Moving to Pensacola, FL
An older, year-round Gulf Coast city where a house still costs less than the Florida average.
Pensacola is a good place to live for buyers who want an established Gulf Coast city at a moderate price: Zillow's typical home is about $264,868 and the typical single-family house about $260,579, both up a little over 1% in the past year. It is a working Navy town with old neighborhoods, a busy downtown and beaches across the bay, and it comes with real hurricane exposure.

What a house costs and how it has moved
Zillow's figures for Pensacola by bedroom count: about $174,619 for one bedroom, $183,700 for two, $258,501 for three, $358,936 for four and $496,765 for five or more. The lower third of homes sits under roughly $166,138 and the upper third starts near $444,747.
Over five years the typical home rose 17.3%, and over the past year 1.2%. That is a steady market, without the sharp drop some Florida cities saw in 2025 and 2026. Condos are the exception in pricing: the typical condo is about $404,890, above the typical house, because Pensacola's condo supply is concentrated in waterfront and downtown buildings.
Just north of the city, unincorporated areas of Escambia County cost more on average: Cantonment about $326,442, Molino $370,492 and Mc David $279,617, mostly because the housing there is newer and lots are larger. Century, near the Alabama line, is about $200,755.

The housing stock is older than most of Florida
Census data puts Pensacola's median year built at 1972, which is old by Florida standards. Single-family detached homes make up 69.8% of housing, buildings of ten or more units only 11.4%, and mobile homes 0.3%. In practice the city is mostly older houses on established streets, with historic districts close to downtown such as North Hill, East Hill and the Seville area.
For a newcomer that means character and mature trees, and also a long inspection list. Expect insurers to ask for a 4-point inspection on most homes, check the roof's permit date, and look for older plumbing and electrical. Houses that were rebuilt or reroofed after recent storms can be in better shape than their year built suggests. Ask for the permit history.

A Navy town on Central time
Naval Air Station Pensacola, home of the Blue Angels and the Navy's flight training, shapes the city's economy and its housing market. Many buyers are active-duty families, civilians working on base, or military retirees who were stationed here earlier in their careers. That brings a steady stream of VA-loan buyers and regular turnover as people transfer in and out.
Pensacola is on Central time, an hour behind Miami, Orlando and Jacksonville. People moving from the east coast of Florida often forget this until their first conference call.
Other anchors: the University of West Florida just north of the city, Pensacola International Airport, and I-10 running east toward Tallahassee and west toward Mobile. Downtown centers on Palafox Street, with restaurants and offices close to the bay.
Who lives here year-round
Pensacola is a city of about 54,036 people with a median age of 41.3. Residents 65 and older are 21.3%. Seasonal homes are only 2.2% of housing, which is low for a Gulf Coast city and very different from Destin or the beach condos on Santa Rosa Island. Neighbors here are mostly full-time residents, which makes for steady, lived-in neighborhoods year-round.
Pensacola Beach and Perdido Key, the barrier-island beaches most visitors picture, are outside the city limits in unincorporated Escambia County. Living in the city means a drive over the bridges to reach the Gulf.
Storms and insurance are a bigger line than newcomers plan for
The Pensacola area has taken direct hits from major hurricanes, including Ivan in 2004 and Sally in 2020. Insurance and storm preparation are part of the cost of living here, and they matter more to the monthly budget than the purchase price difference between two neighborhoods.
- Look up the FEMA flood zone of the exact address. Bayfront and bayou-side streets can be in high-risk zones while streets a few blocks uphill are not.
- Get a homeowners quote with a wind mitigation report during the inspection period. Older homes often have limited credits; newer roofs and impact windows help.
- Budget the hurricane deductible: usually 2%, 5% or 10% of dwelling coverage, applied once per calendar year.
- If private carriers decline, Citizens Property Insurance is the state-backed fallback.
Taxes and the purchase-year reset
Florida has no state income tax. Property tax is the bill to watch. A long-time owner's tax bill can be far below what you'll pay because of years of Save Our Homes protection. After you buy, the assessed value starts from your purchase price. File for homestead if the home is your permanent residence: up to $51,411 off assessed value in 2026 and a 3% annual cap on assessment increases afterward. Many military buyers keep their legal residence in another state, so check how that affects homestead eligibility before assuming you'll get it.
What newcomers get wrong
- Assuming Pensacola means the beach. The city is on the bay. The Gulf beaches are separate communities with different prices, insurance and, on Pensacola Beach, a leasehold land system.
- Comparing condo and house prices directly. The typical condo is above the typical house here, so a condo is rarely the budget option.
- Ignoring the year built. A 1950s or 1960s house can be lovely and still be hard to insure without updates.
- Forgetting the time zone. Remote workers on Eastern-time teams start their day an hour earlier.
Pros: moderate prices, an older city with real neighborhoods, a steady year-round population and a large employer in the Navy. Cons: storm exposure, older housing and insurance costs. A shortlist sorted by house age and flood zone is a sensible first step for anyone moving here.
