New Construction Homes in Tavares
New subdivisions in the county seat, and the resale numbers to hold them against
New construction homes in Tavares are concentrated in a few master-planned communities, and they sell against a resale market where Zillow's index puts a typical three-bedroom at $304,506 and a four-bedroom at $360,012. Because so much of the existing stock is older or manufactured, a new conventional house here is a different product, and it is priced that way.

Where new homes are going up in Tavares
The largest new community is Avalon Park Tavares, a master-planned neighborhood from the developer behind Avalon Park in east Orlando. Cresswind at Lake Harris, built by Kolter Homes, is the main new 55+ option. Listings in October 2026 also show newer homes in smaller subdivisions around town. Builders open and close phases often, so confirm which communities still have lots or spec homes when you start.
New neighborhoods sit away from the old downtown and the lakefront, where land was available. If being able to walk to Wooton Park or launch a boat nearby matters, that usually points you to resale instead.

Why the resale comparison in Tavares is tricky
Census data shows 27.0% of Tavares housing is mobile or manufactured homes, and only 53.7% is single-family detached. That pulls the city's typical value of $306,546 down. A brand-new three- or four-bedroom house should be compared with conventional resale houses, not with the whole market.
The single-family index is $316,911, down 1.7% over the year. The median home in town was built in 1996, so a typical resale house is close to 30 years old: original roofs are long gone or due, and AC systems and water heaters may be on their second or third round. A new house costs more on day one but carries none of those near-term bills.
Nearby, Mount Dora's typical value is $387,027, Groveland's $367,343 and Clermont's $427,392. Tavares new builds often come in below what similar plans cost in Clermont, which is why buyers priced out of south Lake County look here.

Incentives and the builder's lender
Builders in Lake County have been leaning on incentives while resale prices drift down, which the 1.8% one-year drop in all-homes values reflects. Common offers are closing cost credits, temporary or permanent rate buydowns, and free upgrades on spec homes.
The biggest offers are usually tied to the builder's affiliated lender. Using your own lender is your right, and sometimes it is cheaper even after losing the credit. Ask for a written loan estimate from each and compare the total cost over the loan, including fees and points, rather than the rate alone. Also ask whether an incentive is available on to-be-built homes or only on inventory homes the builder wants to close this quarter.
Options, lot premiums and the finished price
The advertised price on a new home is the base: the smallest plan with standard finishes on a standard lot. Most buyers end up paying more. Lots backing onto a pond, preserve or open space usually carry a premium. Structural choices such as an extra bedroom, a larger garage or an extended lanai are priced separately, and design-center selections for flooring, cabinets and counters can add up quickly.
Two habits help. First, ask for the price of the model as shown, not the base plan, so you see where most buyers land. Second, decide which upgrades are worth paying the builder for and which you can add later for less, such as lighting, window coverings or a screen enclosure. Anything structural, like extra outlets, blocking for TV mounts or plumbing for a future sink, is far cheaper before drywall than after.
A spec home that is already finished removes the guesswork and often comes with the strongest incentive, but you take the lot and finishes someone else chose.
HOA, CDD and your first tax bill
Master-planned communities come with an HOA, and many newer Central Florida developments also have a Community Development District. The CDD repays bonds that built roads, utilities or amenities, and it appears as a separate charge on the property tax bill, sometimes for 20 to 30 years. Ask for the annual amount and the bond payoff option.
Your first full tax bill is based on the finished home's value, not the vacant-lot value the builder's estimate may reflect. If you live in the home full time, file for homestead with the Lake County Property Appraiser by March 1 of the following year: in 2026 it is up to $51,411 off assessed value, with Save Our Homes capping later increases at 3% or CPI. This isn't legal or tax advice.
Protecting yourself during construction
- Inspections: bring your own inspector before drywall and again before closing. Code inspections are a minimum, not a quality check.
- Warranty: most builders follow a one-year workmanship, two-year systems, ten-year structural pattern. Get the claims process in writing.
- Deposit: ask whether it sits in escrow or funds construction, and what you forfeit if your financing fails.
- Contract: builder contracts are written for the builder. Read the clauses on delays, price changes and substitutions of materials.
- Lot: check drainage and the flood zone, especially next to retention ponds or wetlands.
Insurance and having your own representation
A new home with a new roof, current-code construction and documented wind features usually insures for noticeably less than a 1990s resale house, which offsets part of the price difference every year. Tavares is inland, so there is no storm surge, but lots near the lakes still need a flood check.
The on-site salesperson represents the builder. An agent of your own compares communities and incentives, reviews the contract and pushes at the final walk-through, and the builder normally pays that commission. Most builders only accept an agent registered at your first visit. If you want new communities in Tavares compared side by side with resale houses at the same budget, that shortlist is where to start.
Questions buyers ask
Are there new construction homes in Tavares, FL?
Yes. Avalon Park Tavares is the largest new master-planned community, and Cresswind at Lake Harris by Kolter Homes is a new 55+ option. Smaller subdivisions also have new homes.
Is new construction or resale cheaper in Tavares?
Resale usually costs less up front, with a typical three-bedroom at about $304,506. New homes cost more but avoid near-term roof and AC bills and often insure for less.
Do Tavares builders offer incentives?
Many do, usually closing cost help or rate buydowns, often tied to their own lender. Compare an outside lender's quote before you accept.
Do new homes in Tavares have CDD fees?
Some do. Ask the builder whether there is a CDD, the yearly amount on the tax bill, and how long it lasts.
