Where Oldsmar is and why commuters like it
Oldsmar is in the northeast corner of Pinellas County, at the top of Old Tampa Bay. The city was named after Ransom E. Olds, the automaker behind Oldsmobile, who developed it in the 1910s. Tampa Road (State Road 580) runs east from Oldsmar into the Westchase area of Hillsborough County and on toward Tampa, and Racetrack Road and Forest Lakes Boulevard are the other main roads.
That position is the main reason people choose it. Compared with most of Pinellas, Oldsmar is closer to Tampa International Airport and to the employment centers on the Hillsborough side, while keeping Pinellas County services and the Pinellas Trail system within reach. The Gulf beaches are farther away than from Clearwater or Largo, so plan on a longer drive west if beach days matter to you.
It is also small: about 14,904 residents in Census estimates. Daily shopping and dining are often in Westchase, Clearwater or East Lake, a few minutes away.

A younger, family-heavy town by Pinellas standards
Oldsmar's median age is 40.8, and only 17.6% of residents are 65 or older. Compare that with Palm Harbor at 50.9 and 28.6%, or Largo at 49.3 and 28.0%. Just 4.1% of homes are seasonal, so the town does not empty out in summer the way beach towns do.
For a buyer moving with children, that means more single-family subdivisions with families on the street, and more competition for 3- and 4-bedroom houses. Confirm the school assignment for each address with Pinellas County Schools, since zones do not follow city lines.

Newer housing than most of the county
Census data puts Oldsmar's median year built at 1988, a decade newer than Largo or Pinellas Park. Single-family detached houses make up 57.1% of homes, and only 8.5% are in buildings with 10 or more units. Mobile and manufactured homes are 7.7%.
Newer houses help with insurance. A home built in the late 1980s or 1990s may still need a 4-point inspection if the roof or systems are original, but many have been re-roofed, and houses built after the 2002 Florida Building Code took effect usually score better on wind mitigation. Ask for the roof permit date and the wind mitigation report on every house you consider.
Many Oldsmar subdivisions have HOAs, and some newer ones have CDD assessments on the tax bill. Read the HOA documents and the most recent tax bill before you sign.
What homes cost and how prices moved
Zillow's home value index shows Oldsmar slightly softer than its neighbors:
- All homes: about $357,907, down 2.2% in a year and up 7.5% over five years.
- Single-family: about $433,800, down 2.0%.
- Condos: about $170,566, down 12.0%.
- By size: 2-bedroom about $200,441, 3-bedroom about $412,504, 4-bedroom about $658,478.
The five-year gain of 7.5% is well below Largo's 16.3% or Palm Harbor's 14.2%. The jump from three to four bedrooms is unusually large, about $245,974, which reflects the newer, larger houses in Oldsmar's higher-end subdivisions. The upper third of the market starts near $636,466.
The 12.0% condo drop is the steepest of the numbers here. Oldsmar has few large condo buildings, so its condo index rests on a small number of townhouse and garden-style complexes, and small changes in that pool can move it. If you are shopping for a condo, read the association's budget, reserve study and recent minutes, and compare the monthly fee with what a small house would cost to insure and maintain.
Nearby, Safety Harbor's typical home is about $496,694, Palm Harbor's about $402,191 and Clearwater's about $340,654.
Water, flood zones and storms
Oldsmar's shoreline on Old Tampa Bay and its creeks and ponds mean that some neighborhoods are in FEMA flood zones. Others, a short distance inland, are not. Look up each address on the FEMA map, ask for an elevation certificate on anything near the water, and get a flood quote during the inspection period even if a lender won't require it.
Hurricane deductibles in Florida are a percentage of dwelling coverage, typically 2% or 5%, and apply once per calendar year. On a $433,800 house insured for its rebuild value, that can mean several thousand dollars out of pocket after a storm, so keep it in your savings plan.
Taxes and the money side of moving
Florida has no state income tax, which is often the biggest change for people moving from the Northeast, the Midwest or California. For a permanent residence, the homestead exemption takes up to $51,411 off the assessed value in 2026, and Save Our Homes caps future increases at 3% or CPI.
The assessment resets to market value after you buy, so the seller's tax bill is not a preview of yours. If the house is in a CDD, the assessment appears on the tax bill and is paid with it.
Pros and cons of living in Oldsmar
- Pros: close to Tampa jobs and the airport; newer housing than most of Pinellas; a large share of single-family homes; a younger, year-round population.
- Cons: farther from the Gulf beaches; a small city with limited shopping inside its limits; softer price trends than its neighbors over five years; HOA and CDD costs on newer subdivisions.
If the Tampa commute is what brings you here, a shortlist that also includes nearby Safety Harbor, East Lake and Westchase homes gives you a fair comparison.
