Is Leesburg a Good Place to Retire?
A lower-cost retirement base with a hospital and a downtown
Leesburg is a good fit for retirees who want to keep housing costs down: Zillow's home value index puts a typical condo at $140,191 and a two-bedroom home at $205,251, both among the lowest figures in this part of Lake County. It also has a hospital and a downtown of its own, though the housing is older and prices have softened over the past year.

The straight answer for most retirees
Census data shows 28.2% of Leesburg residents are 65 or older and the median age is 46.2. That is a real retiree population without the near-total concentration of Lady Lake, where more than half of residents are 65+. Only 4.0% of homes are seasonal, so most of your neighbors will be here year round.
Leesburg suits retirees who want a working city around them: shops that stay open all year, a hospital, a college campus with events and classes, and a downtown near Lake Harris. It suits less well those who want a single resort-style community with everything inside the gate, or a beach. For that, many people look a few miles north toward The Villages.

What retirees typically spend on a home here
The homes retirees most often buy, using Zillow's figures:
- Condo: $140,191
- 2-bedroom home: $205,251
- 3-bedroom home: $291,389
- Typical single-family: $277,360
A retiree selling a house up north can often buy in Leesburg with cash and keep a reserve. A typical condo costs about half as much as a typical single-family home here, though condo values fell 7.5% over the past year compared with 3.2% for homes overall.
The housing is older: the median home was built in 1985. Lower prices are partly paying for that age, and repair budgets should reflect it.

How Leesburg compares for a retiree budget
Most retirees who look at Leesburg also look at the towns around it. Zillow's typical values for all homes:
- Leesburg: $273,975
- Fruitland Park: $292,068
- Tavares: $306,546
- Lady Lake: $328,905
- Mount Dora: $387,027
The gap between Leesburg and Mount Dora is about $113,000 on a typical home. For a retiree, that difference can be the line between buying with cash and carrying a mortgage into your seventies, or between a thin emergency fund and a comfortable one.
What you give up for the lower price is mostly age of housing and a less polished downtown. What you keep is a hospital, a college, and a town that functions year round. I would rather a retired client spend the savings on a new roof and a good inspection than stretch for a pricier zip code.
Hospitals and getting to appointments
UF Health Leesburg Hospital is in the city, so emergency and inpatient care are close. AdventHealth Waterman in Tavares is a short drive east. Specialist practices are spread between Leesburg, Tavares and The Villages.
Leesburg is also easier to drive in than the busy corridors of south Lake County. US 27, US 441 and SR 44 connect the main areas, and Florida's Turnpike runs just west of town for trips toward Orlando. Before you buy, check that your Medicare plan's network covers doctors nearby and drive from the house to the hospital at the hour you would most likely need to.
55+ communities and other retiree options
Leesburg has a cluster of age-restricted communities with Leesburg addresses, some inside city limits and some in unincorporated Lake County. They include golf communities, single-family neighborhoods and manufactured-home communities. Directories list names such as Plantation at Leesburg, Royal Highlands, Pennbrooke Fairways and Arlington Ridge.
Retirees also buy outside 55+ communities: condos and villas near the lakes, or a smaller house in an ordinary neighborhood with no HOA at all. That option keeps monthly costs lowest but gives up the clubhouse and organized activities.
If you look at manufactured-home communities, ask whether the lot is owned or leased. Mobile homes are 9.0% of the city's housing, and lot rent is a lifetime cost that rises over time.
Fixed income: fees, HOA and CDD
On a fixed income, monthly charges matter as much as the price. In Leesburg those can include:
- Condo association fees, which in older buildings may rise as reserve rules tighten.
- HOA and amenity fees in 55+ communities, plus golf or club memberships.
- Lot rent in land-lease communities.
- CDD assessments in newer communities, billed with property taxes.
Ask each association for its budget, its reserve study, and its fee history. A condo with low fees and thin reserves can lead to a special assessment that lands on you in year two.
Homestead, insurance and storm planning
If you make Leesburg your permanent home, file for homestead with the Lake County Property Appraiser. In 2026 it takes up to $51,411 off the assessed value, and Save Our Homes caps yearly assessment increases at 3% or CPI, which keeps property tax predictable for a long-term owner. Snowbirds who remain residents elsewhere, including Canadians, get no exemption. This isn't tax advice; a cross-border advisor can confirm what applies to you.
Inland, the main storm risk is wind. On an older house, roof age and a wind mitigation report drive the premium, and a 4-point inspection is often required. Know your hurricane deductible, which is a percentage of dwelling coverage applied once per calendar year. Check the FEMA flood zone, especially near the lakes. If the numbers work for you, the next step is a shortlist that compares a condo, a 55+ home and a regular house at the same budget.
