The housing stock: median year 1963
Census data puts the median Gulfport home at 1963, one of the oldest housing stocks in the county. About 60.9% of units are detached houses, 24.6% are in buildings with ten or more units, and 3.2% are mobile homes. Expect small block and frame cottages, mid-century ranch houses, and older condo buildings along the bay.
Old houses need a careful inspection. Look at the roof, the electrical panel and wiring, plumbing material (cast iron drains and galvanized supply lines are common at this age), and signs of past water intrusion. Insurers will ask for a 4-point inspection. A wind mitigation report helps, though older houses often score poorly on it.
For condos, many bay buildings are old enough for milestone inspections and SIRS reserve requirements. Read the reports and minutes before you commit, since special assessments are common in older buildings right now.
Flood risk is the main issue
Gulfport is low and close to the water, and Hurricane Helene's storm surge in 2024 flooded many homes in the city. That history is now part of nearly every purchase. Some homes were rebuilt, some elevated, some sold as is, and a few still have open damage questions.
For any address, check the FEMA flood zone, ask for the elevation certificate, and ask the seller directly about flood damage, insurance claims and repairs, with permits. If a house sits below today's flood elevation and needs major work, the substantial-improvement rule (repairs reaching 50% of the home's value) can require bringing the whole structure up to current standards. Ask the city's building department about the address before you sign.
Get flood and homeowners quotes during your inspection period. They can change the monthly cost of a Gulfport house more than the price does.
Reading a Gulfport listing after 2024
Listings in Gulfport now come in a few recognizable types, and it helps to know which one you are looking at.
- Rebuilt or elevated homes: priced higher, with newer systems and often a better flood rating. Ask for the final inspection and the new elevation certificate.
- Repaired homes: flooded and fixed. Ask what was replaced, who did the work, whether permits were closed, and how high the water reached.
- As-is homes: priced low, sometimes cash only. Price the repair against the 50% rule before you offer.
- Higher-ground homes that stayed dry: often the most competitive, since buyers search for them first.
Ask your inspector to look for moisture in walls and under floors on any house that may have taken water.
Who lives here
The median age is 58.8 and 37.7% of residents are 65 or older. About 14.9% of homes are seasonal, so the winter population is noticeably larger. Gulfport has a long-standing reputation as an arts town, and events on the waterfront keep it busy most weekends.
It is a quiet place to live day to day. Families with children are present but in smaller numbers than in suburban Pinellas.
Taxes and the tax reset
Florida has no state income tax. Property taxes in Gulfport combine Pinellas County and city millage. If you make Gulfport your permanent home, homestead removes up to $51,411 of assessed value in 2026 and holds later increases to 3% or CPI. Part-year owners get no homestead and face a 10% cap on non-school levies.
The assessed value resets to market at purchase. Long-time owners in Gulfport often pay far less than a new buyer will, so do not budget from the listing's tax figure.
Pros and cons in short
Pros: a walkable bayfront district, small-town scale next to a large city, short trips to Gulf beaches and downtown St. Pete, and prices close to the St. Pete average.
Cons: very old housing, high flood exposure in low areas, expensive insurance, fewer large homes, and condo buildings working through costly reserve and inspection requirements.
If elevation and flood history come first on your checklist, a shortlist built on that basis will save you from looking at homes that cannot be insured at a price you accept.
