Where Eustis sits and how people get around

Eustis is on the eastern shore of Lake Eustis, one of the Harris Chain of Lakes, with Tavares to the southwest and Mount Dora to the southeast. The three towns run together along US 441, and most errands, doctor visits and shopping trips move between them. SR 19 and SR 44 also pass through Eustis, and SR 44 is the road east toward DeLand.

The downtown faces the lake, with Ferran Park and a waterfront walk at its edge, and the city hosts GeorgeFest each year around Washington's birthday. AdventHealth Waterman, the main hospital for this part of the county, is in Tavares next door.

Eustis is a car town. Orlando is the job market most commuters drive to, and the trip depends heavily on time of day, so test it at rush hour before you commit to an address.

What the housing stock actually looks like

Census data paints a mixed, older town. The median home was built in 1986, 68.0% of homes are single-family detached, 8.0% are mobile homes, and 8.9% are in buildings of ten or more units. Only 2.4% of homes are seasonal, so this is a year-round place where neighbors are home in August too.

In practice that means three broad kinds of purchase:

Zillow does not publish a condo index for Eustis, which tells you how thin that market is. Plan on a house. If you see a listing called a condo or villa here, ask how the association is set up and what the fee covers before you compare it to a house down the street.

Prices by bedroom count and what they buy

Single-family homes average $335,993. By bedrooms, Zillow shows:

The step from three to four bedrooms is about $107,000, a bigger gap than most buyers expect. A four-bedroom in Eustis is usually a newer house on the edge of town, while many three-bedrooms are older homes closer to the center. The lower third of the market sits around $227,107 and the upper third starts near $526,374.

Five years ago the typical Eustis home was worth roughly $275,000 by the same index. The last year has been flat to slightly down, which gives buyers more room to ask for repairs and closing credits than they had in 2021 or 2022.

Who moves here and who tends to leave disappointed

The median age is 44.4 and 20.2% of residents are 65 or older, a lower share than Mount Dora or Leesburg. Eustis has working families, people who commute toward Orlando, and retirees who wanted lake-town life without paying Mount Dora prices.

The pros I hear most from buyers looking here:

The cons are just as real. The commute to Orlando jobs is long, shopping beyond the basics often means a drive to Mount Dora or Tavares, and older homes come with older-home repair bills. People who want brand-new construction, a short drive to the airport, or a beach will be happier elsewhere.

Insurance, lakes and ground conditions

Eustis is inland, so storm surge is off the table, but hurricanes still cross central Florida with wind and heavy rain. For a house built around 1986, the insurer will want a 4-point inspection and a wind mitigation report, and the roof age will often decide whether you get a reasonable quote at all. Get a quote during your inspection period.

Homes near the lakes and low-lying streets can sit in a FEMA flood zone. Check the zone for the specific address, and if it is an A zone, your lender will require flood insurance.

Central Florida also has sinkhole-prone ground. Florida policies cover catastrophic ground cover collapse, while broader sinkhole coverage is usually an add-on. Ask your insurance agent to quote both so you know the difference before you close.

Taxes and the homestead math after you buy

Florida has no state income tax, which is a big part of why people move here. Property taxes do the heavy lifting. If Eustis will be your permanent home, file for homestead with the Lake County Property Appraiser: it takes up to $51,411 off the assessed value in 2026 and caps future assessment increases at 3% or CPI.

The mistake newcomers make is budgeting from the seller's tax bill. The assessment resets to market value after a sale, so a long-time owner's low bill tells you little about yours. I run the estimate on the purchase price before a client writes an offer, and I would rather do that early, when a shortlist of Eustis homes is still on the table.

Quick answers

Is Eustis, FL a good place to live?

For buyers who want a lake town at a lower price than Mount Dora or Clermont, yes. The typical home is $334,607 on Zillow, the downtown sits on Lake Eustis, and most residents live there year round. The trade-offs are an older housing stock and a long drive to Orlando jobs.

How far is Eustis from Orlando?

Eustis is in central Lake County, northwest of Orlando. Drive time depends heavily on traffic and which part of Orlando you need, so test the route at the hours you would actually drive it.

Are there condos in Eustis?

Very few. Zillow does not publish a condo index for Eustis, and only 8.9% of homes are in buildings with ten or more units. Most buyers end up in a single-family house or a manufactured home.

Is Eustis cheaper than Mount Dora?

Yes. Zillow puts the typical Eustis home at $334,607 against $387,027 in Mount Dora, a difference of about $52,000.
