Moving to Safety Harbor, FL
A small bayfront town in north Pinellas that costs more than its neighbors, and why

What housing costs in Safety Harbor
The single-family typical value is about $530,813 and the condo value about $246,521. That is more than a 2-to-1 gap, wider than in most of the county, because Safety Harbor's market is mostly houses and its condo stock is small.
By bedrooms the steps are steep. A two-bedroom home runs about $288,227, a three-bedroom about $513,685 and a four-bedroom about $757,933. Moving from two to three bedrooms adds about $225,000, which tells you the two-bedroom market is mostly condos, villas and manufactured homes, while three bedrooms usually means a detached house on its own lot.
Among nearby cities, only the beach towns cost more: Saint Pete Beach at $606,325 and Treasure Island at $531,324. Dunedin is about $86,000 cheaper at $410,947, Oldsmar about $139,000 cheaper at $357,907. If you like Safety Harbor's layout but not its prices, those two are the usual comparisons.

The kind of town it is
Census data shows about 17,033 residents, a median age of 49.8 and 24.1% of people aged 65 or older. Only 3.8% of homes are seasonal, lower than many Gulf coast towns, so most houses here are lived in all year. That shapes daily life: fewer empty winter homes, more full-time neighbors, and a market where listings come up when owners actually move.
Housing is 65.9% single-family detached, with only 6.8% of units in buildings of 10 or more and 10.1% mobile homes. The median home was built in 1984, newer than St. Petersburg or Pinellas Park, though many streets still have block houses from the 1970s and 1980s alongside newer subdivisions.
The town's center is Main Street, which runs down to the waterfront on Old Tampa Bay. The Safety Harbor Resort and Spa sits on the mineral springs the town is known for, and Philippe Park, a county park on the bay, is just north of downtown.

Getting around from Safety Harbor
Safety Harbor sits on the east side of north Pinellas, between Clearwater and Oldsmar. McMullen-Booth Road is the main north-south route along its eastern edge. For Tampa, most residents drive south to the Courtney Campbell Causeway, which crosses Old Tampa Bay toward Tampa International Airport and the Westshore business district. St. Pete-Clearwater International Airport is also within a short drive to the south.
There are no Gulf beaches in town. Clearwater Beach and Honeymoon Island are the nearest, both a drive across the county. Buyers who picture walking to the beach should know that Safety Harbor's water is the bay side.
Pros and cons for a buyer
- Pro: a walkable town center around Main Street, which few Pinellas cities this size have.
- Pro: mostly full-time residents, based on the low seasonal share.
- Pro: a newer median housing stock than central and south Pinellas, which often means newer roofs and fewer old-system surprises.
- Con: price. You pay a premium of roughly 40% to 50% over Clearwater, Largo or St. Petersburg for similar square footage.
- Con: limited inventory. A town of 17,000 people with mostly owner-occupied houses does not produce many listings at any one time, so good houses at the three-bedroom price point move quickly.
- Con: bayfront exposure. The blocks nearest Old Tampa Bay sit low, and those are some of the most sought-after streets.
Insurance, flood zones and taxes
Florida has no state income tax, which is part of why buyers from the Northeast and Midwest look at towns like this. Property tax and insurance are where the cost lands instead.
For a permanent residence, homestead takes up to $51,411 off the assessed value in 2026 and limits yearly assessment increases to 3% or inflation. In a town where values rose almost 20% in five years, long-time owners may be taxed on an assessment far below market. Your first bill resets to roughly your purchase price, so estimate taxes on the contract price, not on the seller's bill.
Get the FEMA flood zone for every address you consider, and an elevation certificate if the house is near the water. Ask for the roof age and a wind mitigation report, then get a homeowners quote during the inspection period. Hurricane deductibles are a percentage of the dwelling coverage, often 2% to 5%, so on a $530,000 house that can be a five-figure number out of pocket after a storm.
What newcomers get wrong about Safety Harbor
The common mistake is to tour downtown on a Saturday, fall for Main Street, and then search the whole ZIP code. Much of the housing with a Safety Harbor mailing address is a drive from Main Street, and some of it is outside city limits. Decide how close to downtown you need to be, then filter by distance.
The second is to treat the two-bedroom price as a starting point for a house. At about $288,000, most two-bedroom listings are condos or manufactured homes. A detached three-bedroom house is the realistic entry point for most families, at around $500,000.
The third is to underestimate how fast the best-priced houses go. With so few listings, it pays to have pre-approval, an insurance agent and an inspector lined up before you start touring. If Safety Harbor is on your list with Dunedin and Oldsmar, a shortlist that puts all three side by side at your budget is the fastest way to see where your money goes furthest.
