55+ Communities in Lady Lake
Manufactured-home parks, golf communities and The Villages, side by side
Lady Lake has more 55+ housing per resident than almost anywhere in Lake County: 54.5% of residents are 65 or older, and the typical home is worth $328,905 on Zillow's home value index. The communities fall into three types with very different costs, so the first decision is which type you want, not which community.

The three kinds of 55+ housing in Lady Lake
Census data shows 31.2% of Lady Lake homes are mobile or manufactured, 50.4% are single-family detached and 9.3% are in buildings of ten or more units. Almost all of it serves an older population, and the median resident is 66.9.
- Manufactured-home communities: the largest group by count. Some sell the home with the lot; many lease the land and charge monthly lot rent. Water Oak Country Club Estates is one of the best-known manufactured-home communities in Lady Lake.
- The Villages: part of this large 55+ development lies within Lady Lake. Homes are site-built, and owners pay amenity fees and CDD assessments.
- New-construction active-adult communities: Kolter's Cresswind at Hammock Oaks is a gated 55+ community in Lady Lake selling new homes.
Other age-restricted neighborhoods exist in and around town. Always confirm age rules in the recorded documents rather than in a listing description.
The three types also attract different buyers. Manufactured-home communities draw retirees who want a low purchase price and a social park with a clubhouse. The Villages draws people who want a very large menu of activities and golf. Newer gated communities draw buyers who want a new house, a smaller neighborhood and modern construction, and who are willing to pay for it.

How HOPA age rules work in practice
A community may legally call itself 55+ under the Housing for Older Persons Act when at least 80% of occupied homes have at least one resident who is 55 or older, and it publishes and enforces policies showing that intent. Associations use the remaining share differently. Some allow younger spouses and caregivers freely; others are strict.
For any Lady Lake community, read the rules on:
- Minimum age of the second occupant.
- How long guests under 18 or under 19 can stay.
- What happens if the 55+ owner dies and a younger spouse or heir inherits.
These rules affect resale too. A tighter rule set narrows the pool of future buyers for your home.

Land lease versus owning the lot
This is the single biggest money question in Lady Lake 55+ housing. In a land-lease community you buy the home and pay rent for the ground under it every month. The purchase price is lower, often far lower than a site-built house, but the lot rent never ends and usually rises.
Before you commit, get:
- The current lot rent and what it includes (water, trash, amenities, lawn care).
- The rent history for the last several years.
- The prospectus, which Florida requires for many manufactured-home parks and which sets out how rent increases work.
- Whether the home is titled as a vehicle or as real property, which affects financing and insurance.
In a community where you own the lot, there is no rent, but there may be HOA dues. Compare ten-year costs, not purchase prices.
Price levels and the market right now
Zillow puts a typical two-bedroom at $223,327, a three-bedroom at $338,890 and a four-bedroom at $436,470. Manufactured homes on leased land usually sell well below these figures, since the land is not part of the price. Site-built homes in The Villages and Cresswind generally sit in the middle and upper parts of the range. The upper third of Lady Lake homes starts near $506,654.
Values are down 1.6% over the past year, after a 16.8% rise over five years. Seasonal homes make up 12.8% of the housing, so listings tend to pick up as snowbirds decide not to come back, and buyers who shop in late spring and summer often face less competition.
Amenity fees, CDDs and golf costs
Fees vary widely by community type:
- The Villages: a monthly amenity fee for recreation centers, pools and many activities, plus CDD assessments on the tax bill. The CDD bond portion can sometimes be paid off; the maintenance portion continues.
- Gated new-construction communities: HOA dues that cover the clubhouse, gate, pool and often lawn care.
- Manufactured-home communities: lot rent often bundles amenities; owned-lot parks charge HOA dues instead.
Golf is a separate line in many communities. Ask whether a membership is required, what trail or cart fees apply, and how fees have changed in recent years.
Homestead, insurance and the inspection
Full-time Florida residents should file for homestead on a home they own with the land: up to $51,411 off the assessed value in 2026, and assessment increases capped at 3% or CPI. A manufactured home on leased land is taxed differently from a house on owned land, so ask the Lake County Property Appraiser how your specific home is assessed before you budget. Seasonal residents get no homestead.
For manufactured homes, check the year built (post-mid-1994 homes meet stronger HUD wind standards), tie-downs, roof covering and any additions, which insurers look at closely. For site-built homes, ask for the wind mitigation report and roof age. Insurers in this market can be selective about older manufactured homes, so request quotes from more than one agent while you are still inside the inspection window, and look up the address on the FEMA flood map. Once you know which of the three types you want, a shortlist inside that type is short and easy to compare.
