55+ Communities in New Smyrna Beach

Beachside condos, mainland villas and the age-restricted options a short drive north

New Smyrna Beach is one of the few Florida towns where Zillow's typical condo, about $466,945, is worth more than the typical single-family home, about $446,630. That tells you most retirees here are paying for the beachside, and 35.3% of residents are 65 or older, per Census data.

Why condos cost more than houses here

In most Florida cities condos are the cheaper way in. In New Smyrna Beach the condo stock is concentrated on the barrier island, along the ocean and the Indian River, while many single-family homes sit on the mainland side of town. The location premium flips the usual order.

Census data shows 27.8% of homes are in buildings of 10 or more units, and 19.5% of all homes are seasonal. A big share of oceanfront condos are owned by part-year residents. For a 55+ buyer, the choice often comes down to this: a beachside condo with an association handling the building, or a mainland villa or house with more space and lower fees.

The mainland side also has more variety in age and price. Census data puts the city's median build year at 1989 and shows 51.6% of homes are single-family detached, with only 3.2% mobile or manufactured. Some mainland subdivisions offer villas with exterior maintenance included, which gives a condo-like routine with a yard and no elevator. Ask what the HOA fee covers: roofs, exterior paint and lawn care differ from one community to the next.

Formal 55+ communities versus retiree neighborhoods

Most New Smyrna Beach buildings and subdivisions are open to all ages. A community that legally limits buyers by age must meet the Housing for Older Persons Act test: at least 80% of occupied units with one resident 55 or older, written age policies and periodic age checks. Ask the association directly; listing remarks are often wrong in both directions.

Buyers who want a large, amenity-heavy age-restricted community often look north to Latitude Margaritaville Daytona Beach, the Minto-built 55+ community off LPGA Boulevard in Daytona Beach. It has a town center and a resident beach club. The trade-off is a drive to the ocean and a new-build budget with HOA fees that cover the amenity package. Some buyers compare it side by side with a beachside condo in New Smyrna and decide based on whether they want organized social life or a walk to the sand.

Beachside condo homework

Many oceanfront buildings in New Smyrna are 30 years or older, so Florida's milestone inspection and Structural Integrity Reserve Study rules apply to most towers of three or more habitable stories. For budgets adopted on or after December 31, 2024, owners can't vote to waive or cut SIRS reserves, and that has pushed fees up in many coastal buildings.

Resale buyers can cancel within 7 days, excluding weekends and legal holidays, after receiving the association documents. Read them in that window, not after closing.

What each budget buys in New Smyrna Beach

Zillow's home value index shows the typical New Smyrna Beach home at about $453,639, up 1.0% in a year and 18.4% over five years. By size, a typical 1-bedroom is about $293,446, a 2-bedroom about $397,386 and a 3-bedroom about $497,764. The lower third of the market starts under roughly $309,680, and the upper third begins near $781,886.

Nearby towns are much cheaper. Edgewater, just south, is about $294,264, Port Orange about $339,343 and Daytona Beach about $251,316. Ormond Beach is near $364,484. Buyers who want the New Smyrna lifestyle on a tighter budget often look at Edgewater and drive in for the beach.

The upper end in New Smyrna is mostly oceanfront and riverfront. A 4-bedroom typically runs about $588,069, and 5-bedroom homes about $881,940. Retirees downsizing from a larger house up north often weigh a smaller beachside condo against a larger mainland house at a similar price, and the choice becomes about daily routine more than square footage.

Insurance and flood on the barrier island

Beachside properties sit in coastal FEMA flood zones more often than mainland homes. Lenders require flood insurance in high-risk A and V zones, and it's a separate policy from the condo HO-6 or homeowner's policy. Get both quotes during your inspection period.

On a house, ask for the roof age and a wind mitigation report, and on older homes a 4-point inspection. Hurricane deductibles are set as a percentage of dwelling coverage, often 2%, 5% or 10%, and apply once per calendar year. If Citizens Property Insurance is the only option a seller has, find out why before you assume you'll get something better.

Homestead or seasonal: the tax side

The median age in New Smyrna Beach is 57.8, and many residents live here year-round. If you make it your permanent home, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes caps future assessment increases at 3% or inflation. Florida also has no state income tax.

If you keep your main home in another state or in Canada, you get no exemption and a 10% cap on non-school levies. Either way, the assessment resets to market value after purchase, so look up an estimate on the Volusia County property appraiser's site using your price, not the seller's current bill. I build shortlists for buyers here that split beachside and mainland so the two can be compared fairly.

Questions buyers ask

Are there 55+ communities in New Smyrna Beach FL?

A few buildings and subdivisions have age rules, but most of the city is open to all ages. Larger age-restricted communities are in Daytona Beach to the north.

Why are condos more expensive than houses in New Smyrna Beach?

Many condos are beachside or on the river, while many houses are on the mainland. Location, not property type, drives the gap.

How far is Latitude Margaritaville from New Smyrna Beach?

It is in Daytona Beach, off LPGA Boulevard, so it is a drive north on I-95 rather than a beach-town address. Check drive times from the exact home you are considering.

What is cheaper than New Smyrna Beach for retirees nearby?

Zillow's numbers put Edgewater near $294,264 and Port Orange near $339,343, both well under New Smyrna's $453,639.
