 55.3% of homes are single-family detached and 26.3% are in buildings with 10 or more units, with a citywide median year built of 1969. In Venetian Isles you are shopping almost entirely in the first group, and many lots still carry their original one-story houses. Some have been remodeled, some torn down and replaced with newer elevated houses. That split drives most of the price range inside the neighborhood.
How $1.35 million compares with the rest of St. Pete
Zillow tracks about 30 St. Petersburg neighborhoods in my data set. Only two sit above $1 million:
- Venetian Isles: about $1,348,051, up 0.3% in a year and 13.5% over five.
- Snell Isle: about $1,302,991, down 3.7% in a year and up 9.9% over five.
- Historic Old Northeast: about $985,743, down 0.2% and up 18.8%.
- Downtown: about $926,086, up 2.7% and 12.6%, mostly condos.
The more telling comparison is Shore Acres, a nearby low-lying waterfront area at about $439,606 and down 4.9% over five years. Venetian Isles held its value while Shore Acres lost ground. Part of the reason is the price level itself: at $1.3 million, much of the value is in the lot and the water access, and buyers at this level are more likely to rebuild or raise the house. For a sense of scale, the citywide typical value for a 5-bedroom-plus home is $1,197,051, and the upper third of the St. Pete market starts around $647,883. A typical Venetian Isles house costs more than both.

Storm surge history is the first thing to research
Northeast St. Pete's waterfront neighborhoods took heavy storm surge flooding during Hurricane Helene in September 2024, and Shore Acres in particular has flooded repeatedly in recent years. Any house you look at in Venetian Isles needs its own flood history, not a neighborhood average. On each address I would get:
- The FEMA flood zone and the base flood elevation for that lot.
- An elevation certificate showing the lowest floor relative to that base elevation.
- The seller's disclosure of past flood claims and any repairs after 2024.
- Whether the house was substantially damaged. Under the FEMA 50% rule, if repair or improvement costs exceed half of the structure's value, the building usually has to be brought up to current flood elevation rules. That can mean elevating or rebuilding.
- A flood insurance quote from NFIP or a private carrier, ordered during your inspection period.
Homes built or rebuilt to current elevation standards usually insure for much less than original ground-level houses. That gap can be thousands of dollars a year, and it belongs in your offer price.
Seawalls, docks and the water itself
On a canal lot the seawall is part of the house. Replacing one is a major expense, and a failing wall can let the yard wash out behind it. Have a marine contractor look at the cap, the panels and any cracks or leaning, and ask for permit records for the wall, dock and boat lift. Docks and lifts need permits, and unpermitted work can complicate insurance and resale.
Also ask about water depth at the dock at low tide and the route out to Tampa Bay. Boat size limits depend on depth and on any bridges between the lot and open water, so a buyer with a larger boat should confirm the route before writing an offer.
Taxes and carrying costs at this price
Florida has no state income tax, but property tax is a real line item here. When you buy, the assessed value resets to market value, so the seller's tax bill means little. If the house becomes your permanent Florida residence, homestead takes up to $51,411 off the assessed value in 2026 and Save Our Homes caps future assessment increases at 3% or CPI, whichever is lower. A second home or a Canadian buyer who is not a permanent resident gets no homestead exemption, and assessments on non-school levies can rise up to 10% a year.
Budget separately for wind insurance, flood insurance and the hurricane deductible, which in Florida is a percentage of dwelling coverage (often 2% to 10%) and applies once per calendar year. On a $1.3 million house, a 5% deductible is a large number. Ask for the wind mitigation report and roof age with every listing, because both move the premium.
Who Venetian Isles fits
It fits buyers who want a canal home with bay access inside the city, are comfortable with a seven-figure budget, and are willing to pay more for an elevated or newer house. It fits less well if you need a low insurance bill or if you are stretching to reach the price, because flood and wind costs here can change faster than the purchase price does. If water access matters less than the location, Historic Old Northeast or Euclid-St Pauls (about $617,498) are inland alternatives closer to downtown. When you're ready, I can put together a shortlist that compares elevation, seawall condition and insurance quotes house by house.
