Waterfront Homes in Stuart
Where the St. Lucie River meets the lagoon, the water you choose sets the price
A waterfront home in Stuart starts from a citywide baseline of about $479,159 for a typical single-family house on Zillow's index, and water frontage usually adds a premium on top of that. Zillow doesn't publish a separate waterfront index, so the numbers on this page describe all of Stuart, and the real price of a waterfront lot comes from its comps, its seawall and how easily a boat gets to the inlet.

The four kinds of Stuart waterfront
Stuart is built around water, and buyers often lump very different properties together under one word. I separate them like this:
- Open river frontage on the St. Lucie River and its North and South Forks: wide views, more exposure to wind and wakes, usually the highest prices.
- Canal homes on dug canals that lead to the river: calmer water, protected dockage, smaller views and often lower prices for the same house.
- Indian River Lagoon frontage east toward Sewall's Point and Hutchinson Island: closer to the inlet, more salt exposure.
- Manatee Pocket in Port Salerno: a sheltered harbor close to the St. Lucie Inlet with marinas and boatyards around it.
Each type sells to a different buyer. Someone with a 35-foot sportfisher cares about depth and inlet time. Someone with a kayak and a view cares about sunsets and the size of the yard.

Boat access: depth, bridges and the inlet
Ask three questions about any Stuart dock before you fall for the house.
- How deep is the water at mean low tide, at the dock and along the route out? Some canals and river shallows limit what you can keep there. A seller's claim isn't enough; a marine contractor or a depth sounding is.
- What sits between the dock and the inlet? Fixed bridges cap the height of what you can run, which matters most for sailboats and boats with tall towers. A railroad drawbridge crosses the St. Lucie near downtown, and its closings when trains pass can affect your timing.
- How long is the run to the ocean? The St. Lucie Inlet is the gateway, and idle and slow-speed zones along the way add time. A home a short run from the inlet trades at a different level than one far up a fork.
Stuart is also on the Okeechobee Waterway, which links the coast through the St. Lucie Canal to Lake Okeechobee and the Gulf side. That matters to cruisers, and it brings up the water quality question below.

Seawalls, docks and lifts
On Stuart canal and river lots, the seawall is often the largest hidden cost. Replacing one is a major construction project with permits, so its condition belongs in the price negotiation.
- Hire a marine contractor to inspect the seawall and cap: look for cracks, leaning panels, sinkholes behind the wall and exposed rebar.
- Ask for the seawall's age and any repair permits. If the seller doesn't know, assume you need an inspection.
- Check that the dock and boat lift were permitted and are in their permitted size and position. Unpermitted structures can become your problem at resale.
- Ask about any shared seawall or dock with a neighbor, and whether an HOA owns part of the shoreline.
New dock or lift work typically needs approval from local government and can also involve state and federal agencies on natural waterways. Ask your contractor what permits a project needs before you count on it.
Flood zones, elevation and insurance
Most Stuart waterfront sits in FEMA high-risk flood zones. AE zones cover areas exposed to rising water; VE zones cover areas facing wave action, which are more common on open, exposed shorelines. If you finance a home in an A or V zone, the lender will require flood insurance.
The document that matters is the elevation certificate. It shows the height of the lowest floor relative to the base flood elevation, and that difference drives the flood premium. Ask the seller for it early. If none exists, a surveyor can prepare one.
For the homeowners policy, get a wind mitigation inspection and, on an older home, a 4-point inspection. Stuart's median home dates from 1982, and plenty of waterfront houses are older. Roof shape, roof-to-wall attachment and opening protection all affect the wind premium. Hurricane deductibles are a percentage of dwelling coverage, so a 2% or 5% deductible on a waterfront house is a real number to budget. Request quotes during your inspection period, not after.
Salt, sun and the water itself
Waterfront homes wear faster. Salt air corrodes air-conditioning coils, metal railings, screen enclosures, door hardware and electrical panels. Ask the inspector to look closely at those items, and expect shorter lifespans than on an inland street.
Water quality is the local issue every Stuart waterfront buyer should research. In some years, freshwater releases from Lake Okeechobee through the St. Lucie Canal have brought algae blooms into the St. Lucie River and the estuary. Conditions vary by year and by location, and lagoon frontage closer to the inlet tends to see more tidal flushing. I would look at a property in the wet season as well as the dry season if you can, and talk to neighbors about what they have seen.
Pricing a Stuart waterfront home against the market
Stuart's typical home value is about $374,216, up 0.1% for the year and 18.6% over five years. Single-family homes sit near $479,159, a 3-bedroom near $478,585, a 4-bedroom near $749,530 and a 5-bedroom or larger near $1,005,642. Zillow's upper third of Stuart homes begins around $703,934, and most direct-water houses land in that range or above.
Across the river and nearby, Palm City runs about $622,346, Hobe Sound about $504,264 and Sewall's Point about $1,420,965. Those are all-homes averages, but they show where waterfront money tends to concentrate in Martin County.
The right comparables for a waterfront house are other waterfront sales on the same type of water, with similar depth and bridge clearance. An open-river lot and a canal lot two streets apart can be far apart in value. If you send me your boat size and how often you plan to run to the ocean, I can shortlist the stretches of water that work for it.
Common questions
Do Stuart canal homes have ocean access?
Many Stuart canals lead to the St. Lucie River and on to the St. Lucie Inlet. Depth, fixed bridges and travel time differ by canal, so check the route from each dock before you buy.
Do I need flood insurance on a waterfront home in Stuart?
If the home is in a FEMA A or V zone and you have a mortgage, the lender will require it. Even without a mortgage, most waterfront owners carry it. Ask for the elevation certificate to estimate the cost.
How much more do waterfront homes cost in Stuart?
Zillow doesn't publish a waterfront index. The typical Stuart single-family home is about $479,159, and waterfront usually sells above that; the real premium depends on the type of water, depth and bridges, so compare recent waterfront sales.
What should a seawall inspection cover?
The panels, the cap, tiebacks if visible, soil loss or sinkholes behind the wall, cracks and exposed rebar. Ask a marine contractor for an estimated remaining life and repair cost.
