Moving to Port Orange, FL
A year-round Volusia County town south of Daytona, explained for buyers
Port Orange is a reasonable place to live if you want a quieter, mostly single-family town near the ocean at a price below many Florida coastal markets: Zillow's home value index puts the typical home at about $339,343. Prices are down 1.7% over the last year and still 10.9% higher than five years ago, so buyers are arriving into a market that has cooled rather than one that is running away from them.

What housing costs in Port Orange right now
The citywide figure of $339,343 hides a wide spread. The lower third of the market sits around $245,409 and the upper third around $511,125. Single-family homes run about $347,769, condos about $220,711. In practice that means a newcomer with a $300,000 budget is shopping a different city than one with $500,000: the first buyer is looking at older three-bedroom homes, villas and manufactured homes, the second at four-bedroom houses in newer subdivisions.
The trend matters more than the headline. Zillow's series shows Port Orange peaked near $371,229 in September 2022 and has drifted down since, so today's typical value is roughly 9% under that high. Sellers who bought at the top are not always ready to accept that. Comparable sales from the last 90 days carry more weight in negotiations here than list prices do.

The kind of town it is on paper
Census data describes a suburban, owner-heavy place. About 62.6% of homes are single-family detached, 15.8% are mobile or manufactured homes, and only 8.1% are in buildings with 10 or more units. The median home was built in 1989. So the typical house you will tour is 30 to 40 years old, block or frame, with a roof, AC system and plumbing that may or may not have been replaced.
The population is about 64,767, with a median age of 46.9 and 25.2% of residents 65 or older. Only 5.8% of homes are seasonal, which is low for coastal Volusia County. That tells you most neighbors live there all year. Streets stay occupied in August, and you will not find the half-empty winter-only feel some beach towns have.

Getting around and where the beach actually is
Port Orange sits directly south of Daytona Beach on the mainland side of the Halifax River, which is part of the Intracoastal Waterway. The ocean beaches are across the river in Daytona Beach Shores, a short drive over the Dunlawton Avenue bridge. If you picture walking to the sand from a Port Orange subdivision, adjust that picture.
I-95 runs along the west side of the city, and I-4 begins at I-95 in Daytona Beach, which makes Orlando a realistic day trip by car. Daytona Beach International Airport is close by for regional flights; for wider routes many residents drive to Orlando. Daily errands are car-based almost everywhere in the city.
Pros and cons from a buyer's point of view
- Pro: prices below Ormond Beach ($364,484) and well below New Smyrna Beach ($453,639) on Zillow's index, with similar access to the coast.
- Pro: a year-round population and a large share of single-family homes, which keeps the city feeling settled.
- Pro: no state income tax, and a homestead exemption once Port Orange is your permanent residence.
- Con: much of the housing is from the 1980s and 1990s, so roof age, insurance and system replacements hit the budget early.
- Con: low-lying areas near the river and creeks carry flood exposure, and insurance is a larger monthly line than many movers expect.
- Con: you are close to the beach, not on it. Waterfront and beachside living costs more and often means crossing into another city.
Taxes, insurance and the storm question
Florida has no state income tax, which is why many movers start looking here. Property tax works differently than people expect. When you buy, the assessed value resets to roughly market value, so the seller's tax bill is not your tax bill. If Port Orange becomes your permanent home, file for homestead with the Volusia County Property Appraiser. In 2026 that removes up to $51,411 from assessed value and caps future assessment increases at 3% or CPI, whichever is lower. Second-home buyers get no homestead exemption and a 10% cap on the non-school portion, so the same house can carry a very different tax bill depending on how you use it.
On storms, keep it practical. Look up the FEMA flood zone for each address, ask for the roof's age and any wind mitigation report, and get a homeowners quote during your inspection period. A home with a newer roof and hurricane-rated openings can be noticeably cheaper to insure than the house next door built the same year.
What newcomers to Port Orange often get wrong
The most common mistake is budgeting from the purchase price alone. A $340,000 house with a 2006 roof can cost more to own each month than a $360,000 house with a 2021 roof, once insurance is priced. The second is assuming that every manufactured home includes the land. Some communities are owned lots, some are land leases with a monthly lot fee that rises over time.
The third is ignoring the bedroom ladder. Three-bedroom homes run about $343,924 and four-bedroom homes about $485,523, a gap of about $141,600. If you can live with three bedrooms and a flex room, that choice moves your budget more than any neighborhood choice will. Once you know which side of that line you are on, a shortlist of real listings is the fastest way to test it.
