Is Lady Lake a Good Place to Retire?

Where more than half the town is already retired

For most retirees, yes: Lady Lake is built around people over 65, and a typical two-bedroom home costs $223,327 on Zillow's home value index, well below the town's $328,905 overall typical value. The catch is that the cheapest homes often come with lot rent or amenity fees, so the monthly cost matters more than the price.

The short answer, with the numbers behind it

Census data shows 54.5% of Lady Lake residents are 65 or older and the median age is 66.9. Seasonal homes make up 12.8% of the housing, so a good share of neighbors are snowbirds who spend winter here and summer up north.

That concentration is the main reason retirees like it. Clubs, churches, golf, medical practices and stores all run on a retiree schedule, and you will not be the only person in the neighborhood who is home on a Tuesday afternoon. Part of The Villages lies inside town limits, which puts its town squares, recreation centers and golf courses within easy reach.

Retirees who want generational variety, a walkable lakefront downtown, or short drives to Orlando's airport will find Lady Lake less of a fit.

What retirees pay for housing here

Zillow's figures for the sizes retirees usually buy:

The lower third of the market sits around $217,462. Much of that tier is manufactured housing: 31.2% of Lady Lake homes are mobile or manufactured, which is why a retiree on a modest budget can buy here at all. The upper third begins near $506,654, mostly site-built homes in golf and amenity communities.

Prices are down 1.6% over the past year after a 16.8% rise over five years. For a retiree buying with cash from the sale of a home up north, a flat market means more room to negotiate on repairs and closing costs.

Lady Lake against other Lake County retirement towns

Retirees rarely look at Lady Lake alone. Zillow's typical values for the towns usually on the same list:

Lady Lake costs more than Leesburg or Fruitland Park on average, but the averages hide a lot. Its large share of manufactured homes means the entry price can be lower than in either neighbor, while its golf-community houses push the top end higher. The better question is which kind of home you want, then which town offers it at the best monthly cost.

Monthly costs on a fixed income

When I run numbers with a retired buyer, I start with the monthly total, because in Lady Lake it varies more than the price does. Add up:

Rising lot rent and fees hurt most when income is fixed. Ask each community for its fee history over the last five years, not only today's number.

Healthcare within a short drive

Most retirees ask about hospitals first. UF Health Leesburg Hospital is a short drive south in Leesburg, AdventHealth Waterman is in Tavares, and AdventHealth has opened specialty clinics in Lady Lake itself. Primary care and specialist offices are spread along US 27/441 and in The Villages.

Medicare coverage choices matter as much as distance. Before you buy, check that your preferred plan's network includes doctors near the home you are considering, and drive the route to the nearest emergency room.

Homestead and the 3% cap for full-time residents

If Lady Lake will be your permanent residence, file for homestead with the Lake County Property Appraiser after closing. In 2026 it takes up to $51,411 off the assessed value, and Save Our Homes keeps the assessment from rising more than 3% a year or the change in CPI, whichever is lower. For a retiree who plans to stay put for many years, that cap is one of the best financial reasons to make Florida home.

Snowbirds who stay residents of another state or of Canada get no homestead exemption, and their non-school assessments can rise up to 10% a year. Canadians should also count their days in the US carefully. Talk to a cross-border tax advisor, since this isn't tax advice.

Storm season planning for older homeowners

Lady Lake is inland, so storm surge is not a concern, but hurricane wind and long power outages are. Retirees should think about:

Get an insurance quote during the inspection period and check the FEMA flood zone for the address. Neighbors and community staff are a good source on how a given street handled the last big storm. If Lady Lake fits your budget and lifestyle, a shortlist split between manufactured and site-built homes shows the real monthly difference.
