Is New Smyrna Beach a Good Place to Retire?

A straight answer for retirees weighing a small beach town against cheaper Volusia options

Yes, for retirees who want a quiet beach town and have the budget: 35.3% of New Smyrna Beach residents are 65 or older, per Census data, and a typical 2-bedroom costs about $397,386 on Zillow's home value index. It is a poorer fit for anyone retiring on a tight fixed income, because housing, condo fees and insurance all run higher here than in the towns around it.

Who retires here, and how many stay year-round

The median age in New Smyrna Beach is 57.8. About a third of residents are 65 or older, and 19.5% of homes are seasonal, so a large share of retirees spend only part of the year here. Many of the seasonal owners are in beachside condos; full-time retirees are spread across the mainland and the island.

The mix matters for daily life. In winter, restaurants, golf and beach access are busier. In summer, many buildings thin out. If you plan to live here year-round, spend at least a week in August before buying, when heat, humidity and afternoon storms are the routine.

What retirees typically pay for a home

Most retirees buy one of three things: a condo, a smaller house, or a 2-bedroom villa. Zillow's figures for each:

Condos cost more than houses here because most of them sit on the ocean or the river. A retiree who wants water views pays for it; one who wants space and a garage usually gets more for less on the mainland.

If New Smyrna prices don't fit, Edgewater next door is about $294,264 for a typical home and Port Orange about $339,343. Both put the New Smyrna beach within a short drive.

Healthcare access in and near New Smyrna

AdventHealth New Smyrna Beach is the hospital inside the city. For larger specialty care, many residents drive north to the Daytona Beach hospitals or west toward Orlando for major medical centers. Check that your doctors and the local hospital are in network before you pick a Medicare plan, since plan networks in Volusia County differ from what you have now.

For retirees moving from out of state, the first year is often the hardest: finding primary care, transferring prescriptions and learning where urgent care is. Build that into your move plan along with the house.

55+ options and retiree-heavy neighborhoods

New Smyrna Beach has many buildings and subdivisions where most owners are retired, but few legally age-restricted communities inside the city. A true 55+ community must meet the federal Housing for Older Persons Act: at least 80% of occupied units with a resident 55 or older, written age policies and regular verification. Ask for proof; marketing language is not enough.

Buyers wanting a large amenity-driven 55+ community with organized activities usually look toward Daytona Beach, where newer age-restricted developments have been built. That gives you clubs and events in exchange for a drive to the ocean. In New Smyrna itself, the closer equivalent is a well-run condo building or a villa community with exterior maintenance included.

Fees and taxes on a fixed income

Florida has no state income tax, which helps any retiree. If New Smyrna is your permanent residence, homestead reduces assessed value by up to $51,411 in 2026, and Save Our Homes holds yearly assessment increases to 3% or CPI. That cap is a big reason long-time residents pay much less than new buyers. Your bill starts from your purchase price.

The costs that move are the ones you don't control:

When I run numbers for a retired buyer, I add a cushion for a fee increase and a special assessment, then see if the budget still works.

Hurricane prep for New Smyrna retirees

Barrier-island homes and buildings are in evacuation zones, and many are in high-risk flood zones. Check the FEMA zone of the exact address and get flood and wind quotes during the inspection period. Hurricane deductibles are a percentage of the dwelling limit and are charged once per calendar year. If a house were insured at roughly the city's typical single-family value of $446,630, a 5% deductible would be about $22,300. Keep that kind of amount in savings, and ask your agent to quote 2% and 5% options so you can see the premium difference.

For seasonal owners, have a plan for who checks the property after a storm. For full-time residents, know your evacuation route over the causeways, which back up when everyone leaves at once. A single-story home with a newer roof and hurricane protection on the openings will usually insure better and recover faster.

Who New Smyrna Beach suits, and who should look elsewhere

It suits retirees who want walkable streets, the ocean, local restaurants and a small-town scale, and who can carry higher housing and insurance costs. It also suits part-year owners who want to be near the beach in winter.

It suits less well if you need the lowest possible monthly cost, want a large organized 55+ community at your door, or would rather not deal with condo board politics. Edgewater, Port Orange and DeLand give you more house for the money. A shortlist that puts New Smyrna next to one of those towns at the same budget usually makes the decision clear.
