Oviedo vs Winter Springs: Where to Buy

Two neighboring Seminole County suburbs that look alike on a map and differ in the details

The typical home in Oviedo is valued at $504,529 on Zillow's home value index, against $423,358 in Winter Springs, a gap of about $81,000. Compare homes with the same bedroom count, though, and the difference shrinks to roughly $24,000 to $28,000, so the choice between these two cities is less about price than it first looks.

Why the headline gap overstates the price difference

The all-homes index blends every property type and size. Oviedo's mix leans toward bigger, newer houses: 78.1% of its homes are single-family detached, against 68.4% in Winter Springs. Winter Springs has more condos, townhomes and smaller older houses pulling its average down.

Line them up by size and the picture changes:

For a family shopping for a four-bedroom, the real Oviedo premium is closer to 5% than 19%. The one-bedroom gap is wider, about $40,400, but that segment is small in both cities.

How prices moved in each city

Both cities followed the same curve: a sharp climb in 2021 and 2022, a peak around 2024, and a slight slide into 2025 before leveling off. Over five years Oviedo gained 26.7% and Winter Springs 22.7%. Over the past year Oviedo was up 0.4% and Winter Springs down 0.3%, which is essentially flat for both.

Condos are where the two diverge more. The typical Oviedo condo is $215,988, down 3.6% in a year. In Winter Springs it is $187,899, down 5.0%, and up only 12.0% over five years, against 23.7% in Oviedo. Neither condo market is large, but Winter Springs condo buyers have seen weaker results.

Single-family houses track the all-homes number closely in both places: $511,040 in Oviedo and $431,326 in Winter Springs, each within half a percent of where they stood a year ago. A flat market means sellers in both cities are pricing against each other, so a buyer comparing the two can use one city's listings as leverage in the other.

Housing age and what it means for insurance

Census data puts the median year built at 1997 in Oviedo and 1989 in Winter Springs. Eight years doesn't sound like much, but in Florida it often decides which side of an insurance underwriting line a house falls on. Many late-1980s houses are on their second or third roof, may have older plumbing or electrical panels that need a 4-point inspection, and were built before the stronger code changes that followed Hurricane Andrew in 1992 and the statewide Florida Building Code in 2002.

That doesn't make a 1989 house a bad buy. It means the inspection and the insurance quote carry more weight. A Winter Springs house with a recent roof, updated wiring and a good wind mitigation report can be cheaper to insure than an Oviedo house of the 2000s with an original roof. Ask for roof permit dates on every home you seriously consider, in either city.

Who lives in each city

Oviedo is the younger of the two. Its median age is 37.6, and 11.1% of residents are 65 or older. Winter Springs has a median age of 40.2 and a 65+ share of 19.5%, nearly double. Seasonal homes are a small share in both, 1.2% and 1.3%, so neither is a snowbird town.

In practice that shows up in the listings. Winter Springs has more long-held homes coming up for sale from owners who bought decades ago, which means more homes needing updates and more room to negotiate on condition. Oviedo's resale market leans toward younger sellers moving up or relocating, with homes that are often already updated and priced accordingly.

Population is similar: 40,599 in Oviedo and 38,951 in Winter Springs.

Getting around from each one

The two cities share a border and several roads. State Road 434 links them and continues west toward Longwood and I-4. State Road 417 runs along the edge of both and connects south to Orlando International Airport and north toward Sanford. The Cross Seminole Trail runs through both cities.

Oviedo is closer to the University of Central Florida and the research park area in east Orange County. Winter Springs is a little closer to I-4 and the Lake Mary office corridor. If one person in the household commutes to UCF or east Orlando and the other works up I-4, the choice of city often comes down to which drive you're willing to make every day. Check the route at rush hour before you decide.

Who each city fits

Oviedo fits buyers who want a newer house on average, plan to stay through a school-age stretch, work toward UCF or east Orlando, and accept paying roughly $25,000 more for the same bedroom count. Its upper third starts around $728,127.

Winter Springs fits buyers who want the same part of Seminole County for less, don't mind an older house if the roof and systems check out, and like a slightly older, settled neighborhood mix. Its lower third sits near $304,244, against about $371,754 in Oviedo, so entry-level buyers get more options here.

Property taxes work the same way in both: the assessment resets at sale, homestead applies to a primary residence, and both are in Seminole County. City millage rates differ slightly, so compare the estimated tax on two specific houses rather than city averages. Once you've settled on bedrooms and a budget, a shortlist pulled from both cities at once usually makes the decision obvious.
