Is Daytona Beach a Good Place to Retire?
Affordable coast, two big hospitals, and a younger city than you might expect
Daytona Beach is a good place to retire for a buyer who wants the ocean on a modest budget: a typical condo is valued at about $153,811 and a 2-bedroom home at about $222,185 on Zillow's home value index. It is a weaker fit for someone who wants a quiet, mostly retired town, since only 22.5% of residents are 65 or older and the city hosts some of Florida's biggest crowd events.

How retired the city really is
Census data puts the median age in Daytona Beach at 40.3. Compare that with Ormond Beach next door at 53.6, or The Villages inland at 74.1. Only 8.2% of homes are seasonal, so this is a year-round working city with universities, a speedway and an airport. Retirees here live among families, students and working-age neighbors. Some like that; others find it busier than they wanted.
Retirees tend to cluster in particular places: beachside condo buildings, older single-family streets on the mainland, and newer age-restricted communities west of Interstate 95.

What the homes retirees buy cost
- 1-bedroom: about $116,791
- 2-bedroom: about $222,185
- Condo, all sizes: about $153,811, down 6.5% over the year
- Single-family house: about $296,223, down 0.5%
The condo number is the attention-getter, but treat it with care. Many of Daytona's condo buildings date from the 1970s and 1980s, and the median year built for the city's housing is 1981. Florida's post-2022 condo safety law requires milestone inspections and fully funded structural reserves in those buildings, and owners in underfunded buildings are paying for it through higher fees and special assessments. A cheap unit with a large assessment coming is a poor match for a fixed income.

Healthcare close to home
Daytona Beach has two full hospitals in the city: AdventHealth Daytona Beach and Halifax Health Medical Center of Daytona Beach. For many retirees that is the deciding factor over smaller beach towns, where the nearest hospital can be a longer drive. Before you buy, check which hospital systems and doctors your Medicare plan includes in Volusia County, and how far each is from the homes on your list.
55+ communities and other options
The best-known age-restricted community in the city is Latitude Margaritaville Daytona Beach, built by Minto west of I-95, with newer single-family and attached homes, amenity fees and a full activity calendar. It costs well above the city's typical home value. Other retirees choose a beachside condo or a one-story mainland house with no HOA.
- For any 55+ community, ask about HOA dues, any CDD assessment on the tax bill, and how both have changed over recent years.
- Ask whether amenity costs are included or billed separately.
- Check the guest policy if family will visit often.
Homestead, the 3% cap and the tax reset
Florida has no state income tax, so Social Security, pensions and investment income are not taxed by the state. Property tax is the main local cost. Your purchase price becomes the starting point for the assessment, so the seller's low capped bill disappears at closing. If the home is your permanent residence, the homestead exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes then caps yearly increases at 3% or CPI, which is a strong protection for retirees planning to stay a long time. Seasonal residents who keep a primary home elsewhere get no exemption. Amendment 3 is on the November 3, 2026 ballot and could change some of these rules. This isn't legal or tax advice.
A fixed-income budget for a Daytona retiree
Build the budget from recurring costs. For a condo: association fee, HO-6 policy, flood coverage if needed, property tax and a personal cushion for assessments. For a house: homeowners and flood insurance, property tax, routine maintenance, and a roof replacement if the roof is older. For a 55+ community: HOA, any CDD, and amenity charges.
The price gap between property types is large. A typical single-family house at about $296,223 costs roughly $142,412 more than a typical condo at about $153,811. Over a long retirement, a house with no HOA can come out ahead of a condo with steep fees, even at the higher price. The reverse holds for buyers who want someone else to handle the roof, the exterior and hurricane shutters. I run both versions over ten years for clients before they choose.
Insurance and hurricane planning for retirees
Beachside buyers are in evacuation zones and need a plan for leaving, including where you will go and how medications and pets travel. Mainland homes have less surge exposure but are often older.
- Check the FEMA flood zone and price flood insurance separately from the homeowners policy.
- Your hurricane deductible is set as a percentage of dwelling coverage, such as 2%, 5% or 10%, and is charged once per calendar year; work out the dollar figure for your own policy.
- For an older house, a newer roof and a good wind mitigation report can lower the premium a lot.
- For a condo, read what the master policy covers and what your unit policy must cover.
Who Daytona Beach fits, and who it doesn't
It fits retirees who want the beach, two hospitals in town, a local airport, and prices well below Ormond Beach at about $364,484 or New Smyrna Beach at about $453,639. It fits less well for anyone who wants a uniformly quiet town, dislikes event traffic, or wants a newer house without paying 55+ community prices. I usually suggest a retiree compare one beachside condo with healthy reserves, one mainland house and one 55+ option on the same shortlist.
